 1.) A REVISED TRAFFIC PERFORMANCE STANDARDS (TPS)
 REVIEW LETTER FROM THE PALM BEACH COUNTY TRAFFIC
 DIVISION, REFLECTING CORRECT INFORMATION (I.E. 11 TH
 UNITS (NOT 12 UNITS) AND OWNERSHIP OF THE LAND) IS
 REQUIRED. [5/3/2019 REPEAT COMMENT]
  
 2.) THE APPLICATION FOR THE VARIANCE REQUEST TO THE 20
 FT. FRONT SETBACK REQUIREMENT IS CURRENTLY PENDING WITH
 STAFF AND APPROVAL FROM THE ZONING BOARD OF APPEALS
 (ZBA). PLEASE NOTE THAT SITE PLAN APPROVAL WILL BE
 CONTINGENT ON THE APPROVAL OF THE VARIANCE REQUEST.

 3.) APPROVAL OF THE SITE PLAN IS CONTINGENT UPON THE
 APPROVAL OF THE PLAT DOCUMENT (REFERENCE: PB CASE NO.
 1823)
  
 4.) A RESOLUTION IS NEEDED FOR THE PLACEMENT OF THE
 POWER POLES/LIGHT FIXTURES IN THE ALLEY ROW. THE
 APPLICANT HAS STATED IN THE RESPONSES TO PPRC'S
 COMMENTS THAT THE "APPLICANT IS WORKING WITH FPL AT
 THIS TIME TO DETERMINE THE EXTENT OF THE EXISTING POWER
 POLES CAN BE RELOCATED." PLEASE CONTACT STAFF TO
 DISCUSS STATUS AND TO DETERMINE IF THE ZBA APPLICATION
 CAN MOVE FORWARD WHILE THIS ISSUE GETS ADDRESSED.
  
 5.) ANY CHANGES TO THE PLANS (I.E. LANDSCAPE PLAN, SITE
 PLAN, ARCHITECTURAL PLANS, ETC.) SHALL BE CONSISTENT
 WITH ALL OTHER PLANS.
  
  
 SITE PLAN COMMENTS:
  
 1.) NOT ALL STRUCTURAL INTRUSIONS HAVE BEEN DIMENSIONED
 IN THE PLANS (I.E. EYE BROW DETAIL ABOVE THE WINDOWS,
 OVERHANG ABOVE BALCONY SPACE, ETC.). PLEASE SHOW
 DIMENSIONS IN THE PLANS TO DEMONSTRATE THAT THE
 INTRUSIONS DO NOT EXTEND FARTHER THAN 3 FT. INTO A

 2.) LANDSCAPE ISLANDS AND BRICK PAVERS AT THE REAR OF
 THE PROPERTY SHALL BE LOCATED COMPLETELY WITHIN THE
 BOUNDARIES OF THE SUBJECT PROPERTY AND SHALL NOT
 ENCROACH INTO THE ALLEY RIGHT-OF-WAY. [5/3/2019 REPEAT

 3.) THERE IS A 6 FT. HIGH PVC FENCE LOCATED ALONG THE
 NORTH PROPERTY LINE OF LOT/UNIT 11. THE FENCE CANNOT
 EXCEED 4 FT. IN HEIGHT WITHIN THE FIRST 20 FT. OF
 LAMBERT AVENUE. PLEASE CORRECT/CLARIFY IN THE PLAN.

 4.) IS THE FENCE LOCATED ALONG THE SOUTH PROPERTY LINE
 OF LOT/UNIT 1 4 FT. HIGH OR DOES IT TRANSITIONS TO A
 DIFFERENT HEIGHT? PLEASE CLARIFY IN THE PLAN. [ZLDR

 5.) THE CBU MAIL BOX SHALL BE SETBACK AT LEAST 15 FT
 FROM THE CENTERLINE OF THE ALLEY TO A GARAGE DOOR
 FACING THE ALLEY, WHICHEVER IS GREATER. [ZLDR

 6.) EXTENDED DRIVEWAY FOR LOT/UNIT 11 SHALL BE SET BACK
 AT LEAST 3 FT. FROM THE REAR PROPERTY LINE. [ZLDR

 7.) THE SITE LOCATION MAP DOES NOT ACCURATELY REFLECT
 THE LOCATION OF THE SUBJECT SITE. PLEASE CORRECT.
  
 8.) PLEASE ADDRESS THE FOLLOWING IN THE SETBACK
 INFORMATION TABLE: PROVIDED FRONT YARD: 12.5 FT. MIN.
 (NOT 20.10); WHERE DID THE CORNER YARD REQUIREMENT
 INFORMATION COME FROM? THE INFORMATION SHOULD BE
 REMOVED FROM THE TABLE IF NOT APPLICABLE.
  
 9.) PLEASE CLARIFY THE PORCH SETBACK ENCROACHMENT
 INFORMATION IN THE SETBACK ENCROACHMENTS TABLE, AS IT
 IS NOT CLEAR TO STAFF.
  
 10.) IN THE ZONING AND LAND USE INFORMATION TABLE:
 ELIMINATE THE REFERENCE TO 15.43 DU/AC; PLEASE CHECK
 THE CALCULATIONS FOR TOTAL GROSS BUILDING SF AND FAR.
 CALCULATIONS DO NOT SEEM TO ADD UP WITH THE
 CALCULATIONS PROVIDED IN THE ARCHITECTURAL DRAWINGS.

 1.) PROVIDE ORIGINAL SIGNED AND SEALED PLANS. COPIES DO
 NOT SUFFICE.
  
  
 INSTRUCTIONS FOR RESUBMITTAL:
  
 * PLEASE PROVIDE RESPONSES TO REVIEW COMMENTS IN
 WRITTEN FORMAT.
  
 * WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF
 FIFTEEN (15) PAPER COPIES, ONE (1) REDUCED COPY IN 8.5
 INCHES X 11 INCHES AND ONE (1) SET IN 11 INCHES X 17
 INCHES, AND AN ELECTRONIC COPY OF ALL PLANS.
