 PROJECT: STYX ALLEY PROPERTIES Z18070021
 AUGUST 6, 2018
 I HAVE REVIEWED THE ABOVE REFERENCED PETITION, AND
 PROVIDE THE FOLLOWING COMMENTS:
  
 1. PROVIDE A TREE SURVEY AND A TREE DISPOSITION CHART
 OF TREES ON EACH PROPERTY AND INDICATE IF THEY WILL BE
 PRESERVED IN PLACE, RELOCATED OR REMOVED. INCLUDE
 CANOPY DIAMETER MEASUREMENT. PROVIDE A MITIGATION CHART
 SHOWING REPLACEMENT OF ANY TREE CANOPY PROPOSED TO BE
 REMOVED.
  
 2. THE STYX ALLEY IMPROVEMENTS ARE BEING DESIGNED AND
 REVIEWED CONCURRENTLY. STAFF RECOMMENDS THE PROPERTIES
 BE REPLATTED TO SEPARATE THE PUBLIC IMPROVEMENTS FROM
 EACH LOT. THIS WOULD GREATLY SIMPLIFY COMPLIANCE WITH
 THE LANDSCAPE REQUIREMENTS FOR EACH LOT. REVIEW
 COMMENTS FOR THE ALLEY DESIGN ARE BEING TRANSMITTED
 SEPARATELY, BUT WILL NEED TO BE SHOWN ACCURATELY ON THE
 LANDSCAPE PLAN.
  
 3. SHOW THE CALCULATIONS FOR OPEN SPACE FOR EACH
 RESIDENTIAL LOT AS GROSS LOT SQUARE FOOTAGE LESS
 BUILDING FOOTPRINT EQUALS OPEN SPACE. FOR EACH LOT,
 PROVIDE ONE TREE FOR EACH 1,000 SQ FT OF OPEN SPACE OR
 PORTION THEREOF, AND ONE SHRUB FOR EACH 500 SQ FT OF
 OPEN SPACE OR PORTION THEREOF. LOTS 5-8 (3511 SQ FT
 OPEN SPACE) WILL REQUIRE 4 TREES AND 8 SHRUBS, LOT 9
 (4208 SQ FT OPEN SPACE) WILL REQUIRE 5 TREES AND 9
 SHRUBS. CALCULATIONS ARE BASED ON THE PROPOSED PROPERTY
 LINE. EXISTING TREES PRESERVED ON SITE CAN BE COUNTED
 EXCEPT ANY PROHIBITED TREES.
  
 4. SHOW THE PROPOSED PROPERTY LINE FOR EACH LOT ON THE
 LANDSCAPE PLAN.
  
  
 5. PER SECTION 94-442 (G) FLORIDA FRIENDLY LANDSCAPE
 REQUIREMENTS, THE LANDSCAPE PLAN MUST SATISFY A MINIMUM
 TOTAL OF 25 POINTS FROM THE DESIGN OPTIONS CHART FOR
 EACH LOT.
  
 6. SHADE AND FLOWERING TREES MINIMUM 12 FEET IN HEIGHT
 AND FLORIDA GRADE #1 OR BETTER QUALITY. PROVIDE A
 SEPARATE PLANT LIST FOR EACH LOT.
  
  
 7. PER SECTION 94-482, PARKING REQUIREMENTS FOR LESS
 THAN THREE RESIDENTIAL DWELLING UNITS. (A). REQUIRED
 PARKING MAY BE LOCATED IN THE FRONT YARD; HOWEVER, THE
 LESSER OF 1,000 SQUARE FEET OR 75 PERCENT OF THE FRONT
 YARD AREA SHALL BE LANDSCAPED WITH LIVING PLANT
 MATERIAL (SUCH AS GRASS, GROUND COVER, SHRUBS, HEDGES,
 VINES OR TREES).SHOW CALCULATIONS FOR EACH LOT FOR
 FRONT YARD LANDSCAPE AREA.
  
  
 8. PROVIDE LOCATIONS OF LIGHTING ON THE LANDSCAPE PLAN
 TO AVOID CONFLICTS WITH LANDSCAPING.
  
 9. SHOW LOCATIONS OF WATER AND SEWER LINES ON THE
 LANDSCAPE PLAN AND RESOLVE CONFLICTS WITH LANDSCAPING.
  
 10. PROVIDE LOCATIONS AND SCREENING FOR ALL ABOVE
 GROUND UTILITY VALVES, BACKFLOW PREVENTERS, A/C UNITS,
 ETC.
  
 11. SHOW LOCATIONS OF ANY ROOT BARRIERS REQUIRED TO
 PROTECT UTILITY LINES.
  
 12. FOR EACH LOT, SHOW COMPLIANCE WITH SECTION 94-445
 L. PLANT SPECIES. A MINIMUM OF 60 PERCENT OF PLANT
 MATERIAL ADDED SHALL BE FLORIDA NATIVE OR DROUGHT
 TOLERANT SPECIES SELECTED FROM THE CITY LIST OR THE
 LIST OF SPECIES IN THE MOST RECENT EDITION OF SOUTH
 FLORIDA WATER MANAGEMENT DISTRICT WATERWISE SOUTH
 FLORIDA LANDSCAPES.
  
 CONDITIONS OF APPROVAL
 1. PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES ON
 ANY LOT, A TREE ALTERATION PERMIT SHALL BE SUBMITTED,
 REVIEWED AND APPROVED BY THE DEVELOPMENT SERVICES
 DEPARTMENT, PLANNING DIVISION.
