| | (FP&L) PRIOR TO ITS REMOVAL; D. APPROVAL OF AN UPDATED |
| | SITE PLAN FOR THE ADJACENT PROPERTY. |

| | 2.) AN ACCESS EASEMENT SHALL BE GRANTED TO THE CITY FOR |
| | ACCESS TO THE NORTHWEST CORNER OF THE PROPERTY PRIOR TO |
| | THE ISSUANCE OF A CERTIFICATE OF OCCUPANCY (C.O.). AN |
| | APPLICATION FOR THE ACCESS EASEMENT CAN BE OBTAINED |
| | FROM THE ENGINEERING SERVICES DEPARTMENT. ONCE GRANTED, |
| | A COPY OF THE DOCUMENT APPROVING THE ACCESS EASEMENT |
| | SHALL BE PROVIDED TO THE DEVELOPMENT SERVICES |

| | 3.) STRUCTURAL MODIFICATION OF THE TWO EXISTING |
| | FREESTANDING SIGNS ON THE PROPERTY (SIGN "A" AND SIGN |
| | "B") SHALL BE PROHIBITED. ONLY A SIGN FACE CHANGE SHALL |
| | BE PERMITTED ON THE EXISTING FREESTANDING SIGNAGE WITH |
| | A SIGN PERMIT. |

| | 4.) THE PROPOSED WALL SIGN ON THE NORTH (ANGLED) WALL, |
