 STAFF HAS REVIEWED THE ZONING AND LAND DEVELOPMENT
 REGULATIONS FOR THE ABOVE REFERENCED PETITION AND
 PROVIDES THE FOLLOWING COMMENTS:
  
 1. SATISFIED. PROVIDE A TREE PROTECTION PLAN TO SHOW
 LOCATIONS OF BARRIERS AND ROOT ZONE PROTECTION AREAS
 FOR THE EXISTING TREES. ADD A DETAIL FOR BARRIERS.
  
 2. SATISFIED. PROVIDE A PLAN SHOWING THE AREAS CLAIMED
 FOR COMPLIANCE WITH PARKING LOT LANDSCAPE AREA
 REQUIREMENTS AND OTHER VEHICULAR USE AREA REQUIREMENTS
 SECTIONS. THIS AREA CAN BE INCREASED AND THE IMPACT OF
 THE CONSTRUCTION ON THE ROOT SPACE OF EXISTING TREES
 DECREASED BY PROVIDING ONE CURB AT THE FRONT OF ALL
 PARKING SPACES INSTEAD OF CURB AND WHEEL STOPS.
 THE AREAS TO BE COUNTED ARE NOT WHAT IS ELIGIBLE BY
 CODE. AREAS WITHIN THE PARKING LIMITS INCLUDING
 OVERHANG AREAS NEED TO BE QUANTIFIED.
  
 3. SATISFIED. PROVIDE A DETAIL OF THE LOCATION OF THE
 ACCESSIBLE SIDEWALK CONNECTION TO CONGRESS AVE. TO SHOW
 HOW IT WILL AVOID DAMAGING THE ROOT SYSTEMS OF THE
 EXISTING TREES.
  
 4. SATISFIED. THE PERGOLA FOR THE OUTDOOR DINING AREA
 SHOULD BE SHIFTED CLOSER TO THE BUILDING AND A HEDGE
 ADDED TO SEPARATE IT FROM THE DRIVE THROUGH TRAVEL
 LANE.
  
 5. SATISFIED. SHOW COMPLIANCE WITH SECTION 94-445 L.
 PLANT SPECIES. A MINIMUM OF 60 PERCENT OF PLANT
 MATERIAL ADDED SHALL BE FLORIDA NATIVE OR DROUGHT
 TOLERANT SPECIES SELECTED FROM THE CITY LIST OR THE
 LIST OF SPECIES IN THE MOST RECENT EDITION OF SOUTH
 FLORIDA WATER MANAGEMENT DISTRICT WATERWISE SOUTH
 FLORIDA LANDSCAPES.
  
 6. SATISFIED. SHOW COMPLIANCE WITH THE FLORIDA FRIENDLY
 LANDSCAPE SECTION 94-446 (G). PROVIDE AN UPDATED CHART
 AND PROVIDE 50 POINTS FOR THE AFFECTED AREA.
  
 7. SATISFIED. THERE ARE OPPORTUNITIES TO ADD SMALL
 TREES OR PALMS IN THE SOUTHWEST BUFFER STRIP.
  
 8. SATISFIED. 75% OF THE REQUIRED PARKING AREA TREES
 MUST BE SHADE TREES TO PROVIDE SHADE FOR PARKING AND
 MINIMIZE HEAT ISLAND EFFECTS. SHOW HOW THIS REQUIREMENT
 IS MET.
 TREES WITHIN THE PARKING FIELD MATCHING COMMENT #2 NEED
 TO BE USED AS THE BASE, THEN 75% CALCULATED.
 ADDITIONAL COMMENTS 2/12/19:
 9. SATISFIED. PROVIDE SCREENING OF ABOVE GROUND
 UTILITIES.
  
 10. SATISFIED. THE TERMINAL LANDSCAPE ISLAND ADJACENT
 TO THE STORAGE ATTACHED TO THE DUMPSTER ENCLOSURE DOES
 NOT MEET CODE REQUIREMENT OF BEING THE FULL LENGTH OF
 THE PARKING SPACE.
  
 CONDITIONS OF APPROVAL
 1. PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES ON
 THE PROPERTY, A TREE ALTERATION PERMIT SHALL BE
 SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT, PLANNING DIVISION.
