 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING
 REVIEW COMMENTS:
  
 1. AN APPROVED SCHOOL CAPACITY AVAILABILITY
 DETERMINATION (SCAD) SHALL BE PROVIDED FROM THE SCHOOL
 DISTRICT OF PALM BEACH COUNTY.
  
 2. PLEASE PROVIDE A COPY OF THE TITLE ABSTRACT UTILIZED
 AND REFERENCED ON THE SURVEY.
  
 3. PLEASE PROVIDE OUTSTANDING UTILITY LETTERS (AT&T).
  
 4. WRITTEN CONFIRMATION FROM THE CITY?S PUBLIC WORKS
 DEPARTMENT SHALL BE PROVIDED INDICATING NO OBJECTION TO
 THE USE OF CAN PICK-UP AND THAT A DUMPSTER/ENCLOSURE IS
 NOT REQUIRED FOR THE PROPOSED DEVELOPMENT.
  
 5. WRITTEN CONFIRMATION FROM THE CITY?S TRAFFIC
 ENGINEER / ENGINEERING DEPARTMENT SHALL BE PROVIDED
 INDICATING APPROVAL OF THE PROPOSED ON-STREET PARKING
 CONFIGURATION AND IMPROVEMENTS. IT APPEARS THAT THE
 SIZE OF THE PARKING STALLS ARE INCORRECT AND ENCROACH
 INTO THE TRAVEL LANE ON NORTH TAMARIND AVENUE.
  
 6. DISCUSSION WITH THE CITY?S ENGINEERING DEPARTMENT
 NEEDS TO OCCUR REGARDING THE EXISTING POWER POLES AND
 THEIR ENCROACHMENT INTO THE PROPOSED SIDEWALK.
  
 7. THE SITE DATA TABLE SHOULD BE CORRECTED TO REFLECT
 THE FOLLOWING:
  
  A. OPEN SPACE SHOULD BE THE LOT AREA MINUS BUILDING
 COVERAGE.
  
  B. LANDSCAPING SHOULD BE ALL PERVIOUS AREA.
  
  C. IMPERVIOUS SURFACE AREA SHOULD BE ALL BUILDING
 COVERAGE, SIDEWALKS, ETC.
  
  D. BUILDING COVERAGE + OPEN SPACE = 100%
  LANDSCAPE AREA + IMPERVIOUS SURFACE AREA = 100%
  
 8. ELEVATIONS SHALL BE PROVIDED FOR ALL SIDES OF THE
 BUILDINGS.
  
 9. ARCHITECTURAL PLANS SHALL INCLUDE THE FOLLOWING TO
 ENSURE COMPLIANCE WITH SEC. 94-222(H) OF THE CITY?S
 ZLDRS:
  
  A. EXTERIOR FINISH MATERIAL
  
  B. WINDOW DETAIL SHOWING THAT WINDOWS ARE RECESSED A
 MINIMUM OF TWO (2) INCHES FROM THE EXTERIOR FACE OF THE
 FACE.
  
  C. WINDOW DETAIL OR NOTE INDICATING THAT ALL WINDOWS
 WILL BE OPERABLE.
  
 10. PURSUANT TO SEC. 94-222(H) OF THE CITY?S ZLDRS, IF
 SHUTTERS ARE PROPOSED, THEY ARE TO BE OPERABLE, SIZED
 TO MATCH THE OPENING, AND PROVIDED FOR ALL WINDOWS ON A
 GIVEN WALL.
  
 11. THERE SHOULD BE CONSISTENCY IN ARCHITECTURAL
 TREATMENT OF THE WINDOWS. AS PROPOSED, SOME WINDOWS
 HAVE SILL, OTHERS DO NOT; SOME HAVE SHUTTERS, OTHERS DO
 NOT.
  
 12. DIMENSIONS SHALL BE PROVIDED INDICATING THE OVERALL
 HEIGHT OF THE BUILDING, AS DEFINED BY THE CITY?S ZLDRS.
  
 13. DIMENSIONS SHALL BE PROVIDED INDICATING THE AMOUNT
 OF ENCROACHMENT OF THE MECHANICAL EQUIPMENT INTO THE
 SETBACK. PURSUANT TO SEC. 94-305(B)(4), MECHANICAL
 EQUIPMENT SHALL NOT ENCROACH MORE THAN FOUR (4) FEET
 INTO THE SETBACK.
  
 14. DIMENSIONS SHALL BE PROVIDED FOR THE ROOF OVERHANG
 TO ENSURE COMPLIANCE WITH SEC. 94-305(B)(2) OF THE
 CITY?S ZLDRS.
  
 15. WAS CONSIDERATION MADE OF THE FOLLOWING PREVIOUS
 RECOMMENDATIONS:
  
  A. DEEPER EAVES WITH RAFTER TAILS OR BRACKETS
  
  B. BALUSTERS/RAILINGS BETWEEN THE COLUMNS ON THE FRONT
 ENTRY INTO EACH BUILDING
  
 16. IS THERE ANY WAY TO AVOID THE NEED FOR A RAILING ON
 TOP OF THE RETAINING WALL, IN FRONT OF THE NORTHERNMOST
 BUILDING?
  
 17. ANY RAILINGS THAT ARE NECESSARY SHOULD BE
 DECORATIVE IN NATURE.
  
 18. ACCESSIBLE RAMPS WILL LIKELY NEED TO BE
 CONSTRUCTED/MAINTAINED AT THE 20TH STREET AND 21ST
 STREET INTERSECTIONS. PLEASE CONFIRM WITH THE CITY?S
 ENGINEERING DEPARTMENT.
  
 19. ACCESS BY THE RESIDENTS SHOULD BE CONSIDERED AS
 PART OF THE PLACEMENT OF THE TRASH RECEPTACLES.

 PLEASE NOTE THE FOLLOWING WHEN RESUBMITTING:
  
 A) WRITTEN RESPONSES TO COMMENTS MADE BY ALL
 DEPARTMENTS SHALL BE PROVIDED UPON RESUBMISSION.
  
 B) 6 SETS OF REVISED PLANS AND/OR DOCUMENTS SHALL BE
 PROVIDED, ALONG WITH ONE (1) REDUCED COPY (11IN X
 17IN), AND AN ELECTRONIC COPY OF ALL PLANS.
  
 C) PLEASE NOTE THAT RE-SUBMITTALS MAY BE SUBJECT TO
 ADDITIONAL COMMENTS.
  
 D) IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
  
 E) PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
