 THE MARINA TRAFFIC REVIEW GENERAL COMMENTS:
  
 - PURSUANT TO ORDINANCE NO. 4506-14, PROVIDE A TRAFFIC
 STATEMENT, PREPARED BY A LICENSED ENGINEER, TO DOCUMENT
 THE TRIP GENERATION AND VERIFY THAT THE MAXIMUM
 ALLOWABLE TRIP COUNT OF 14,640 AVERAGE DAILY VEHICULAR
 TRIPS IS NOT EXCEEDED. THE TRAFFIC STATEMENT SHALL
 OUTLINE THE NUMBER OF AVERAGE DAILY VEHICULAR TRIPS
 ASSOCIATED WITH THE PROPOSED CONSTRUCTION OR RENOVATION
 ALONG WITH ALL EXISTING DEVELOPMENT PROPOSED TO REMAIN
 ON THE PROPERTY.
 - PURSUANT TO RESOLUTION NO. 20-14, THE DEVELOPER IS
 RESPONSIBLE TO OBTAIN ALL NECESSARY APPROVALS, AND MAKE
 ALL NECESSARY IMPROVEMENTS TO CONVERT 40TH STREET INTO
 A TWO-WAY ROAD BETWEEN NORTH FLAGLER DRIVE AND BROADWAY
 AVENUE PRIOR TO THE ISSUANCE OF THE FIRST BUILDING
 PERMIT.
 - PURSUANT TO RESOLUTION NO. 20-14, PROVIDE PROOF OF
 BOND PAYMENT IN THE AMOUNT OF 110% OF THE COST OF
 INSTALLATION OF A TRAFFIC SIGNAL AT NORTH FLAGLER
 DRIVE/45TH STREET PRIOR TO THE ISSUANCE OF THE FIRST
 BUILDING PERMIT.
 - PURSUANT TO RESOLUTION NO. 20-14, A NORTHBOUND LEFT
 TURN LANE SHALL BE CONSTRUCTED FROM NORTH FLAGLER DRIVE
 ONTO 45TH STREET, AT THE DEVELOPER?S EXPENSE, PRIOR TO
 ISSUANCE OF THE FIRST CERTIFICATE OF OCCUPANCY.
 - PURSUANT TO RESOLUTION NO. 20-14, PRIOR TO ISSUANCE
 OF THE FIRST CERTIFICATE OF OCCUPANCY, SIGNAL TIMING
 PATTERNS SHALL BE OPTIMIZED AT 45TH STREET/BROADWAY
 AVENUE BY THE DEVELOPER TO ENSURE THE MOST EFFICIENT
 TRAFFIC FLOW. ANY COSTS ASSOCIATED WITH THE
 OPTIMIZATION SHALL BE COVERED BY THE DEVELOPER, AND ALL
 WORK SHALL BE DONE IN ACCORDANCE WITH THE CITY AND
 COUNTY?S STANDARDS AND PROCESSES.
 - THE PROPOSED AMENDMENT MODIFIES PBA 2 TO A MAXIMUM OF
 200 RESIDENTIAL UNITS AND PBA 3 TO A MAXIMUM OF 199
 RESIDENTIAL UNITS, BUT THE SITE PLAN, SHEET A0.02
 PROPOSES 199 UNITS IN PBA 2 AND 200 UNITS IN PBA 3.
 PLEASE REVISE.
 - THE REVISED FIGURES ARE MISSING FROM THE REVISED
 DESIGN GUIDELINES, PAGE 21,22,24, AND 26. PLEASE
 REVISE.
  
 SITE PLAN (RECEIVED ON FEBRUARY 13, 2018) COMMENTS:
  
 - PURSUANT TO RESOLUTION NO. 20-14, INCLUDE IN THE
 APPLICATION THE STREETSCAPE DESIGN, INCLUDING BUT NOT
 LIMITED TO LANDSCAPING AND SIDEWALKS/BIKE PATHS, ON THE
 EAST AND WEST SIDE OF NORTH FLAGLER DRIVE. PLEASE
 COORDINATE WITH ENGINEERING ON THE STREETSCAPE DESIGN.
 THE STREETSCAPE IMPROVEMENT SHOULD BE INSTALLED PRIOR
 TO THE ISSUANCE OF THE FIRST CERTIFICATE OF OCCUPANCY
 FOR THE PROPOSED PBA DEVELOPMENT.
 - DIMENSION THE FULL WIDTH OF RIGHT OF WAY AND THE
 WIDTH FROM CENTERLINE.
 - THE GARAGE APPEARS TO BE UNGATED AND UNRESTRICTED.
 PLEASE EXPLAIN THE PARKING MANAGEMENT STRATEGIES FOR
 THE PROPOSED DEVELOPMENT TO MAKE SURE THE PARKING NEEDS
 OF THE VISITORS, RESIDENTS AND THEIR GUESTS ARE
 ACCOMMODATED.
 - PROVIDE A TURNAROUND AREA FOR THE LAST PARKING SPACE
 UNDER RAMP.
 - FOR SOME OF THE ACTIVE USE AND MAINTENANCE FACILITIES
 ON THE WEST SIDE OF THE GARAGE, THE BACKDOORS OPEN INTO
 THE PARKING AISLES UNDER THE RAMP. THIS MAY CREATE
 POTENTIAL CONFLICT WITH VEHICLES. PLEASE PROVIDE A
 BUFFER SPACE BETWEEN THE DOORS AND THE PARKING AISLES,
 REMOVE THE BACKDOORS IF ALTERNATIVE ACCESS EXISTS, AND
 HAVE THE DOORS OPEN TO INSIDE.
 - PROVIDE PEDESTRIAN CONNECTIONS BETWEEN FLAGLER DRIVE
 AND THE PROPERTY NEAR 43RD STREET.
 - CONSIDER PROVIDING WIDER SIDEWALK ALONG THE NORTH AND
 SOUTH BUILDING FRONTAGE BETWEEN FLAGLER DRIVE AND THE
 PROMENADE.
 - THE SOUTHERN DRIVEWAY IS OFFSET TO 42ND STREET. WHEN
 THE PROPERTY TO THE SOUTH REDEVELOPS, THIS DRIVEWAY
 WILL NEED TO BE RELOCATED TO ALIGN WITH 42ND STREET TO
 MINIMIZE POTENTIAL VEHICLE CONFLICTS.
 - PROVIDE AT LEAST 25 FEET OF STORAGE SPACE IN ADVANCE
 OF THE STOP BARS AT THE 2 FLAGLER DRIVE DRIVEWAYS.
 - ALL STOP BARS SHOULD BE PLACED IN ADVANCE OF THE
 CROSSWALKS.
 - ON SHEET C4.11, ALL GARBAGE TRUCK PATHS ARE SHOWN TO
 RUN OVER CURBS. REVISE THE CURB TO ACCOMMODATE GARBAGE
 TRUCKS.
 - CLARIFY IF THE GARBAGE TRUCK NEEDS TO ACCESS THE
 PROMENADE. IF SO, PLEASE MODIFY THE CURBS TO
 ACCOMMODATE.
 - INCLUDE THE AUTOTURN PATHS FOR GARBAGE TRUCKS
 ACCESSING ALL 3 TRASH AREAS.
