 - THE TRIP GENERATION CALCULATION APPEARS TO BE CORRECT
 BUT THE RATES INCLUDED IN THE TRAFFIC STATEMENT ARE
 NOT. PER PALM BEACH COUNTY?S TRIP GENERATION RATE
 INFORMATION, DAILY RATE SHOULD BE 152.03 TRIPS PER
 1,000 S.F., AND PM RATE SHOULD BE 12.81 TRIPS PER 1,000
 S.F. FOR 10,000 S.F. OR LESS. RETAIL PASS-BY % SHOULD
 BE 62% FOR 10,000 S.F. OR LESS.
 - INCLUDE DAILY PASS-BY TRIPS AS DAILY DRIVEWAY VOLUMES
 SHOWN IN FIGURE 1. THE DAILY DRIVEWAY VOLUMES SUM UP TO
 THE NET PROPOSED TRIPS ONLY BUT NOT THE TOTAL DRIVEWAY
 VOLUMES SHOWN IN TABLE 2.
 - PROVIDE FINAL SIGNED AND SEALED TRAFFIC STATEMENT.
  
 SITE PLAN (RECEIVED ON APRIL 18, 2018) COMMENTS:
  
 - PURSUANT TO RESOLUTION NO. 20-14, INCLUDE IN THE
 APPLICATION THE STREETSCAPE DESIGN, INCLUDING BUT NOT
 LIMITED TO LANDSCAPING AND SIDEWALKS/BIKE PATHS, ON THE
 EAST AND WEST SIDE OF NORTH FLAGLER DRIVE. PLEASE
 COORDINATE WITH ENGINEERING ON THE STREETSCAPE DESIGN.
 THE STREETSCAPE IMPROVEMENT SHOULD BE INSTALLED PRIOR
 TO THE ISSUANCE OF THE FIRST CERTIFICATE OF OCCUPANCY
 FOR THE PROPOSED PBA DEVELOPMENT. THIS COMMENT WAS
 ACKNOWLEDGED IN THE RESPONSE BUT NO STREETSCAPE DESIGN
 IS PROVIDED FOR THE EAST AND WEST SIDES OF NORTH
 FLAGLER DRIVE.
 - SWAP THE LOCATIONS OF THE TURNAROUND AREA AND THE
 LAST PARKING SPACE PRIOR TO THE RESIDENTIAL ACCESS
 GATE.
 - SOME OF THE DIMENSIONS IN THE CIVIL PLAN ARE
 DIFFERENT THAN THE SITE PLAN, AND THE SIDEWALK DESIGN
 IS SLIGHTLY DIFFERENT BETWEEN THE TWO SETS OF PLANS.
 FOR EXAMPLE, IN SHEETS A1.01 AND C4.00, THE DROP OFF
 AREAS TO THE NORTH AND SOUTH OF THE BUILDING ARE
 INDICATED WITH WIDTHS OF 19?-9? AND 18? RESPECTIVELY IN
 THE SITE PLAN, BUT IS SHOWN AS 18? AND 20? RESPECTIVELY
 IN THE CIVIL PLAN; AND THE INTERNAL ROADWAY WIDTH TO
 THE SOUTH OF THE PROPERTY IS SHOWN AS 25?-2? IN THE
 SITE PLAN BUT IS SHOWN AS 24? IN THE CIVIL PLAN. PLEASE
 REVISE.
 - THE INTERNAL ROADWAY COULD BE REDUCED TO 24? WIDE AND
 THE DROP OFF AREA COULD BE REDUCED TO 18? WIDE TO
 MAXIMIZE THE SIDEWALK WIDTH, WHICH COULD ALLOW A
 MINIMUM OF 6? SIDEWALKS AND PREFERABLY 8? TO 10?
 SIDEWALKS BE PROVIDED. ALSO, INCREASE THE WIDTH OF THE
 SIDEWALKS/PEDESTRIAN PATHWAYS WHICH RUN DIAGONALLY
 ALONG THE SOUTH SIDE OF THE PROPERTY.
 - PROVIDE FINAL SIGNED AND SEALED CIVIL PLAN.
