 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING
 REVIEW COMMENTS:
  
 1. APPROVED SCHOOL CAPACITY AVAILABILITY DETERMINATION
 SHALL BE PROVIDED.
  
 2. SITE PLAN SHALL INCLUDE A NORTH ARROW AND GRAPHIC
 SCALE.
  
 3. THE PROPERTY LINE SHOULD BE CLEARLY IDENTIFIED WITH
 A DIFFERENT LINE TYPE/COLOR/WEIGHT. A PORTION OF THE
 PROPERTY LINE IS SHOWN AS A RED DASHED LINE, WHILE
 OTHER PORTIONS ARE THE SAME LINE WEIGHT/COLOR AS EVERY
 OTHER LINE.
  
 4. DIMENSIONS SHALL BE PROVIDED FOR THE DRIVEWAY AT THE
 SOUTH END OF THE PROJECT, BETWEEN RYBOVICH AND THE TRG
 PROJECT.
  
 5. THERE SHOULD BE A DOOR FROM THE BIKE PARKING SPACE
 TO THE EXTERIOR OF THE BUILDING, WITHOUT HAVING TO GO
 THROUGH THE PARKING GARAGE.
  
 6. THE TRAFFIC ANALYSIS PROVIDED DOES NOT APPEAR TO
 ACCOUNT FOR THE ACTIVE USE SQUARE FOOTAGE THAT IS
 PROPOSED ALONG THE FRONTAGE ROAD.
  
 7. THE SITE PLAN SHOULD INCLUDE LABELS AND DETAILS OF
 ALL FENCING, WALL, ETC.; HEIGHTS SHALL BE IDENTIFIED.
  
 8. DETAIL SHALL BE PROVIDED FOR THE TRASH ENCLOSURE
 SOUTH OF THE OFFICE/OUTDOOR DINING AREA.
  
 9. THE PARKING STALL DETAIL SHOULD MATCH THE CITY?S
 STANDARD DETAIL; PLEASE EMAIL ME FOR A COPY. AN
 ADDITIONAL DETAIL SHALL BE PROVIDED SHOWING HOW THE
 STRIPING WILL BE ACCOMMODATED AROUND OR NEAR THE
 STRUCTURAL COLUMNS IN THE GARAGE.
  
 10. IS THERE A REASON WHY THE GARAGE IS SHOWN AS
 ONE-WAY? THE ARROWS INDICATE ONE-WAY, BUT STOP BARS ARE
 SHOWN ON BOTH SIDES OF THE GARAGE, ETC.
  
 11. PLEASE VERIFY THE LOCATION OF THE STOP BARS,
 PARTICULARLY AT THE EXITS OF THE PARKING GARAGE. I
 BELIEVE THE BAR SHOULD BE RELOCATED, OR A SECOND BAR
 ADDED, BEFORE THE CROSSWALK.
  
 12. THE SITE PLAN SHOULD INCLUDE ALL OF THE PAVEMENT
 MARKINGS THAT ARE SHOWN ON SHEET C4.00.
  
 13. PLEASE PROVIDE TURNING ANALYSIS FOR THE
 LOADING/UNLOADING AND TRASH PICK-UP INSIDE THE GARAGE.
  
 14. BICYCLE PARKING SHALL BE PROVIDED ON THE EXTERIOR
 OF THE BUILDING NEAR EACH OF THE ELEMENTS THAT IS OPEN
 TO THE PUBLIC OR WOULD OTHERWISE BE ACCESSED BY SOMEONE
 WHO DOES NOT HAVE ACCESS TO THE INTERNAL BIKE STORAGE
 AREA.
  
 15. A DETAIL SHALL BE PROVIDED FOR THE PROPOSED BIKE
 RACK, INCLUDING SIZE, STYLE, DIMENSIONS OF THE AREA
 SURROUNDING, ETC.
  
 16. TURN AROUND SPACES SHALL BE PROVIDED AT PARKING
 ROWS THAT HAVE A DEAD END, SUCH AS UNDER THE RAMP ON
 THE GROUND FLOOR AND ON THE TOP LEVEL OF THE GARAGE.
  
 17. DIMENSION ALL PARKING ROWS AND DRIVE AISLES.
  
 18. PEDESTRIAN CONNECTION SHOULD BE MADE FROM THE SOUTH
 LOBBY ENTRANCE TO THE PUBLIC PROMENADE TO THE EAST,
 WITHOUT HAVING TO CROSS LANDSCAPING.
  
 19. POOLS SHALL BE ENCLOSED BY A FENCE OR SIMILAR
 STRUCTURE THAT IS AT LEAST FOUR (4) FEET IN HEIGHT.
 ACCESS TO THE POOL SHOULD BE THROUGH A BUILDING OR
 THROUGH A SELF-CLOSING AND SELF-LATCHING GATE WITH
 LATCHES AT LEAST 54 INCHES ABOVE THE BOTTOM OF THE
 GATE.
  
 20. THE DATA ON SHEET A0.02 INDICATE THAT THERE ARE 199
 DWELLING UNITS IN PBA 2 AND 200 DWELLING UNITS IN PBA
 3; THE DESIGN GUIDELINES HAVE THIS INFORMATION
 REVERSED.
  
 21. PLEASE PROVIDE A DIMENSION FROM THE NORTH PROPERTY
 LINE TO THE NORTHERN ROADWAY; THE MINIMUM BUFFER SHALL
 BE AT LEAST FIVE (5) FEET IN WIDTH.
  
 22. THE MASSING DIAGRAM ON PAGE 18 OF THE DESIGN
 GUIDELINES NEEDS TO BE REVISED TO ACCURATELY REFLECT
 THE NEW MAXIMUM GROSS FLOOR AREAS.
  
 23. PURSUANT TO THE DESIGN GUIDELINES, SHOWER/CHANGING
 FACILITIES SHALL BE PROVIDE FOR EMPLOYEES OF ALL
 NON-RESIDENTIAL USES WITHIN THE CMPD. PLEASE INDICATE
 HOW THIS IS WILL BE PROVIDED FOR THE ACTIVE USES
 PROPOSED ON THE FRONTAGE ROAD.
  
 24. PURSUANT TO THE DESIGN GUIDELINES, A SITE PLAN
 APPLICATION SHALL INCLUDE A PARKING MANAGEMENT PLAN
 THAT DEMONSTRATES THE PROVISION OF SUFFICIENT PARKING
 AND SUFFICIENT VEHICULAR, PEDESTRIAN AND EMERGENCY
 VEHICLE ACCESS FOR ALL CONSTRUCTION TRAFFIC AS WELL AS
 ALL BUILDINGS REMAINING IN OPERATION DURING THE
 DEMOLITION/CONSTRUCTION FOR THE PROPOSED BUILDING.
  
 25. PURSUANT TO THE DESIGN GUIDELINES, THERE IS TO BE A
 MINIMUM OF FIVE (5) FEET OF FOUNDATION PLANTING ALONG
 THE WEST FA?ADE OF THE BUILDING.
  
 26. PURSUANT TO THE DESIGN GUIDELINES THE DESIGN OF THE
 FRONTAGE ROAD IS TO INCLUDE PEDESTRIAN ELEMENTS SUCH AS
 BENCHES, TRASH CAN, FOUNTAINS, PUBLIC ART, ETC.
  
 27. PLEASE PROVIDE INFORMATION PERTAINING OT THE
 PROPOSED GREEN WALLS ON THE GROUND FLOOR, ON THE WEST
 FA?ADE OF THE BUILDING.
  
 28. VERIFICATION FROM THE PROJECT ARCHITECT SHALL BE
 PROVIDED INDICATING THAT THE BUILDING WILL BE AT LEAST
 BRONZE LEVEL ON THE ICC 700 2012 NATIONAL GREEN
 BUILDING STANDARDS IN EFFECT AS OF JANUARY 1, 2014 AND
 INCORPORATE ALL OF THE GREEN INITIATIVES OUTLINED IN
 THE DESIGN GUIDELINES.
  
 29. PARKING FOR THE ACTIVE USES ALONG THE FRONTAGE ROAD
 TO NOT APPEAR TO BE INCLUDED IN THE CALCULATIONS,
 PLEASE CLARIFY. PARKING REQUIREMENTS FOR
 NON-RESIDENTIAL USES ARE OUTLINED IN THE DESIGN
 GUIDELINES.
  
 30. STAFF NEEDS CLARIFICATION REGARDING THE PROPOSED
 NUMBER OF PARKING SPACES AND THE CONFIGURATION OF THE
 GARAGE, ETC. PLEASE CONTACT FOR FURTHER DISCUSSION.
  
 31. PLEASE CLARIFY THE DETAIL OF THE PROPOSED WALKWAY
 EXTENDING INTO THE INTRACOASTAL WATERWAY. IS THE
 DOCKING OF BOATS GOING TO BE PERMITTED? IF SO, ARE THE
 SLIPS FOR RESIDENTS ONLY? ADDITIONAL INFORMATION
 REGARDING THIS ELEMENT MAY GENERATE ADDITIONAL COMMENTS
 DEPENDING UPON THE APPLICABLE SECTIONS OF THE CITY?S
 ZONING AND LAND DEVELOPMENT REGULATIONS.
  
 32. PLEASE PROVIDE THE DIMENSION OF THE METAL PANELS
 (BEHIND THE CABLE RAILS) INSIDE OF THE PARKING GARAGE.
 PURSUANT TO THE DESIGN GUIDELINES, THESE PANELS SHALL
 BE AT LEAST 3 FEET 6 INCHES IN HEIGHT.
  
 33. THERE WAS SOME COMMENTS BY STAFF THAT THE PROPOSED
 DESIGN ELEMENTS FOR THE PARKING GARAGE SEEMED A LITTLE
 OUT OF CONTEXT WITH THE REST OF THE RESIDENTIAL TOWER
 AND THOUGHT THAT THEY COULD BE BETTER INTEGRATED.
  
 34. IS THE GARAGE PROPOSED TO BE GATED? THERE NEEDS TO
 BE DISCUSSIONS WITH STAFF REGARDING OPERATION OF THE
 GARAGE, STACKING, GUEST ACCESS, ACCESS TO PARKING BY
 PATRONS OF THE NON-RESIDENTIAL USES, ETC.
  
 35. IS LIGHTING PROPOSED? A PHOTOMETRIC PLAN SHALL BE
 PROVIDED.
  
 36. IS SIGNAGE PROPOSED AS PART OF THE ACTIVE USES
 ALONG THE FRONTAGE ROAD?

 PLEASE NOTE THE FOLLOWING WHEN RESUBMITTING:
  
 A) WRITTEN RESPONSES TO COMMENTS MADE BY ALL
 DEPARTMENTS SHALL BE PROVIDED UPON RESUBMISSION.
  
 B) 15 SETS OF REVISED PLANS AND/OR DOCUMENTS SHALL BE
 PROVIDED, ALONG WITH ONE (1) REDUCED COPY (11IN X
 17IN), AND AN ELECTRONIC COPY OF ALL PLANS.
  
 C) PLEASE NOTE THAT RE-SUBMITTALS MAY BE SUBJECT TO
 ADDITIONAL COMMENTS.
  
 D) IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
  
 E) PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE.
  
 F) IN ORDER TO BE CONSIDERED FOR THE MAY 15, 2018,
 PLANNING BOARD AGENDA, ALL COMMENTS SHALL BE
 SATISFACTORILY ADDRESSED. PLEASE SUBMIT ALL REVISED
 DOCUMENTS/PLANS NO LATER THAN MARCH 30, 2018.
  
 G) TO BE PLACED ON THE MAY 15, 2018, PLANNING BOARD
 AGENDA, SIGNS SHALL BE POSTED ON THE PROPERTY NO LATER
 THAN APRIL 30, 2018. SIGNAGE SHALL CONFORM AND BE
 INSTALLED WITH THE REQUIREMENTS OF THE CITY?S ZONING
 AND LAND DEVELOPMENT REGULATIONS, AS ALSO PROVIDED IN
 THE DEVELOPMENT APPLICATION. A SIGNED AND NOTARIZED
 AFFIDAVIT SHALL BE PROVIDED BY THE DEADLINE REFERENCED
 ABOVE.
