 CAPACITY AVAILABILITY DETERMINATION RECOMMENDS THE
 FOLLOWING CONDITION.
  
 ?IN ORDER TO ADDRESS THE SCHOOL CAPACITY DEFICIENCY
 CREATED BY THIS PROPOSED DEVELOPMENT AT THE DISTRICT
 MIDDLE AND HIGH SCHOOL LEVEL, THE PROPERTY OWNER IS
 REQUIRED TO CONTRIBUTE A TOTAL OF $27,740 TO THE SCHOOL
 DISTRICT OF PALM BEACH COUNTY PRIOR TO ISSUANCE OF
 FIRST BUILDING PERMIT. THIS SCHOOL CAPACITY
 CONTRIBUTION IS INTENDED TO SUPPLEMENT THE REQUIRED
 SCHOOL IMPACT FEE (IMPACT FEE CREDIT HAS ALREADY BEEN
 APPLIED).?
  
 --COMPREHENSIVE PLAN TRAFFIC IMPACT STUDY TABLES ARE
 INCORRECTLY LABELED AS DWELLING UNITS FOR SQUARE

 -- PHASE 1 ENVIRONMENTAL REPORT- REC?S STATED MUST BE
 ADDRESSED BEFORE ISSUANCE OF BUILDING PERMIT.
  
 --WORKFORCE HOUSING- THE VOLUNTARY WORKFORCE HOUSING
 COMMITMENT IS COMMENDABLE IN THE BURGEONING NEW AREA,
 BUT NEEDS FURTHER DEVELOPMENT/ DISCUSSION. TOPICS
 INCLUDE HOW LONG THE WORKFORCE HOUSING WILL BE
 MAINTAINED. HOW THE COMMITMENT RELATES TO CURRENT
 MARKET RATES AND THE NUMBER OF UNITS. A TRUE COMMITMENT
 WOULD BE 20% AT 140% AMI FOR 15 YEARS OR 10% AT 120%
 AMI FOR 15 YEARS. THIS WILL BE A RECORDED RESTRICTION.

 CURRENTLY THE PLANS INDICATE ROLLING THE TRASH OUT OF
 THE FRONT ENTRY OF MULTIPLE UNITS. PLEASE CHECK SIZING
 OF DUMPSTERS AND VERIFY LOCATION SIZE IS ADEQUATE AND
 IF EXTRA SCREENING WILL BE NEEDED TO BLOCK THE VIEW
 FROM THE FRONT DOOR OF THE RESIDENTIAL UNITS.
  
 --FSP-1- PROVIDE SIDEWALK WIDTH DIMENSIONS FOR
 PEDESTRIAN EXIT LOCATIONS.
