 29, 2018) SITE PLAN COMMENTS:
 - IN THE PARKING GARAGE, THERE IS ZERO CORNER RADIUS AT
 EVERY RAMP DUE TO COLUMNS AND WALLS, AND PASSENGER CARS
 ARE NOT ABLE TO TURN RIGHT INTO OR OUT OF THE RAMPS
 WHILE STAYING ON THEIR OWN LANE. CONSIDER PROVIDING
 BUFFER SPACE AROUND THE COLUMNS AND WALLS OR RELOCATE
 OR REDESIGN THEM.
 - THE COLUMNS IN PARKING SPACES WILL MAKE IT VERY
 DIFFICULT FOR CARS TO TURN INTO THE PARKING SPACES AND
 FOR OCCUPANTS OF THE VEHICLES TO ENTER AND EXIT THE
 VEHICLE. CONSIDER A DESIGN WITHOUT COLUMNS. PROVIDE
 TURNING PATH EXHIBIT TO DEMONSTRATE THAT CARS CAN
 MANEUVER INTO THE SPACES WITH THE COLUMNS PRESENT.
 - IN THE DOWN RAMP TO THE LOWER LEVEL PARKING, IT IS
 UNCLEAR IF THE GARAGE WALL ON THE NORTH SIDE IS A SOLID
 WALL. IF SO, THERE WOULD BE INSUFFICIENT SIGHT DISTANCE
 FOR VEHICLES EXITING ONTO THE GROUND FLOOR LOOKING
 NORTH. CONSIDER REDESIGNING THE GARAGE WALL OR
 PROVIDING WINDOWS ON THE WALL.
 - PROVIDE BACK UP AND DEDICATED PULL-IN AREA AT THE
 TERMINUS OF ANY DEAD-END AISLE PER CITY CODE
 94-111(C)(2): ?A MINIMUM THREE-FOOT BACK UP AREA SHALL
 BE PROVIDED AT THE TERMINUS OF ANY DEAD-END DRIVE AISLE
 TO ALLOW FOR VEHICLES TO SAFELY PULL OUT OF THE END
 PARKING SPACES. IN ADDITION, THE EQUIVALENT OF ONE
 PARKING SPACE AT THE TERMINUS OF A DEAD-END AISLE SHALL
 BE STRIPED AS A DEDICATED PULL-IN AREA FOR TURNING
 AROUND.?
 - CLARIFY IF BIKE RACKS ARE PROVIDED ON THE GROUND
 LEVEL NEAR THE DRIVEWAY ON PALM BEACH LAKES BOULEVARD.
 THOSE BIKE RACKS ARE SHOWN ON SHEET A1.0 BUT NOT ON
 SHEET A2.1. PLEASE PROVIDE BIKE RACKS AS SHOWN ON SHEET
 A1.0 IF NOT.
 - CLARIFY HOW CYCLISTS WOULD ACCESS THE BIKE RACKS ON
 LEVEL 2 PARKING WITH THEIR BICYCLES. WOULD THEY BE
 ALLOWED TO CARRY THEIR BICYCLES INTO THE MEDICAL OFFICE
 LOBBY AND TAKE THE ELEVATOR TO LEVEL 2?
 - REMOVE THE FIRST ON-STREET PARKING SPACE TO THE WEST
 AT THE PALM BEACH LAKES BOULEVARD TO IMPROVE SIGHT
 DISTANCE LOOKING WEST.
 - PROVIDE ADDITIONAL LANDSCAPE AREA ON THE SOUTH SIDE
 OF PALM BEACH LAKES BOULEVARD IMMEDIATELY WEST OF OLIVE
 AVENUE.
 - PROVIDE PAVEMENT MARKING PLAN INCLUDING THE PROPOSED
 LANE ELIMINATION ON PALM BEACH LAKES BOULEVARD TO BE
 IMPLEMENTED BY THE APPLICANT, AND ILLUSTRATE HOW IT
 TIES INTO ADJACENT STREET SECTIONS AND INTERSECTIONS.
 NOTE THAT THE YELLOW CENTERLINE CLOSEST TO THE SITE
 WILL HAVE TO BE SHIFTED TO THE NORTH.
 - SHOW TOTAL RIGHT OF WAY OF PALM BEACH LAKES BOULEVARD
 AND ALSO CENTERLINE OF RIGHT OF WAY.
 - THE GORE STRIPING ON PALM BEACH LAKES BOULEVARD IS
 ANGLED IN THE WRONG DIRECTION. IT SHOULD ANGLED AGAINST
 THE DIRECTION OF TRAFFIC.
 - ADA TACTILE SURFACES TYPICALLY AREN?T INSTALLED FOR
 DRIVEWAYS. VERIFY IF THESE ARE REQUIRED.
 - EXIT OUT ONTO PALM BEACH LAKES BOULEVARD IS SHOWN AS
 RIGHT OUT ONLY. CONFIRM IF THIS IS THE INTENT OR A
 DRAFTING ERROR. IF IT IS INTENT THEN PROVIDE RATIONAL
 FOR THE RIGHT OUT ONLY RESTRICTION.
 - THE SIDEWALK ALONG PALM BEACH LAKES BOULEVARD
 FRONTAGE IS 5.5' WIDE ON THE PAVING, GRADING, AND
 DRAINAGE PLANS. THIS IS VERY NARROW AND DOESN'T APPEAR
 TO MEET DOWNTOWN MASTER PLAN SIDEWALK WIDTHS. PROVIDE
 CODE REFERENCE FOR SIDEWALK WIDTH WITH RESUBMITTAL.
 - THE ALLEY IS SHOWN AS ONE WAY. NOTE THE ALLEY IS
 DESIGNATED BY CITY CODE AS BI-DIRECTIONAL. REMOVE ONE
 WAY ARROWS FROM PLANS.
