 1.) REDUCE CENTRAL DRIVE AISLE FROM 24 FEET TO 20 FEET
 2.) RELOCATE EASTERNMOST TOWNHOMES 4 FEET TO THE WEST,
 INCREASING THE FRONT SETBACK TO A TOTAL OF 9 FEET AND
 REDUCE FRONT SETBACK VARIANCE REQUEST
 3.) ELIMINATE PROPOSED EGRESS ON ALLEY AND MAKE DEAD
 END, ADD A SMALL TURNAROUND AREA/SPACE. SHOW 20 FOOT
 WIDE INGRESS/EGRESS AT CONNECTION WITH MERCER
 4.) CONSIDER ELIMINATING PARKING ABOVE WHAT IS REQUIRED
 BY CODE. CONSIDER RETHINKING THE NORTHWEST PORTION OF
 THE SITE TO INCLUDE A SMALL AMENITY FOR THE TOWNHOMES
 SUCH AS A LANDSCAPED GREENSPACE OR A GAZEBO
 5.) RECOUNT PARKING SPACES AND PROVIDE REQUIRED
 HANDICAP SPACES
 6.) INCREASE PEDESTRIAN CONNECTIVITY BY ADDING
 SIDEWALKS TO CONNECT WITH EXISTING NETWORK ON MERCER
 AND ALPHA AND CONSIDER THE ADDITION OF INTERNAL
 SIDEWALKS OR PEDESTRIAN PATHWAYS TO ALLOW RESIDENTS
 TO MOVE COMFORTABLY AND SAFELY WITHIN THE COMPLEX AND
 TO REACH DESTINATIONS OUTSIDE
 7.) INDICATE DIRECTION OF ALL ELEVATIONS (NORTH, SOUTH,
 EAST, WEST)
 8.) ADD ADDITIONAL ARCHITECTURAL FENESTRATION,
 DETAILING ETC ON PROPOSED BUILDINGS PARTICULARLY THEIR
 FRONTAGE ALONG ALPHA AND MERCER
 9.) ADD REQUIRED BICYCLE RACK FOR USE BY RESIDENTS AND
 GUESTS (1 PER 20 PARKING SPACES)

 FORMAT OF ALL PLANS. PLEASE NOTE THAT CHANGES ON THE
 RESUBMITTED PLANS OR THE SUBMITTAL OF INFORMATION/PLANS
 TO ADDRESS THE COMMENTS MAY RESULT IN ADDITIONAL
 COMMENTS.
  
 -PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUTE TO NOT BE SUFFIENTLY ADDRESSED, THE
 APPLICANT WILL BE ASSESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20 PERCENT OF THE ORIGNAL APPLICATION FEE.
  
 -PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE PPRC COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF THE PPRC MEETING, THE CASE SHALL BE
 CONSIDERED WITHDRAWN. ANY FURTHER ACTION SHALL REQUIRE
