 SQUARE FEET, THE ROOF AMENITIES HAVE NOT BEEN ACCOUNTED
 FOR AND WILL ALTER THE REQUIREMENTS LISTED BELOW.
 2. BIKE RACKS, FOR BUILDING OCCUPANTS, SHALL BE LOCATED
 CLOSE TO THE PRIMARY ENTRANCE AND SHOWN ON THE SITE
 PLAN, A TOTAL OF EIGHT SPACES SHALL BE PROVIDED.
 3. PUBLIC BIKE RACKS SHALL BE INSTALLED WITHIN THE
 STREETSCAPE, A TOTAL OF FOUR SPACES SHALL BE REQUIRED.
 PUBLIC BIKE PARKING SHALL COMPLY WITH CITY STANDARD.
 4. THE ADDITIONAL SQUARE FOOTAGE REQUIRES AN ADDITIONAL
 EIGHT PARKING SPACES, ONLY FOUR ARE PROVIDED, PLEASE
 IDENTIFY HOW THE REMAINING SPACES WILL BE PROVIDED.
 5. PLEASE INCLUDE THE ORIGINAL BUILDING APPROVAL AND
 ARCHITECTURAL SET TO VERIFY THAT PARKING SPACES
 PROPOSED TO BE REMOVED WERE NOT REQUIRED.
 6. STREET LIGHTING SHALL BE INSTALLED ACCORDING TO CITY
 STANDARD, PHOTOMETRIC STUDY FOR THE SITE SHALL BE
 PROVIDED.
 7. ADDITIONAL TREES SHALL BE PROVIDED ALONG BOTH STREET
 FRONTAGES AT 30-FEET INTERVALS, REFERENCE SECTION
 94-113 (D)(1).
 8. IF MODIFIED, SIDEWALK ELEVATION SHALL BE MAINTAINED
 THROUGH ALL CURB CUTS.
 9. PARKING DESIGN SHOULD BE RECONFIGURED TO REDUCE
 IMPACT ON PEDESTRIAN AREAS; A SINGLE CURB CUT IS
 PREFERRED.
 10. PROPERTY LINES SHALL BE SHOWN ON PROPOSED SITE PLAN
 (SP 1.0.1). BUILDING MODIFICATIONS SHALL COMPLY WITH
 SETBACK AND ENCROACHMENT REGULATIONS, THE REQUIRED
 SETBACK ALONG DATURA STREET IS 16 FEET AND ALONG OLIVE
 AVENUE 12 FEET; ARCHITECTURAL ELEMENTS SHALL NOT
 ENCROACH THE SETBACK BEYOND TWO FEET.
 11. PROPOSED FENCE SHALL MEET CODE REQUIREMENTS,
 MAXIMUM HEIGHT OF FOUR-FEET, SHOULD BE LOCATED BEHIND
 FIVE-FOOT LANDSCAPE BUFFER.
 12. PARKING SPACES ADJACENT TO LANDSCAPE BUFFERS SHOULD
 BE REDESIGNED TO EXPAND THE BUFFER, MOVING THE CURB TO
 THE PROPOSED WHEEL STOP LOCATION. THE ADDITIONAL SPACE
 SHALL BE DESIGNED AS PART OF THE LANDSCAPE BUFFER WHILE
 ALLOWING VEHICLE OVERHANG (SOUTH AND WEST EDGES)
 13. PROPOSED OPEN SPACE WEST OF THE STRUCTURE SHOULD BE
 DESIGNED AS PART OF THE PUBLIC REALM, CONNECTED TO THE
 ADJACENT SIDEWALK AND NOT FENCED OFF.
 14. LANDSCAPE BUFFER ADJACENT TO THE STRUCTURE (WEST)
 SHALL INCLUDE SMALL SHADE TREES.
 15. PLEASE PROVIDE MATERIAL DETAILS ON ALL FACED
 ELEMENTS.
 16. PLEASE INCLUDE HISTORIC IMAGES WITH MATERIAL
 DETAILS.
  
 THE FOLLOWING COMMENTS ADDRESS THE HISTORIC NATURE OF
 THE EXISTING STRUCTURE. IMAGES WILL BE PROVIDED BY THE
 PLANNING DIVISION FOR APPLICANT.S REFERENCE.
 17. MULLION PATTERN SHOULD BE REDESIGNED TO RESEMBLE
 HISTORIC FACADE.
 18. PLANTER, ALONG DATURA STREET, MATERIAL SHOULD MATCH
 HISTORIC MATERIAL; ROMAN BRICK STYLE.
 19. FENESTRATION FRAME FINISH SHOULD RESEMBLE HISTORIC
 FINISH; GALVANIZED ALUMINUM (SILVER).
 20. FENESTRATION PATTERN, ALONG OLIVE AVENUE, SHOULD
 MATCH HISTORIC PATTERN; TWO ROWS OF FENESTRATION AT THE
 SAME DIMENSION.
 21. PROPOSED FENESTRATION OPENING ON THE UPPER LEVELS
 OF THE EAST CORNER SIDE, SHOULD BE RECONSIDERED TO
 MAINTAIN THE HISTORIC ARCHITECTURAL STYLE.
