2019-05-07 16:24:141. THE SUBMITTED SURVEY IS INACCURATE. PLEASE SUBMIT AN
 UPDATED SURVEY FROM WITHIN ONE YEAR OF SUBMITTAL.
 2. PLEASE SUBMIT AN EXISTING CONDITION AND PROPOSED
 DEMOLITION SITE PLAN.
 3. PLEASE ILLUSTRATE CURRENT PD BOUNDARIES ON ALL
 PLANS.
 4. UPDATE PARKING BASED ON SURVEY AND CURRENT
 INFORMATION, AND INCLUDE PARKING LOT THAT WILL BE ADDED
 WITH PD EXPANSION.
 5. THE EXPANSION OF PDS IS NOT CURRENTLY PERMITTED
 WITHIN DMP AREA. THE PROPERTY AT THE CORNER OF OLIVE
 AVENUE AND 8TH STREET IS CURRENTLY ZONED LD-5 AND NOT
 WITHIN THE PD BOUNDARY. THE APPLICANT SHALL APPLY FOR A
 CODE AMENDMENT. STAFF WILL FOLLOW UP WITH APPLICANT ON
 THE CODE LANGUAGE THAT MAY BE PERMITTED.
 6. AS PART OF THE MAJOR PD AMENDMENT, PLEASE PROVIDE A
 FULL LANDSCAPE PLAN COMBINING PAST MINOR AMENDMENT
 APPROVALS (SEE LANDSCAPE COMMENT). LANDSCAPE MAY NEED
 TO BE ADJUSTED TO MEET PAST APPROVALS.
 7. STAFF WOULD LIKE TO PRESERVE THE EXISTING CANOPY
 TREE LOCATED NORTH OF THE PROPOSED WESTERN BASKETBALL
 COURT. CAN THE PROPOSED BASKETBALL COURTS BE SHIFTED
 SOUTH TO PRESERVE THIS TREE? PLEASE RELOCATE TREE IF
 IT?S NECESSARY TO MOVE.
 8. THE EXISTING SURFACE PARKING LOT AT THE PROJECTS
 NORTHWEST CORNER SHALL BE STRIPED AND LANDSCAPED TO
 MEET CURRENT CODE REQUIREMENTS. PLEASE ILLUSTRATE ON
 SITE PLAN.
 9. THERE ARE FPL BOXES LOCATED NORTH OF THE EXISTING
 RUNNING TRACK. ARE THESE REMAINING OR MOVING? PLEASE
 INDICATE ON SITE PLAN. IF REMAINING, PLEASE PROVIDE
 LANDSCAPE SCREENING FROM ROW.
 10. IS A NEW PLAYGROUND BEING PROPOSED? PLEASE PROVIDE
 DETAIL.
 11. PLEASE PROVIDE DETAIL OF THE PROPOSED SHADE
 STRUCTURE. PLEASE NOTE, A SEPARATE WILL BE REQUIRED
 SHOWING COMPLIANCE WITH BUILDING CODE.
 12. PLEASE EXPLAIN TRAFFIC CIRCULATION AND UTILIZATION
 OF EXISTING PARKING LOT AT PROJECT?S NORTHWEST CORNER.
 STAFF WOULD LIKE TO SEE THE FIRST CURB CUT ENTRANCE
 REMOVED TO ENHANCE PEDESTRIAN CIRCULATION AND LANDSCAPE
 BUFFERING.
 13. PLEASE SUBMIT GENERAL RESPONSES OR ILLUSTRATE
 DETAILS MEETING THE REQUIREMENTS FOR ARTIFICIAL TURF AS
 OUTLINED IN SECTION 94-451 INCLUDING MATERIAL STANDARDS
 AND INSTALLATION DETAILS. ESPECIALLY IMPORTANT IS THE
 FOCUS ON IMPERVIOUS AREA (SECTION 94-451(C)).
 14. PLEASE ADJUST THE EXISTING AND PROPOSED FENCE ALONG
 8TH STREET TO ALIGN WITH THE GYMNASIUM BUILDING AND
 INSTALL A LANDSCAPE BUFFER TO MATCH THE EXISTING BUFFER
 ALONG THE NORTH BUILDING FA?ADE.
 15. THERE APPEARS TO BE A 10-FOOT FENCE THAT EXTENDS UP
 THE SIDE OF THE ADRIAN DOMINICAN SISTERS BUILDING UP TO
 THE EDGE OF THE EXISTING PARKING LOT. WILL THE NEW
 FENCE EXTEND OFF THIS EXISTING FENCE OR RUN PARALLEL TO
 THIS FENCE? THIS MAY CREATE A SAFETY CONCERN TO HAVE
 TWO FENCES RUNNING PARALLEL TO EACH OTHER IN SUCH
 PROXIMITY.
 16. WILL THE EXISTING CHAIN LINK FENCE ADJACENT TO THE
 SIDEWALK/ROAD ON THE SOUTH SIDE OF THE EXISTING TENNIS
 COURT REMAIN? PLEASE ADDRESS ON SITE PLAN.
 17. THE AERIAL VIEW SHOWS PARKING ON THE WEST SIDE OF
 THE MARY ALICE FORTIN BUILDING. WAS THIS PERMITTED? IF
 SO, THIS WILL NEED TO BE ILLUSTRATED ON SITE PLAN.
 PLEASE PROVIDE PERMIT NUMBER.
 18. THERE IS A PAVED WALKWAY LEADING FROM THE GATE ON
 EUCALYPTUS STREET TO THE EXISTING RUNNING TRACK. WILL
 THIS BE MODIFIED? PLEASE ILLUSTRATE.
 19. IS A SIDEWALK PROPOSED FROM THE GYMNASIUM TO THE
 PROPOSED BASKETBALL AND PICKLEBALL COURTS? PLEASE
 ILLUSTRATE.
 20. PLEASE ADJUST THE SIZE OF THE APRON LEADING TO THE
 GATE ON 8TH STREET TO MATCH THE GATE SIZE OR REMOVE THE
 APRON. WHAT IS THE PURPOSE OF THIS GATE ACCESS, CAN
 ACCESS BE PROVIDED FROM EUCALYPTUS STREET?
 21. STARTING AT THE JUNE MEETINGS (DAC, PB, ETC.),
 APPLICANTS SHALL PREPARE TO PRESENT BEFORE STAFF?S
 PRESENTATION ON THE PROJECT. THE APPLICANT SHALL
 PROVIDE THE PREPARED PRESENTATION TO STAFF THE FRIDAY
 PRIOR TO THE SCHEDULED MEETING.
 22. APPLICANT SHALL SUBMIT STAMPED AND ADDRESSED
 ENVELOPES, WITH THE CITY?S RETURN ADDRESS, FOR
 PROPERTIES WITHIN 500 FEET OF THE PROPERTY LINE. SUBMIT
 ONE COPY OF THE LIST OF THE SAME PROPERTY OWNER?S
 ADDRESSES AND A RADIUS MAP ILLUSTRATING THE PROPERTIES
 WITHIN 500 FEET OF THE SUBJECT PROPERTY LINE.
 23. STAFF HAS BEEN ANALYZING PDS WITHIN THE DOWNTOWN
 MASTER PLAN AREA AND HAS STARTED AN EFFORT TO CLEAN UP
 THE ZONING. THE ROSARIAN ACADEMY PROPERTY WAS REZONED
 FROM COMMUNITY SERVICE (CS) AND PUBLIC SEMI-PUBLIC
 PLANNED DEVELOPMENT TO CSPD IN 1997 AS AN EFFORT TO
 BRING THE PROPERTY INTO COMPLIANCE WITH CURRENT ZONING
 REGULATIONS. IN A SIMILAR EFFORT, STAFF IS NOW REZONING
 PDS TO HAVE AN UNDERLYING ZONING OF DMP ZONING
 DISTRICTS. AS THE ZONING DISTRICT OF CS IS NO LONGER
 USED IN THE DOWNTOWN AREA, STAFF WOULD LIKE TO PROCESS
 A REZONING APPLICATION CONCURRENTLY WITH THIS PD
 AMENDMENT APPLICATION TO REZONE FROM COMMUNITY SERVICE
 PLANNED DEVELOPMENT (CPSD) AND CS TO CPSD AND LD-R TO
 REFLECT THE DMP REGULATIONS. THE CPSD WOULD REMAIN.
 CONDITION OF APPROVAL:
