 BASEBALL STADIUM THAT HAS BLEACHERS ACCOMMODATING A
 TOTAL OF 208 SEATS. ARTICLE XV PARKING, SECTION.
 94-486. SPECIFIC PARKING REQUIREMENTS; LOADING SPACE
 REQUIREMENTS FOR INDIVIDUAL USES. TABLE XV-6 CITIWIDE
 PARKING REQUIREMENTS. USE 126. RECREATION:
 STADIUMS/SPORTS ARENAS REQUIRES 1 PARKING SPACE PER 4
 SEATS. FOR A BASEBALL STADIUM WITH 208 SEATS, THE PLAN
 WOULD NEED TO INCLUDE 52 PARKING SPACES IN ORDER TO
 COMPLY WITH THE PROVISIONS OF THIS SECTION OF THE CODE.
 WHILE STAFF IS AWARE THAT THERE IS ADDITIONAL PARKING
 ON OTHER PARCELS WITHIN THE OXBRIDGE ACADEMY CAMPUS,
 THIS PARKING IS LOCATED ON PARCELS THAT ARE WITHIN
 UNINCORPORATED PALM BEACH COUNTY. ARTICLE XV PARKING,
 SECTION. 94-485. GENERAL PROVISIONS (B) LOCATION OF
 PARKING AND LOADING SPACES, STATES THAT "REQUIRED
 OFF-STREET PARKING AND LOADING SPACES FOR"..
 "NONRESIDENTIAL STRUCTURES SHALL BE LOCATED ON THE SAME
 PROPERTY ON WHICH THE USE OR STRUCTURE EXISTS" AND
 ARTICLE XV PARKING, SECTION. 94-485. GENERAL
 PROVISIONS(C) OWNERSHIP OF PARKING AND LOADING SPACES,
 STATES THAT "THE TITLE OF ALL PROPERTY ON WHICH
 REQUIRED PARKING AND LOADING IS PROVIDED SHALL BE
 UNIFIED WITH THE TITLE OF ALL PROPERTY ON WHICH THE
 USES SERVED ARE LOCATED." AS SUCH, THESE ADDITIONAL
 PARKING AREAS CANNOT BE COUNTED TO MEET THE PARKING
 REQUIREMENTS FOR THE BASEBALL STADIUM UNLESS THE
 APPLICANT HAS ANNEXED THE REMAINDER OF THE CAMPUS INTO
 THE CITY LIMITS AND HAS UNIFIED THE TITLE OF ALL THE
 AFFECTED PARCELS.
