 1.) AS DISCUSSED AT THE 6/13 PPRC MEETING, THE
 APPLICANT INTENDS TO PROVIDE THE CROSS ACCESS AT A
 FUTURE DATE. STAFF WILL REQUIRE THE FOLLOWING: 1.) AN
 ALTERNATIVE SITE PLAN WITHOUT THE CROSS ACCESS (AS THE
 SUBMITTED PLANS SHOW A CROSS ACCESS POINT) PRIOR TO
 SITE PLAN APPROVAL, AND 2.) A CROSS ACCESS AGREEMENT
 BETWEEN PROPERTY OWNERS WILL BE REQUIRED PRIOR TO THE
 SUBMITTAL OF ANY BUILDING PERMITS ASSOCIATED TO
 DEVELOPING THE CROSS ACCESS.
  
 2.) THE TWO (2) EXISTING POLE SIGNS ON THE SUBJECT
 PROPERTY ARE CONSIDERED LEGAL NONCOMPLYING SIGNS. THESE
 SIGNS SHALL BE REGULATED BY SECTION 94-404 OF THE
 ZONING AND LAND DEVELOPMENT REGULATIONS (ZLDRS), SHOULD
 THESE SIGNS BECOME OBSOLETE.
  
 3.) ALL PRIVATE DEVELOPMENT PROJECTS, INCLUDING NEW
 CONSTRUCTION, OR THE RENOVATION OR IMPROVEMENT OF AN
 EXISTING BUILDING, WHERE THE TOTAL CONSTRUCTION COSTS
 ARE EQUAL TO OR GREATER THAN $750,000.00 IS SUBJECT TO
 THE ART IN PUBLIC PLACES REQUIREMENTS OF CHAPTER 78,
 ARTICLE V, OF THE CITY'S CODE OF ORDINANCES.
  
 4.) ANY CHANGES TO THE PLANS SHALL BE REFLECTED IN ALL
 PLANS FOR CONSISTENCY.
  
 SITE PLAN COMMENTS:
  
 1.) IT WAS NOTED BY STAFF AT THE 6/13 PPRC MEETING THAT
 THE CROSS ACCESS WOULD BE PROVIDED IN THE FUTURE. THE
 APPLICANT WAS REQUESTED TO PROVIDE ADDITIONAL PLANS
 WITH NO CROSS ACCESS, AS IT IS UNCERTAIN AT THIS TIME
 TO WHEN A CROSS ACCESS AGREEMENT WITH THE ADJACENT
 PROPERTY OWNER WOULD BE ESTABLISHED. THIS COMMENT HAS

 2.) IDENTIFY THE LOCATION OF THE ANY MECHANICAL
 EQUIPMENT PROPOSED FOR THE PROJECT (I.E. A/C UNIT(S),
 GENERATORS, ETC.). MECHANICAL EQUIPMENT MAY NOT PROJECT
 MORE THAN 4 FT. INTO A SETBACK; ANY ROOFTOP EQUIPMENT
 SHALL BE SCREENED FROM PUBLIC VIEW BY A PARAPET OR WALL

 3.) LIGHT FIXTURE PLACEMENT IN THE SITE PLAN DOES NOT
 MATCH THE LIGHT FIXTURE PLACEMENT IN THE PHOTOMETRIC
 AND CIVIL PLANS. PLEASE ADDRESS.
  
 4.) THE MAXIMUM BUILDING HEIGHT (21'-2") SHALL BE
 INCLUDED IN THE SITE DATA TABULAR.
  
 LANDSCAPE PLAN COMMENTS:
  
 1.) LIGHT FIXTURE PLACEMENT IN THE LANDSCAPE PLAN DOES
 NOT MATCH THE LIGHT FIXTURE PLACEMENT IN THE
 PHOTOMETRIC PLAN AND CIVIL PLANS. PLEASE ADDRESS.
  
 ARCHITECTURAL (FLOOR PLANS AND ELEVATIONS) COMMENTS:
  
 1.) NEW STRUCTURES ALONG SOUTH DIXIE HIGHWAY SHOULD BE
 DESIGNED TO PROMOTE AND ENCOURAGE WALKABILITY ALONG THE
 SOUTH DIXIE CORRIDOR. BUILDING DESIGN ELEMENTS THAT CAN
 BE INCORPORATED TO IMPROVE PEDESTRIAN ACCESSIBILITY,
 INCLUDE: LOCATING STOREFRONTS/CUSTOMER ACCESS ALONG
 DIXIE HIGHWAY AND SOUTHERN BOULEVARD; MAXIMIZING
 BUILDING FRONTAGE ALONG STREET(S), AND BY PROVIDING
 GLAZING/TRANSPARENCY INTO STOREFRONTS. THE LAYOUT
 (FLOOR PLAN AND ELEVATIONS) OF THE PROPOSED BUILDING
 DOES NOT SEEM TO EXHIBIT DESIGN QUALITIES THAT PROMOTE
 PEDESTRIAN-ACTIVITY ALONG THESE STREETS. PLEASE
 ADDRESS. [NOTE: STAFF BELIEVES THAT THE NORTH (SOUTHERN
 BOULEVARD) AND WEST (S. DIXIE HWY) ELEVATIONS COULD BE
 IMPROVED TO FURTHER ENHANCE THE PEDESTRIAN SCALE.
 CONSIDER ADDITIONAL ARCHITECTURAL FEATURES (I.E.
 FENESTRATION, WINDOWS/OPENINGS, ETC.).
  
 2.) ARCHITECTURAL PLANS SHALL BE SIGNED, DATED AND
 SEALED BY A FL REGISTERED ARCHITECT. REVISED
 ARCHITECTURAL PLANS HAVE NOT BEEN SIGNED, DATED AND
 SEALED.
  
 LIGHTING PLAN COMMENTS:
  
 1.) ALL OUTDOOR LIGHTING SHALL BE SHIELDED TO REDUCE
 GLARE AND SHALL BE ARRANGED TO REFLECT LIGHT OR GLARE
 AWAY FROM ALL ADJACENT RESIDENTIAL DISTRICTS, ADJACENT
 RESIDENCES, OR PUBLIC THOROUGHFARES. A NOTE SHALL BE
 PROVIDED IN THE PLAN TO DEMONSTRATE COMPLIANCE [ZLDR
 S.94-309(A)]. [6/12/18 REPEAT COMMENT][NOTE:
 APPLICANT'S RESPONSE DATED 8/14/18 STATES THAT A NOTE
 HAS BEEN PROVIDED IN SHEET LP-1; HOWEVER, THAT COMMENT
 IS NOWHERE TO BE FOUND. ADDITIONALLY, THE NOTE SHOULD
 ALSO BE INCLUDED IN THE SITE AND PHOTOMETRIC PLANS]
  
 2.) THE PLACEMENT OF THE LIGHT FIXTURES IN THE
 PHOTOMETRIC PLAN DOES NOT MATCH THE PLACEMENT OF THE
 LIGHT FIXTURES IN THE SITE AND LANDSCAPE PLANS. PLEASE
 ADDRESS FOR CONSISTENCY.

 * PLEASE PROVIDE RESPONSES TO REVIEW COMMENTS IN
 WRITTEN FORMAT.
  
 * WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF
 FIFTEEN (15) PAPER COPIES, ONE (1) REDUCED COPY IN 8.5
 INCHES X 11 INCHES AND ONE (1) SET IN 11 INCHES X 17
 INCHES, AND AN ELECTRONIC COPY OF ALL PLANS.
  
 * PLEASE NOTE THAT CHANGES ON THE RESUBMITTED PLANS MAY
 RESULT IN ADDITIONAL COMMENTS.
  
 * A $200 (20% OF THE ORIGINAL APPLICATION FEE)
 RESUBMITTAL FEE HAS BEEN ASSESSED FOR THE NEXT
