 1.) THE CROSS ACCESS TO THE ADJACENT PROPERTY AT 330
 SOUTHERN BOULEVARD, SHALL BE SUBJECT TO THE FOLLOWING
 CONDITIONS PRIOR TO THE SUBMISSION OF ANY BUILDING
 PERMIT FOR THE CROSS ACCESS: A. A CROSS ACCESS
 AGREEMENT BETWEEN THE PROPERTY OWNERS AT 4000 SOUTH
 DIXIE HIGHWAY AND 330 SOUTHERN BOULEVARD; B. PROOF THAT
 THE PARKING REQUIREMENT ON BOTH PROPERTIES HAVE BEEN
 SATISFIED;C. THE REMOVAL OF THE EXISTING ELECTRICAL
 POLE LOCATED WITHIN THE CROSS ACCESS SHALL BE BE
 COORDINATED AND APPROVED BY FLORIDA POWER AND LIGHT
 (FP&L) PRIOR TO ITS REMOVAL; D. APPROVAL OF AN UPDATED
 SITE PLAN FOR THE ADJACENT PROPERTY.
  
 2.) AN ACCESS EASEMENT SHALL BE GRANTED TO THE CITY FOR
 ACCESS TO THE NORTHWEST CORNER OF THE PROPERTY PRIOR TO
 THE ISSUANCE OF A CERTIFICATE OF OCCUPANCY (C.O.). AN
 APPLICATION FOR THE ACCESS EASEMENT CAN BE OBTAINED
 FROM THE ENGINEERING SERVICES DEPARTMENT. ONCE GRANTED,
 A COPY OF THE DOCUMENT APPROVING THE ACCESS EASEMENT
 SHALL BE PROVIDED TO THE DEVELOPMENT SERVICES
 DEPARTMENT - PLANNING DIVISION.
  
 3.) STRUCTURAL MODIFICATION OF THE TWO EXISTING
 FREESTANDING SIGNS ON THE PROPERTY (SIGN "A" AND SIGN
 "B") SHALL BE PROHIBITED. ONLY A SIGN FACE CHANGE SHALL
 BE PERMITTED ON THE EXISTING FREESTANDING SIGNAGE WITH
 A SIGN PERMIT.
  
 4.) THE PROPOSED WALL SIGN ON THE NORTH (ANGLED) WALL,
 SHALL COMPLY WITH THE ZLDRS DIMENSIONAL REQUIREMENTS
 FOR SIGNAGE.
  
 5.) PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES ON
 THE PROPERTY, A TREE ALTERATION PERMIT SHALL BE
 SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT - PLANNING DIVISION.
