 1. PRIOR TO THE SUBMITTAL OF THE PLAT TO THE CITY FOR
 FINAL SIGN-OFF:
 A. THE EXISTING CONCRETE SLAB ENCROACHMENTS ON PROPOSED
 TRACT A AND PROPOSED TRACT B SHALL BE REMOVED AND A
 MINIMUM SETBACK OF FIVE (5) FEET SHALL BE MAINTAINED
 ALONG THE SOUTH PROPERTY LINE OF PROPOSED TRACT A AND
 THE NORTH PROPERTY LINE OF PROPOSED TRACT B. ALL
 DEMOLITION REQUIRES A PERMIT.
 B.THE EXISTING ASPHALT PARKING LOT ON PROPOSED TRACT A
 AND PROPOSED TRACT B, SHALL BE REPAIRED AND RESTRIPED
 IN ACCORDANCE WITH THE PROVISIONS OF SECTION 94-485 OF
 THE ZONING AND LAND DEVELOPMENT REGULATIONS (ZLDRS).
 SEPARATE PERMITS FOR EACH PROPOSED TRACT SHALL BE
 SUBMITTED, ISSUED AND IMPLEMENTED PRIOR TO FINAL PLAT
 SUBMISSION.
 C. THE APPLICANT SHALL SUBMIT SEPARATE LANDSCAPE
 PERMITS FOR PROPOSED TRACT A AND PROPOSED TRACT B TO
 SHOW THE REQUIRED PERIMETER LANDSCAPE BUFFER PURSUANT
 TO SECTION 94-443 OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS. THE PERMITS SHALL BE ISSUED AND THE
 LANDSCAPING SHALL BE INSTALLED PRIOR TO FINAL PLAT
