 OF ALL PLANS. PLEASE NOTE THAT CHANGES ON THE
 RESUBMITTED PLANS OR THE SUBMITTAL OF INFORMATION/PLANS
 TO ADDRESS THE COMMENTS MAY RESULT IN ADDITIONAL
 COMMENTS.
  
 - THE PPRC COMMENTS SHALL BE SUFFICIENTLY ADDRESSED AND
 SUBMITTED TO THE PLANNING DIVISION BY 5 PM ON FRIDAY,
 DECEMBER 29, 2017, TO BE ELIGIBLE TO BE SCHEDULED FOR
 THE FEBRUARY 13, 2018 CITY COMMISSION MEETING.
  
 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE PPRC COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF THE PPRC MEETING (BY FEBRUARY 13,
 2018), THE CASE SHALL BE CONSIDERED WITHDRAWN. ANY
 FURTHER ACTION SHALL REQUIRE A NEW DEVELOPMENT
 APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ASSESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($120).
  
 1) THE PLAT NEEDS TO SHOW THE REMAINDER OF TRACT B.
  
 2) TRACTS E AND G CREATE NONCONFORMITIES WITH THE
 ZONING AND LAND DEVELOPMENT REGULATIONS AND MAY NOT BE
 CREATED:
 A. THE MINIMUM LOT WIDTH WITHIN A COMMUNITY SERVICE
 PLANNED DEVELOPMENT IS 100 FEET. THE PROPOSED TRACTS
 ARE 50 AND 49.65 FEET IN WIDTH.
 B. ALL PARCELS ARE REQUIRED TO HAVE FRONTAGE ON A
 RIGHT-OF-WAY. THE PROPOSED CONFIGURATION WOULD HAVE THE
 REMAINDER OF TRACT B NOT HAVE ANY RIGHT-OF-WAY
 FRONTAGE.
  
 3) OVERLAY OF THE PROPOSED TRACTS OVER THE PROPOSED
 SITE PLAN. STAFF NEEDS TO REVIEW IF ANY PROVISIONS OF
 THE ZONING AND LAND DEVELOPMENT REGULATIONS ARE NOT MET
 WITH THE PROPOSED NEW PARCELS - EX. LANDSCAPE BUFFERS
 THAT ARE REQUIRED BETWEEN PARCELS, SETBACKS, ETC. IF
 ANY OF THEM ARE NOT MET, THESE NEED TO BE IMMEDIATELY
 IDENTIFIED SO THAT THE CAN BE INCLUDED IN THE PENDING
 MAJOR PLANNED DEVELOPMENT AMENDMENT. OTHERWISE YOU WILL
 BE REQUIRED TO AMEND THE AMENDMENT PRIOR TO THE
 APPROVAL OF THE SUBDIVISION.
