 FEBRUARY 12, 2018
 I HAVE REVIEWED THE ABOVE REFERENCED PETITION, AND
 PROVIDE THE FOLLOWING COMMENTS:
  
 1. EXISTING TREES ON SITE ARE SHOWN ON THE SURVEY
 PROVIDED. PLEASE PROVIDE A TREE DISPOSITION PLAN
 SHOWING THE CORRECT SPECIES, CANOPY SIZE AND
 IDENTIFYING IF TREES WILL BE PRESERVED IN PLACE,
 RELOCATED OR REMOVED.
  
 2. PLEASE PROVIDE A TREE MITIGATION CHART TO SHOW ANY
 REMOVED TREES ARE MITIGATED PER CODE.
  
 3. PLEASE PROVIDE AN OPEN SPACE DIAGRAM TO SHOW
 QUALIFIED OPEN SPACE AREAS FOR BRELSFORD PARK DISTRICT
 5 FOR 18% PRIVATE OPEN SPACE AND IDENTIFY THE TYPE OF
 OPEN SPACE FROM TABLE IV-6 AND MEETING THE DEFINITION
 OF THAT TYPE OF OPEN SPACE IN SECTION 94-109 .
  
 4. PLEASE PROVIDE CALCULATIONS TO SHOW THE PRIVATE OPEN
 SPACE AREAS BY CATEGORY, AND PERCENTAGE OF VEGETATED
 AREA AND TREE CANOPY TO MEET THE REQUIREMENTS OF
 SECTION 94-109 TABLE IV-7.
  
 5. PLANNING STAFF IS RECOMMENDING A DIFFERENT DESIGN
 ADJACENT TO THE STREET. PLEASE REVISE THE STREETSCAPE
 TO MEET THE REQUIREMENTS OF SECTION 94-113 WITH SPACING
 OF TREES EVERY 30 FEET AND ADJUST THE LANDSCAPING
 ADJACENT TO THE BUILDING TO WORK IN HARMONY WITH THE
 STREETSCAPE.
  
 6. STREET TREES PLANTED IN SIDEWALKS WITH TREE GRATES
 SHALL HAVE STRUCTURAL SOIL INSTALLED 5 FEET ON THE
 SIDES AND REAR OF THE TREE GRATE. PLEASE PROVIDE A
 DETAIL. PLEASE SHOW THESE AREAS ON THE LANDSCAPE PLAN.
  
 7. STREET TREES LOCATED IN A SIDEWALK THAT IS ADJACENT
 TO A PERVIOUS LANDSCAPE AREA SHALL HAVE THE STRUCTURAL
 SOIL EXTENDED UNDER THE SIDEWALK TO MEET THE LANDSCAPE
 AREA IF THE DISTANCE BETWEEN THE 5 FOOT REQUIRED
 STRUCTURAL SOIL AND THE LANDSCAPE AREA IS LESS THAN 4
 FEET. PLEASE SHOW THESE AREAS ON THE LANDSCAPE PLAN.
  
 8. PLEAS SHOW THE LOCATIONS OF EXISTING OAK TREES TO
 THE WEST OF THE PROPERTY TO COORDINATE WITH PLACEMENT
 OF BUFFER PALMS AND TREES.
  
 CONDITIONS OF APPROVAL
 1. PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES ON
 THE PROPERTY, A TREE ALTERATION PERMIT SHALL BE
 SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT, PLANNING DIVISION.
  
 2. THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE PERMITTING AND INSTALLATION OF THE
 STREET TREES AND RIGHT OF WAY LANDSCAPING AND
 IRRIGATION APPROVED WITH THIS PETITION.
  
 3. THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE MAINTENANCE OF THE ROAD RIGHT OF
 WAY LANDSCAPING AND IRRIGATION ADJACENT TO THE
 DEVELOPMENT. THIS WILL BE THROUGH A SEPARATE
 MAINTENANCE AGREEMENT WITH THE CITY.
  
 4. IRRIGATION FOR STREET TREES AND LANDSCAPING IN THE
 RIGHT OF WAYS SHALL BE PROVIDED BY THE APPLICANT,
 SUCCESSORS AND ASSIGNS FROM THE SUBJECT DEVELOPMENT.
 ALL EXISTING CITY IRRIGATION LINES RUNNING TO
 INDIVIDUAL AREAS OR TREES SHALL BE REMOVED AND CAPPED
 IN SUCH A WAY TO ENSURE CITY IRRIGATION SUPPLY LINES
 SHALL REMAIN INTACT AND CONTINUOUS FOR OTHER AREAS
 SERVED BY THE LINES.
