 GENERAL COMMENTS:
  
 1.) APPROVAL OF THE SITE PLAN IS CONTINGENT UPON THE
 APPROVAL OF THE PLAT DOCUMENT (REFERENCE: PB CASE NO.
 1823). PLEASE NOTE THAT PLANNING STAFF IS WAITING ON
 THE APPROVAL OF THE ENGINEERING SERVICES DEPARTMENT TO
 SCHEDULE THE PLAT FOR CITY COMMISSION.
  
 2.) A MAINTENANCE AGREEMENT FOR THE CURBING WITHIN THE
 ALLEY RIGHT OF WAY WILL BE REQUIRED PRIOR TO THE
 ISSUANCE OF A CERTIFICATE OF OCCUPANCY (C.O.). PLEASE
 CONTACT VINCE NOEL FOR ADDITIONAL INFORMATION.
  
  
 SITE PLAN COMMENTS:
  
 1.) SITE AREA DATA: THE MAXIMUM HEIGHT OF THE BUILDING
 IS 26'-4" TO THE TOP OF THE PARAPET (NOT 23'-2" AS
 SPECIFIED IN THE PLAN)
  
 2.) SETBACK INFORMATION: A.) PLEASE REFERENCE THE
 APPROVAL OF ZBA 3373 FOR THE VARIANCES GRANTED TO THE
 FRONT SETBACK FOR UNITS 10 AND 11; B.) REMOVE "NORTH"
 FROM THE SIDE YARD SETBACK REFERENCE; C.) THE MINIMUM
 PROVIDED SIDE YARD SETBACK SEEMS TO BE 10.05 FT. (NOT
 10.37 FT.); D.) REMOVE "CONNISTON" FROM THE FRONT YARD
 SETBACK REFERENCE.
  
 3.) SETBACK ENCROACHMENTS: A.) THE PROPOSED PATIOS
 CANNOT BE LOCATED CLOSER THAN 2 FT. FROM THE PROPERTY
 LINE (NOT THE PORCHES); B.) THE MAXIMUM BALCONY
 ENCROACHMENT INTO THE REQUIRED SETBACK IS 3 FT. MAX.
 (NOT 4 FT. MAX. AS SPECIFIED IN THE PLANS). PLEASE
 CORRECT FOR CONSISTENCY WITH THE ZLDRS.
  
  
 INSTRUCTIONS FOR RESUBMITTAL:
  
 * PLEASE PROVIDE RESPONSES TO REVIEW COMMENTS IN
 WRITTEN FORMAT.
