 1. THE COUNTY TPS LETTER WAS DATED JULY 25, 2016.
 PLEASE PROVIDE A REVISED COUNTY TPS LETTER.
 2. BASED ON THE ASSUMPTION IN THE TRAFFIC STUDY, ABOUT
 59.6% OF TOTAL TRIPS OR 115 PM PEAK HOUR TRIPS (IN /
 OUT) WOULD USE THE NORTH GARAGE. THE QUEUING ANALYSIS
 ASSUMES 75% OF THESE 115 TRIPS WOULD USE VALET BUT ONLY
 58 TRIPS ARE USED IN THE ANALYSIS. PLEASE VERIFY AND
 REVISE.
  
 SITE PLAN COMMENTS:
 3. PLEASE PROVIDE DOCUMENTATION (E.G. MEETING NOTES,
 EMAIL COMMUNICATION, OR LETTER FROM FDOT) RELATED TO
 THE DISCUSSION WITH FDOT ON RETAINING THE EXISTING
 ON-STREET PARKING SPACES ON DIXIE HIGHWAY.
 4. THE TRAFFIC STUDY INDICATES THAT SOME VALETED
 VEHICLES MAY BE PICKED UP ALONG DIXIE HIGHWAY. PLEASE
 VERIFY IF FDOT ALLOWS VALET OPERATIONS ON DIXIE HIGHWAY
 AND IF A PERMIT IS REQUIRED.
 5. PLEASE VERIFY THE ON-STREET PARKING SPACES PROVIDED
 ALONG DIXIE HIGHWAYS MEET REQUIREMENTS IN FDOT DESIGN
 MANUAL SECTION 212.11.5. ALSO, THE FIRST ON-STREET
 PARKING SPACES ON FLAMINGO DRIVE IS WITHIN 20 FEET OF
 THE CROSSWALK, WHICH DOES NOT MEET MUTCD AND FLORIDA
 STATUTES REQUIREMENTS.
 6. REPAVE THE STREET ALONG PROPERTY FRONTAGE ON
 FLAMINGO DRIVE, BARCELONA ROAD AND CORDOVA ROAD DUE TO
 UTILITY TIE-IN.
 7. DIMENSION THE SIDEWALK WIDTH ON FLAMINGO DRIVE,
 BARCELONA ROAD AND CORDOVA ROAD.
 8. PLEASE INCLUDE AUTOTURN PATHS FOR ALL SERVICE AND
 DELIVERY VEHICLES.
 9. CITY CODE SECTION 94-485 PROHIBITS BACKING UP ONTO
 PUBLIC RIGHT-OF-WAY. THE LOADING ZONE ON BARCELONA ROAD
 WOULD VIOLATE THE CITY CODE.
 10. COORDINATE WITH PALM TRAN ON THE BUS STOP LOCATION,
 INSTALL AN ADA-COMPLIANT BUS SHELTER FOR THE EXISTING
 BUS STOP, AND PROVIDE BUS STOP EASEMENT AS NEEDED. THE
 BUS STOP EASEMENT SHOULD BE AT LEAST 14 FEET BY 8 FEET
 AND BE LOCATED WITHIN THE PROPERTY TO PREVENT THE BUS
 STOP FROM IMPACTING THE FUTURE SHARED USE PATH WHICH
 WILL BE USED BY CYCLISTS AND PEDESTRIANS.
 11. PROVIDE A FUTURE TROLLEY STOP AND CONTRIBUTE FUNDS
 TO THE FUTURE TROLLEY OPERATIONS ALONG DIXIE HIGHWAY.
 12. PROVIDE SUBSIDIZED TRANSIT PASS TO EMPLOYEES AS AN
 INCENTIVE FOR USING NON-AUTO MODES OF TRANSPORTATION.
 13. COORDINATE WITH FDOT ON THE LOCATION OF THE SHARED
 USED PATH ALONG DIXIE HIGHWAY. TREES SHOULD NOT BE
 PROPOSED ALONG THE PLANNED LOCATION OF THE SHARED USE
 PATH. THE DEVELOPER SHOULD BE RESPONSIBLE FOR
 RELOCATING THE TREES OUTSIDE THE LOCATION OF THE SHARED
 USE PATH ONCE THE LANE ELIMINATION PROJECT IS COMPLETED
 BY FDOT. ALTERNATIVELY, THE DEVELOPER COULD CONTRIBUTE
 FUNDING TO THE CITY FOR PROVIDING LANDSCAPE AS PART OF
 THE LANE ELIMINATION PROJECT.
  
 CONDITIONS
 1. THE DEVELOPER SHALL CONDUCT PEDESTRIAN CROSSING
 STUDIES FOR ENHANCED MARKED CROSSWALK ACROSS DIXIE
 HIGHWAY AT BARCELONA ROAD AND CORDOVA ROAD ONE YEAR AND
 TWO YEARS AFTER THE FOLLOWING CONDITIONS ARE MET, AND
 CONSTRUCT THE ENHANCED AND MARKED PEDESTRIAN CROSSWALKS
 WHEN WARRANTED AND APPROVED BY FDOT:
 O CO IS ISSUED FOR AT LEAST 50% OF THE PROPOSED MOVIE
 THEATRE OR RESIDENTIAL UNITS.
 O THE LAST CO IS ISSUED FOR THE PROPOSED DEVELOPMENT.
 2. THE PEDESTRIAN CROSSING STUDIES SHALL COMPLY WITH
 THE LATEST REQUIREMENTS FROM FDOT. THE NECESSARY
 TRAFFIC AND PEDESTRIAN DATA SHALL BE COLLECTED BY THE
 DEVELOPER FOR THE ANALYSES.
 3. PROVIDE SURETY FOR THE CONSTRUCTION OF THE ENHANCED
 MARKED CROSSWALK UNTIL THE OBLIGATIONS RELATED TO
 PEDESTRIAN CROSSING STUDIES OR PEDESTRIAN CROSSWALK
 CONSTRUCTION (#1 AND #2 ABOVE) ARE FULLY MET.
 4. COORDINATE WITH CITY ON PROVIDING SIDEWALK EASEMENT
 FOR THE PORTION OF SIDEWALK WITHIN THE PROPERTY DURING
