 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING
 REVIEW COMMENTS:
  
 1. PURSUANT TO ORDINANCE NO. 2804-95, THE BUILD-OUT
 DATE FOR THE NORTHPOINTE DRI WAS NOVEMBER 30, 2000.
 STAFF IS CONTINUING TO REVIEW AND DETERMINE THE
 IMPLICATIONS OF THE EXPIRATION OF THE DRI AND WHAT
 STEPS ARE NECESSARY TO ALLOW FOR FUTURE DEVELOPMENT.
  
 2. A REVIEW OF THE PREVIOUSLY-APPROVED LANDSCAPE PLANS
 SHALL BE COMPLETED. ANY LANDSCAPE MATERIAL THAT IS
 MISSING OR OTHERWISE NEEDS TO BE REPLACED SHALL BE
 INCORPORATED INTO THE SCOPE OF THE PROPOSED PROJECT.
  
 3. APPROVED TRAFFIC CONCURRENCY SHALL BE PROVIDED.
  
 4. FLOOR PLANS SHALL BE PROVIDED.
  
 5. ALL UTILITY LETTERS SHALL BE PROVIDED.
  
 6. THE SURVEY SHOULD BE AN ALTA/ACSM LAND TITLE SURVEY
 AND PROVIDE ALL OF THE MINIMUM STANDARDS LISTED IN THE
 DEVELOPMENT APPLICATION. THE SURVEY SHOULD BE
 ACCOMPANIED BY A CURRENT OWNERSHIP AND ENCUMBRANCE
 (O&E) REPORT, WHICH SHALL INCLUDE ALL EASEMENT AND
 RESTRICTIONS OF RECORD, OR A CURRENT TITLE POLICY.
  
 7. PLEASE REMOVE THE TREE DISPOSITION INFORMATION FROM
 THE SITE PLAN; THIS SHOULD BE ACCOUNTED FOR ON A
 SEPARATE PLAN AND/OR LANDSCAPE PLAN.
  
 8. THE LINE WORK ON THE SITE PLAN NEEDS TO BE CORRECTED
 IN THE AREA OF THE NEW PARKING SPACES.
  
 9. PLEASE CLARIFY WHY THE SIDEWALK AT THE WEST END OF
 THE PROPOSED PARKING IS SO WIDE; ADDITIONALLY, THERE IS
 A SIGN SHOWN IN THE MIDDLE OF THE SIDEWALK. THE
 SIDEWALK SHOULD LINE UP WITH THE EXISTING WALKWAY THAT
 LEADS FROM NORTHPONT PARKWAY.
  
 10. PLEASE IDENTIFY THE LOCATION OF EXISTING DUMPSTERS,
 AND ENSURE THEIR COMPLIANCE WITH THE MINIMUM SCREENING
 REQUIREMENTS. ADDITIONALLY, VERIFY THAT NO ADDITIONAL
 DUMPSTERS ARE NEEDED TO ACCOMMODATE THE PROPOSED
 EXPANSION.
  
 11. DIMENSIONS SHALL BE PROVIDED FOR THE DRIVE AISLE
 ADJACENT TO THE PROPOSED PARKING. ADDITIONALLY, THE
 PROPOSED PARKING SPACES AND LANDSCAPE ISLANDS SHALL BE
 DIMENSIONED TO ENSURE COMPLIANCE WITH THE MINIMUM
 STANDARDS OF THE ZLDRS.
  
 12. DIMENSIONS SHALL BE PROVIDED FOR ALL SETBACKS
 ASSOCIATED WITH THE PROPOSED EXPANSION; ON THE SETBACK
 TO THE WEST PROPERTY LINE WAS PROVIDED.
  
 13. PURSUANT TO THE NORTPOINTE DRI, A MINIMUM OF 50
 PERCENT OF ALL TREES SHALL BE NATIVE; PLEASE CONFIRM
 THAT SUCH REQUIREMENT IS BEING MET.
  
 14. PLEASE CONFIRM THAT THE SITE PLAN COMPLIES WITH
 CONDITION #20 OF THE NORTHPOINTE DRI, SPECIFICALLY
 RELATING TO ENERGY CONSERVATION MEASURES.

 PLEASE NOTE THE FOLLOWING WHEN RESUBMITTING:
  
 A) WRITTEN RESPONSES TO COMMENTS MADE BY ALL
 DEPARTMENTS SHALL BE PROVIDED UPON RESUBMISSION.
  
 B) 15 SETS OF REVISED PLANS AND/OR DOCUMENTS SHALL BE
 PROVIDED, ALONG WITH ONE (1) REDUCED COPY (11IN X
 17IN), AND AN ELECTRONIC COPY OF ALL PLANS.
  
 C) PLEASE NOTE THAT RE-SUBMITTALS MAY BE SUBJECT TO
 ADDITIONAL COMMENTS.
  
 D) IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
  
 E) PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE.
  
 F) IN ORDER TO BE CONSIDERED FOR THE MARCH 20, 2018,
 PLANNING BOARD AGENDA, ALL COMMENTS SHALL BE
 SATISFACTORILY ADDRESSED. PLEASE SUBMIT ALL REVISED
 DOCUMENTS/PLANS NO LATER THAN JANUARY 26, 2018.
  
 G) TO BE PLACED ON THE MARCH 20, 2018, PLANNING BOARD
 AGENDA, SIGNS SHALL BE POSTED ON THE PROPERTY NO LATER
 THAN MARCH 5, 2018. SIGNAGE SHALL CONFORM AND BE
 INSTALLED WITH THE REQUIREMENTS OF THE CITY?S ZONING
 AND LAND DEVELOPMENT REGULATIONS, AS ALSO PROVIDED IN
 THE DEVELOPMENT APPLICATION. A SIGNED AND NOTARIZED
 AFFIDAVIT SHALL BE PROVIDED BY THE DEADLINE REFERENCED
 ABOVE.
