 COMMENTS:
  
 SITE PLAN
 1. CLARIFY THE PROPOSED LAND USES. THE SITE PLAN (C4.1)
 INDICATES 52 RESIDENTIAL UNITS WITH 1,920 SF OF
 COMMERCIAL USES, WHILE THE TRAFFIC STUDY INDICATES 52
 RESIDENTIAL UNITS WITH 1,000 SF OF RETAIL AND 1,000 SF
 OF SHARED WORK SPACE.
 2. ONE INTERIOR LANDSCAPE ISLAND IS REQUIRED FOR EVERY
 TEN PARKING SPACES IN A ROW PER CITY CODE 94-443.
 PLEASE REVISE.
 3. ONE LOADING SPACE IS REQUIRED FOR COMMERCIAL USES OF
 1,920 SF PER CITY CODE 94-485. PLEASE REVISE.
 4. THE DISABLED PARKING SPACES DO NOT MEET THE CITY'S
 DIMENSION REQUIREMENT OF 12 FEET X 18 FEET. IF A
 TWO-FOOT OVERHANG ON THE PEDESTRIAN PATHWAY IS USED FOR
 PARKING, PLEASE REMOVE THE WHEEL STOP AND ADJUST THE
 SIGN LOCATION.
 5. PROVIDE A MINIMUM OF AN 8 FEET WIDE SIDEWALK IN AN
 EASEMENT ALONG BROADWAY.
 6. A SECTION OF THE SIDEWALK ALONG 28TH STREET APPEARS
 TO BE LESS THAN CITY?S MINIMUM REQUIREMENT OF 5 FEET.
 PLEASE VERIFY AND REVISE.
 7. PROVIDE SIDEWALK EASEMENT FOR THE PORTION OF
 SIDEWALK WITHIN PRIVATE RIGHT-OF-WAY.
 8. COORDINATE WITH FDOT ON A MAINTENANCE AGREEMENT FOR
 THE LANDSCAPE WITHIN FDOT RIGHT-OF-WAY. REVISED
 12/12/18 - CITY WILL HAVE TO ENTER INTO AGREEMENT WITH
 FDOT, APPLICANT WILL ENTER INTO AGREEMENT WITH CITY.
 9. SHOW THE 20-FOOT VISIBILITY TRIANGLE REQUIRED PER
 CITY CODE 94-305.
 10. 27TH AND 28TH STREETS. THE TRAVEL LANE AND
 ON-STREET PARALLEL PARKING SPACE CAN BE REDUCED TO 10'
 AND 8' RESPECTIVELY. THE VALLEY GUTTER CAN BE COUNTED
 AS PART OF THE PARALLEL PARKING SPACE.
 11. CONSIDER PARALLEL PARKING ON BROADWAY. THE PARKED
 CARS WOULD PROVIDE A BUFFER TO THE SITE.
 12. LABEL MATERIAL LOCATED AT BACK OF CURB ALONG
 BROADWAY. IS THIS AREA LANDSCAPED OR HARDSCAPED?
 13. END PARALLEL PARKING SPACES CAN BE REDUCED TO 20'
 LENGTH.
 13B. COORDINATE WITH PALM TRAN FOR A POTENTIAL TRANSIT
 SHELTER LOCATION.
 13C. PARALLEL PARKING 27TH AND 28TH. PLACE TREE OPENING
 IN THE MIDDLE OF THE SPACE, NOT AT THE ENDS OF THE
 PARKING SPACE. PROVIDE A 16 TO 18 INCH WALKING BAND
 BETWEEN THE FACE OF CURB AND TREE PIT. THE WALKING BAND
 CAN INCLUDE THE TOP OF THE CURB. (ADDED ON 12/13/18)
  
 TRAFFIC STUDY
 14. PROVIDE COUNTY TPS LETTER.
 15. TABLE 1: 25TH STREET WEST OF US 1 IS NOT A STATE
 ROAD. LOS D SERVICE VOLUME THRESHOLD NEEDS TO BE
 ADJUSTED FOR NON-STATE FACILITIES.
 16. INTERNAL TRIPS BETWEEN RESIDENTIAL USES AND RETAIL,
 AND PASS-BY TRIPS FOR RETAIL SHOULD BE CONSIDERED IN
 THE TRIP GENERATION.
 17. IF THE TRIPS ARE CALCULATED BASED ON THE EQUATION,
 PLEASE INDICATE SO AND INCLUDE THE EQUATION BUT NOT THE
 TRIP RATE IN TABLE 3.
 18. THE SITE DRIVEWAYS ARE ON 27TH STREET AND 28TH
 STREET BUT FIGURE 5 SHOWS THE DRIVEWAY ON BROADWAY.
 PLEASE REVISE THE TRIP ASSIGNMENT AROUND SITE
 DRIVEWAYS.
 19. LANE CONFIGURATIONS FOR THE EASTBOUND APPROACH AT
 BROADWAY/25TH STREET IS NOT CORRECT. PLEASE REVISE.
 20. PAGE 3 - METHODOLOGY- CORRECT TO CITY OF WEST PALM
 BEACH AND PALM BEACH COUNTY, NOT CITY OF PALM BEACH AND
