 1.) A REVISED TRAFFIC PERFORMANCE REVIEW (TPS) LETTER
 FROM THE PALM BEACH COUNTY TRAFFIC DIVISION, REFLECTING
 CORRECT INFORMATION (I.E. 11 TH UNITS (NOT 12 TH UNITS)
 AND OWNERSHIP OF THE LAND) IS REQUIRED.
  
 2.) A PROPERTY OWNERS ASSOCIATION SHALL BE ESTABLISHED
 TO PROVIDE FOR THE MAINTENANCE OF THE PROPOSED COMMON
 AREA, LOCATED ON LOTS 6 AND 7 AND ANY OTHER COMMON
 FEATURES (I.E. SIGNAGE). [ZLDR S.94-309(G)(3)]
  
 3.) ALL NEW LIGHT FIXTURES PROPOSED WITHIN THE

 GLARE AWAY FROM ALL ADJACENT RESIDENTIAL DISTRICTS,
 ADJACENT RESIDENCES, OR PUBLIC THOROUGHFARES. A NOTE
 SHALL BE PROVIDED IN THE PLANS TO DEMONSTRATE

 10.) MECHANICAL EQUIPMENT (A/C PAD/UNITS) CANNOT
 ENCROACH MORE THAN 4 FT. INTO A SETBACK. PLEASE SHOW

 11.) LANDSCAPE ISLANDS AND BRICK PAVERS AT THE REAR OF

 EACH UNIT WILL MEET THE MINIMUM UNIT REQUIREMENT OF

 2.) PLEASE PROVIDE HEIGHT OF THE BUILDING FROM GRADE TO
 THE HIGHEST POINT OF THE STRUCTURE (INCLUDING TO THE
 TOP OF THE PARAPET). PER ZLDR S.94-309(G)(6)(C.), THE
 BUILDING CANNOT EXCEED A HEIGHT OF 35 FT.
  
 3.) THE MINIMUM NET FLOOR AREA, EXCLUDING ATTIC, GARAGE
 AND UTILITY AREAS SHALL BE A MINIMUM OF 900 SQ. FT.
 PLEASE SHOW CALCULATIONS TO DEMONSTRATE COMPLIANCE.

 PROVIDED. REQUIRED DETAILS INCLUDE SETBACK DIMENSIONS
 FROM THE PROPERTY LINES, DIMENSIONS OF THE PROPOSED
 SIGNAGE, SIGN AREA CALCULATIONS, ETC.
  
 2.) CONSIDER ELIMINATING THE PROPOSED SIGNAGE AT THE
 SOUTHEAST CORNER OF THE PROJECT SITE, AS STAFF BELIEVES
 THE SIGNAGE IS UNNECESSARY FOR THE PROJECT.
  
 OTHER SUGGESTED IMPROVEMENTS:
  
 1.) CONSIDER MAKING UNIT #11 SMALLER TO FIT THE
 BUILDING ON THE LOT BETTER.
  
 2.) WHERE WILL BE POWER POLE(S)/LINES BE RELOCATED? IT
 IS RECOMMENDED THAT THE APPLICANT CONSIDER RELOCATING
 OVERHEAD LINES UNDERGROUND AT THE REAR OF THE PROPERTY.
