| | 1.) APPROVAL OF THE MAJOR SUBDIVISION APPLICATION |
| | CREATING THE PLAT FOR ELEVEN (11) FEE-SIMPLE TOWNHOUSE |
| | LOTS ON THE SUBJECT PROPERTY (REFERENCE: PLANNING BOARD |
| | CASE NO. 1823) SHALL BE APPROVED BY THE CITY |
| | COMMISSION. THE APPROVED PLAT SHALL BE RECORDED BY THE |
| | CLERK OF PALM BACH COUNTY PRIOR TO THE ISSUANCE OF ANY |
| | BUILDING PERMIT FOR THE CONSTRUCTION OF THE TOWNHOUSE |
| | UNITS. |

| | 2.) THE TOWNHOMES SHALL BE RESPONSIBLE FOR MAINTAINING |
| | PORTIONS OF CONCRETE CURB ENCROACHING INTO THE ALLEY, |
| | AS SHOWN IN THE APPROVED SITE PLAN. |

| | 3.) THE TOWNHOMES SHALL BE RESPONSIBLE FOR THE REPAIR |
| | OF ANY UTILITY POLES DAMANGED BY THE VEHICLES OF |
| | RESIDENTS AND THEIR GUESTS TURNING IN/OUT OF THE |
| | DRIVEWAYS. |

| | 4.) THE 15-FOOT ALLEY ADJACENT TO THE PROJECT AND |
| | LAMBERT AVENUE SHALL BE MILLED AND RESURFACED PRIOR TO |
| | THE ISSUANCE OF A CERTIFICATE OF OCCUPANCY (C.O.). |

| | 5.) AT THE TIME OF ENGINEERING PERMIT SUBMITTAL, THE |
| | CIVIL PLANS SHALL SHOW THE CURB CUTS, EDGE OF PAVEMENTS |
| | AND DRIVEWAYS ON THE OPPOSITE SIDE OF THE ABUTTING |
| | ROADWAYS. |

| | 6.) PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES ON |
| | THE PROPERTY, A TREE ALTERATION PERMIT SHALL BE |
