 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING
 REVIEW COMMENTS:
  
 1. AN APPROVED TRAFFIC CONCURRENCY STATEMENT SHALL BE
 PROVIDED FROM THE PALM BEACH COUNTY TRAFFIC DIVISION.
  
 2. EXISTING 6 FOOT FPL UTILITY EASEMENT (ORB 2327 PG
 31) CONFLICTS WITH THE LOCATION OF THE PROPOSED
 BUILDING. PLEASE EXPLAIN HOW THIS WILL BE RECTIFIED AND
 PROVIDE WRITTEN APPROVAL FROM FPL.
  
 3. UTILITY LETTERS SHALL BE PROVIDED INDICATING NO
 OBJECTION TO THE PROPOSED DEVELOPMENT.
  
 4. AS THE NUMBER OF PARKING SPACES IS BEING REDUCED,
 DETAILED JUSTIFICATION SHALL BE PROVIDED. STAFF HAS NOT
 BEEN ABLE TO DETERMINE WHEN A WAIVER WAS GRANTED TO THE
 CITY?S ZONING AND LAND DEVELOPMENT REGULATIONS OTHER
 THAN ADOPTION OF A MASTER PLAN THAT INDICATING 1150
 SPACE PROVIDED. THIS IS SIGNIFICANTLY LESS THAN THAT
 WHICH IS REQUIRED BY THE CITY?S ZLDR. AS SUCH, TO
 PROPOSED A FURTHER REDUCTION, IT SHOULD BE TREATED AS A
 WAIVER AND COMPLY WITH THE PROVISIONS OF SEC.
 94-207(B)(13) OF THE CITY?S ZLDR.
  
 5. SETBACKS ON THE SITE PLAN SHALL BE MEASURED FROM THE
 PROPERTY LINE TO THE CLOSEST POINT OF THE BUILDING.
  
 6. THE ANGLE OF THE PROPOSED HANDICAP PARKING SPACES
 SHALL BE PROVIDED.
  
 7. THE CONFIGURATION OF THE PROPOSED HANDICAP PARKING
 SPACES RESULTS IN THE SPACES BEING TOO SHORT, CAUSING
 VEHICLES TO OVERHANG INTO THE DRIVE AISLE.
  
 8. THE FLOOR PLAN OF THE BUILDING SHOULD BE ADJUSTED TO
 ALLOW THE STAIRWELLS AT THE ENDS OF THE CORRIDORS TO BE
 ON THE BACK SIDE OF THE BUILDING (AWAY FROM THE STREET)
 SO AS TO ALLOW ARCHITECTURAL ELEMENTS AND WINDOWS ON
 THE PROMINENT CORNERS.
  
 9. PARKING STALL STRIPING DETAIL SHALL BE PROVIDED.
  
 10. BIKE RACKS SHALL BE PROVIDED AT BOTH ENTRANCES INTO
 THE BUILDING, OR OTHERWISE PROVIDE BICYCLE STORAGE
 FACILITIES WITHIN THE BUILDING. OPTIONS SHOULD BE
 CONSIDERED FOR BICYCLE STORAGE THAT WOULD ALLOW
 STUDENTS TO STORE THEIR BICYCLE OUTSIDE OF THE ELEMENTS
 FOR EXTENDED PERIODS OF TIME.
  
 11. PLEASE LABEL THE ROOMS, ETC. ON THE VARIOUS FLOOR
 PLANS.
  
 12. STAFF (INCLUDING THE CITY?S URBAN DESIGN DIVISION)
 WOULD LIKE TO COORDINATE A MEETING WITH THE ARCHITECT
 AND DESIGN TEAM TO DISCUSS ARCHITECTURAL STYLE OPTIONS
 FOR THE PROPOSED BUILDING TO ENSURE COMPATIBILITY, BUT
 MORE IMPORTANTLY PROVIDE AN ARCHITECTURAL STYLE THAT IS
 APPROPRIATELY EXECUTED ACROSS ALL ELEMENTS OF THE
 BUILDING.
  
 13. HAS THERE BEEN ANY CONSIDERATION OF ADDING STREET
 STREETS TO THE FDOT RIGHT-OF-WAY?
  
 14. ARCHITECTURAL DRAWINGS SHALL PROVIDE THE BUILDING
 HEIGHT AS MEASURED FROM THE MEAN GRADE TO THE MEAN
 POINT OF THE PITCHED ROOF, OR TO THE ROOF DECK OF A
 FLAT ROOF.

 PLEASE NOTE THE FOLLOWING WHEN RESUBMITTING:
  
 A) WRITTEN RESPONSES TO COMMENTS MADE BY ALL
 DEPARTMENTS SHALL BE PROVIDED UPON RESUBMISSION.
  
 B) 15 SETS OF REVISED PLANS AND/OR DOCUMENTS SHALL BE
 PROVIDED, ALONG WITH ONE (1) REDUCED COPY (11IN X
 17IN), AND AN ELECTRONIC COPY OF ALL PLANS.
  
 C) PLEASE NOTE THAT RE-SUBMITTALS MAY BE SUBJECT TO
 ADDITIONAL COMMENTS.
  
 D) IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
  
 E) PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE.
  
 F) IN ORDER TO BE CONSIDERED FOR THE NOVEMBER 20, 2018,
 PLANNING BOARD AGENDA, ALL COMMENTS SHALL BE
 SATISFACTORILY ADDRESSED. PLEASE SUBMIT ALL REVISED
 DOCUMENTS/PLANS NO LATER THAN FRIDAY, SEPTEMBER 28,
 2018.
  
 G) TO BE PLACED ON THE NOVEMBER 20, 2018, PLANNING
 BOARD AGENDA, SIGNS SHALL BE POSTED ON THE PROPERTY NO
 LATER THAN NOVEMBER 5, 2018. SIGNAGE SHALL CONFORM AND
 BE INSTALLED WITH THE REQUIREMENTS OF THE CITY?S ZONING
 AND LAND DEVELOPMENT REGULATIONS, AS ALSO PROVIDED IN
 THE DEVELOPMENT APPLICATION. A SIGNED AND NOTARIZED
 AFFIDAVIT SHALL BE PROVIDED BY THE DEADLINE REFERENCED
 ABOVE.
