 1.PLEASE INSERT PROPOSED BUILDING IN THE CONTEXT
 (SURVEY WITH EXISTING AND UNDER CONSTRUCTION
 SURROUNDINGS) INCLUDE ALL THE ADJACENT STREETS AND
 BUILDINGS AND INCLUDE PROPOSED CHANGES ON CURB LINES.
 2. PLEASE PREPARE CONTEXT ELEVATIONS, IN COLOR.
 3. PLEASE CHECK THE DIMENSIONS OF ROSEMARY AVENUE
 INCLUDED IN THE SITE PLAN. TROLLEY DROP-OFF AREA SEEMS
 WIDER THAN TRAVEL LANES.
 4. INCLUDE THE LOCATION OF THE EXISTING CURB LINE IN
 SITE PLAN DRAWINGS TO INDICATE THE PROPOSED CHANGES
 FROM CURRENT SECTION.
 5. ROSEMARY STREET STREETSCAPE DESIGN SHALL MATCH THE
 STREETSCAPE DESIGN CURRENTLY IN PROGRESS, DETAILS STILL
 TO BE DETERMINED.
 6. FERN STREET STREETSCAPE SHALL MATCH THE DESIGN
 RECENTLY INSTALLED (BIO-SWALES WITH OAK TREES). THE
 PLANTING AREA WEST OF DRIVEWAY CAN BE EXPANDED TO MATCH
 THE BIO-SWALE ALIGNMENT.
 7. ANY EXISTING ON-STREET PARKING PROPOSED FOR REMOVAL
 WILL REQUIRE A PAYMENT OF REMOVAL FEE.
 8. EAST ELEVATION (GARAGE FACING SINGLE FAMILY HOUSE)
 SHALL BE ENHANCED TO MINIMIZE THE IMPACT OF THE BLANK
 WALL (POSSIBLE ARCHITECTURAL SCREEN AS PROPOSED ON
 OTHER NON-ACTIVE USE FACADES). THE EASTERN MOST WALL IS
 ALSO 21% EXCEEDING THE MAXIMUM ALLOWED FOR A BLANK
 WALL.
 9. EVERNIA STREET FA?ADE IS NOT IN COMPLIANCE WITH THE
 PLANAR BREAK REQUIREMENT. BREAK SHALL OCCUR FOR THE
 FULL HEIGHT OF THE PODIUM (PLANAR BREAK DEFINITION).
 10. SOUTH ELEVATION (SHEET A0.01.2) INDICATES SPANDREL
 GLASS ON GARAGE AREAS, BUT IT LOOKS LIKE ARCHITECTURAL
 SCREEN, PLEASE CLARIFY.
 11. SKYBIKE FACILITY REMOVED FROM ROW. PROJECT SHALL
 RELOCATE FACILITY ON-SITE.
 12. PLEASE INCLUDE EXACT AMOUNT OF TDRS NEEDED IN

 17. BIKE PARKING FOR TENANTS SHALL BE IN AN ENCLOSED

 18. PLEASE INDICATE THE LOCATION OF REQUIRED PUBLIC
 BIKE PARKING 1/100 FEET OF STREET FRONTAGE (8 SPACES
 REQUIRED).
 19. PROJECT IS PROPOSING 606 PARKING SPACES, MORE THAN
 THE MINIMUM REQUIRED PARKING FOR THE PROJECT. STAFF IS
 SUGGESTING THE PARKING PROVIDED ON SITE BE REDUCED TO
 NO MORE THAN THE MINIMUM REQUIRED FOR THE PROJECT.
 20. BULB OUT ON THE EAST SIDE OF ROSEMARY AVENUE AND
 FERN STREET SHALL BE MODIFIED TO FULLY ACCOMMODATE THE
 BIKE LANE UP TO THE INTERSECTION.
 21. PLEASE ENSURE THE RENDERINGS PRESENTED ARE FULLY
 ACCURATE WITH THE CONTEXT AND PROPOSED MATERIALS AND
 LANDSCAPE.
 22. STREET LIGHT FIXTURE SPECIFIED IS NOT CONSISTENT
 WITH DOWNTOWN LIGHT FIXTURE STANDARD. LIGHT FIXTURES
 ALONG FERN STREET AND EVERNIA STREET SHALL FOLLOW DMP
 STANDARD. ROSEMARY FIXTURE WILL BE DETERMINED BY THE
 CURRENT STREETSCAPE REDESIGN PROJECT.
 23. PROPOSED PAVERS ON SIDEWALK SHALL MATCH ROSEMARY
 AVENUE.
 24. PLEASE INDICATE ANY SEATING ON PRIVATE OPEN SPACE
 AREAS.
 25. SEATING AREAS ON PUBLIC OPEN SPACE SHALL BE OF
 HIGHER FINISH AND INCLUDE ELEMENTS TO DETER
 SKATEBOARDERS.
 26. ADDITIONAL BASE PLANTING IS SUGGESTED ALONG
 BUILDING FA?ADE FOR AT LEAST SOME PORTIONS OF THE
 PUBLIC OPEN SPACE EDGE.
 27. PLEASE INDICATE THAT THE EXPOSED PARKING DECK WILL
 INCLUDE A FULL PAINTED APPLICATION BY AN ARTIST.
 ADDITIONAL INFORMATION:
 - THE PROJECT IS REQUIRED TO OBTAIN APPROVAL FROM THE
 DAC FOR SPECIAL REVIEW AND TDR TRANSFER. PLEASE FOLLOW
