 PROJECT NARRATIVE/JUSTIFICATION STATEMENT INDICATES
 130,436 SQUARE FEET. PLEASE CLARIFY AND REVISE.
 - IN TABLE 4, THE PROJECT TRAFFIC VOLUMES SHOULD BE
 BASED ON ?PROPOSED MINUS EXISTING? TRIPS INSTEAD OF
 ?PROPOSED MINUS VESTED? TRIPS. PLEASE REVISE
 SITE PLAN (RECEIVED ON FEB 14, 2018) COMMENTS:
 - EXISTING CURB RAMPS AT 45TH STREET DRIVEWAYS AREN?T
 ADA COMPLIANT. UPGRADE CURB RAMPS.
 - INCLUDE SIGNING AND PAVEMENT MARKING PLAN FOR THE
 SITE SO THAT WE CAN REVIEW THE SITE CIRCULATION
 - THE PROPOSED SITE HAS 3 DRIVEWAYS ON 45TH STREET.
 HOWEVER, ONLY 2 ACCESS POINTS ARE ALLOWED ONTO EACH
 RIGHT-OF-WAY PER CITY CODE SECTION 94-312(1)A
 - DO NOT REMOVE THE MEDIAN NOSE AT THE FULL ACCESS
 DRIVEWAY ON 45TH STREET AS THIS WILL INCREASE VEHICLE
 CONFLICT
 - REVISE THE EXISTING EAST-WEST CIRCULATION ROADWAY TO
 FURTHER SOUTH AND AWAY FROM 45TH STREET IN ORDER TO
 PROVIDE LONGER DRIVEWAY LENGTH AT ALL DRIVEWAYS
 - PROVIDE ACCESSIBLE PEDESTRIAN CONNECTION FROM 45TH
 STREET AND MILITARY TRAIL TO THE EXISTING AND PROPOSED
 LAND USES
 - SHOW PEDESTRIAN CIRCULATION FROM THE 36 NEW PARKING
 SPACES, WHICH ARE LOCATED AT THE BACK OF THE EXISTING
 BUILDING, TO THE STORE ENTRANCES
 - PROVIDE AUTOTURN EXHIBIT FOR THE DRIVE-THROUGH LANE
 FOR THE PROPOSED FAST FOOD RESTAURANT
 - DIMENSION THE PARKING ANGLE FOR THE ANGLE PARKING
 SPACES BY THE PROPOSED FAST FOOD RESTAURANTS, AND MAKE
 SURE THE AISLE WIDTH AND OTHER DIMENSIONS MEET THE CITY
 CODE SECTION 94-485(J)(2)
 - COORDINATE WITH PALM TRAN TO PROVIDE BUS SHELTER FOR
 THE EXISTING BUS STOP ON 45TH STREET
 - CONSIDER ROTATING THE PROPOSED RETAIL BUILDING SO
 THAT ITS LONGER LENGTH IS PARALLEL TO 45TH STREET AND
 PROVIDING AN EAST-WEST CIRCULATION ROADWAY LOCATED
 SOUTH BEHIND THE BUILDINGS.
 - CONSIDER PROVIDING A WIDE MULTI-USE PATH ALONG 45TH
 STREET FRONTAGE INSTEAD OF THE EXISTING NARROW
 SIDEWALK.
 - EAST ? WEST CIRCULATION ROAD, CONSIDER PROVIDING A
 FUTURE CONNECTION POINT TO THE PROPERTY TO THE WEST.
 - CHANGES TO THE EAST-WEST CIRCULATION ROAD ARE
 SUPPORTED BY THE FOLLOWING ELEMENTS IN THE CITY?S
 COMPREHENSIVE PLAN:
 O POLICY 2.3.2(A): THE CITY SHALL REDUCE THE NEED FOR
 WIDENING MAJOR AND MINOR THOROUGHFARES BY ENCOURAGING
 THE PLACEMENT OF A WELL INTER-CONNECTED SYSTEM OF
 STREETS. WHERE AN INTERCONNECTED SYSTEM BECOMES
 POSSIBLE, CARE SHOULD BE GIVEN TO A COMMUNITY'S QUALITY
 OF LIFE, THE AMOUNT OF THROUGH-TRAFFIC, THE IMPACTS ON
 SAFETY, AND OVERALL SECURITY.
 O POLICY 2.3.2(B): THE CITY SHALL DISCOURAGE THE USE OF
 DEAD-END STREETS, LOOP STREETS, AND OVERSIZED BLOCKS IN
 FAVOR OF THROUGH-STREETS AND SHORTER BLOCKS; PROVIDE
 CUT-THROUGHS FOR PEDESTRIAN ACCESS TO TRANSIT; AND
 PROMOTE LANDSCAPING OF RIGHTS-OF-WAY.
 O POLICY 2.3.2(C): THE CITY SHALL ENCOURAGE NEW
 DEVELOPMENTS TO INCLUDE: 1) AN INTERCONNECTED SYSTEM OF
 STREETS IN THEIR DEVELOPMENT PLANS WHICH CONSIDER
 APPROPRIATE ADJACENT PARCELS WITH POTENTIAL FOR FUTURE
 COMPATIBLE DEVELOPMENTS; 2) STUB STREETS THAT CONNECT
 TO ADJACENT UNDEVELOPED PARCELS WITH A POTENTIAL FOR
 FUTURE DEVELOPMENTS; AND 3) STUB STREETS THAT TIE INTO
 EXISTING ADJACENT STUB STREETS.
