 1.) PROVIDE LETTERS FROM ALL OF THE FOLLOWING PUBLIC
 UTILITIES CONFIRMING THAT THE PROPOSED PROJECT DOES NOT
 ENCROACH INTO THEIR EASEMENTS OR OTHERWISE INTERFERE
 WITH THE PROVISIONS OF THEIR SERVICES: AT&T, FPU, FPL
 AND COMCAST.
  
 2.) PROVIDE A TRAFFIC CONCURRENCY LETTER FROM PALM
 BEACH COUNTY INDICATING THAT THE PROPOSED PROJECT WILL
 HAVE NO NEGATIVE IMPACT TO THE TRAFFIC PERFORMANCE OF
 ROADWAYS WITHIN THE COUNTY. THEORETICALLY, THE TRIPS
 SHOULD BE VESTED; HOWEVER, STAFF WOULD LIKE A
 CONFIRMATION LETTER FROM THE COUNTY.
  
 3.) THERE IS A PALM TRAN BUS STOP WITH A PEDESTRIAN
 BENCH LOCATED ON 45TH STREET. THE APPLICANT SHALL
 COORDINATE WITH PALM TRAN TO DETERMINE IF ADDITIONAL
 IMPROVEMENTS WILL BE REQUIRED FOR THE BUS STOP (I.E.
 EASEMENT TO PROVIDE A BUS SHELTER). WRITTEN
 DOCUMENTATION OF THE COORDINATION FROM PALM TRAN AND
 WHETHER OR NOT IMPROVEMENTS WILL BE REQUIRED SHALL BE
 PROVIDED TO STAFF.
  
 4.) AT THE JUNE PREAPPLICATION MEETING, THE PROPERTY
 OWNER WAS ASKED TO CONTACT THE PROPERTY OWNER TO THE
 SOUTH TO SEE IF THE PROPERTY COULD BE SOLD AND JOINED
 TO THE PLAZA PARCEL FOR A POSSIBLE PEDESTRIAN LINK FROM
 THE BALLPARK TO THE PLAZA. WHAT IS THE STATUS?
  
 5.) ALL PRIVATE DEVELOPMENT PROJECTS, INCLUDING NEW
 CONSTRUCTION, OR THE RENOVATION OR IMPROVEMENT OF AN
 EXISTING BUILDING, WHERE THE TOTAL CONSTRUCTION COSTS
 ARE EQUAL TO OR GREATER THAN $750,000.00 IS SUBJECT TO
 THE ART IN PUBLIC PLACES REQUIREMENTS OF CHAPTER 78,
 ARTICLE V, OF THE CITY'S CODE OF ORDINANCES.
  
  
 SITE PLAN COMMENTS:
  
 1.) EXISTING BUILDING INFORMATION PROVIDED IN THE
 SURVEY DOES NOT MATCH THE BUILDING INFORMATION PROVIDED
 IN THE SITE PLAN. THIS INCORRECT INFORMATION HAS ALSO
 AFFECTED THE PARKING CALCULATIONS IN THE SITE PLAN.
 PLEASE ADDRESS FOR CONSISTENCY.
  
 2.) CURRENTLY, THERE IS NO BICYCLE PARKING PROVIDED ON
 THE PROPERTY. PURSUANT TO ZLDR S.94-485(Q), ONE (1)
 BICYCLE PARKING SHALL BE REQUIRED FOR EVERY TWENTY (20)
 AUTOMOBILE SPACES. THE PROJECT WILL BE REQUIRED TO
 PROVIDE THE MINIMUM NUMBER OF BICYCLE PARKING
 THROUGHOUT THE PROPERTY; THE DESIGN OF THE BICYCLE RACK
 AND THE LOCATION OF THE RACK SHALL BE LOCATED IN AN
 AREAS ON THE PROPERTY THAT IS CONSISTENT WITH THE
 STANDARDS OF THE CITY'S BICYCLE PARKING MANUAL.
  
  
 LANDSCAPE COMMENTS:
  
 1.) THE EXISTING LANDSCAPE BUFFER ALONG THE NORTH
 PROPERTY LINE WILL NEED TO BE RESTORED, AT MINIMUM, PER
 THE APPROVED SITE PLAN. PLEASE ILLUSTRATE IN THE
 LANDSCAPE PLAN.
  
 2.) REQUIRED BUFFER TREES ARE MISSING AT THE SOUTH
 PROPERTY LINE. PURSUANT TO ZLDR S.94-443, AT LEAST ONE
 (1) SHADE TREE SHALL BE PLANTED IN THE REQUIRED BUFFER
 STRIP FOR EACH 30 LINEAR FEET.
  
 3.) CONSIDER INCREASING THE WIDTH OF THE EXISTING
 LANDSCAPE ISLANDS IN DISREPAIR (PARTICULARLY THOSE
 LANDSCAPE ISLANDS THAT CURRENTLY DO NOT MEET THE
 MINIMUM STANDARDS OF THE ZLDRS).
  
 4.) ANY ADDITIONAL LANDSCAPE COMMENTS WILL BE PROVIDED
 BY THE CITY'S LANDSCAPE PLANNER, RAY CARANCI @
 561-822-1462. ALL COMMENTS FROM THE CITY'S LANDSCAPE
 PLANNER SHALL BE SATISFIED PRIOR TO SITE PLAN APPROVAL.
  
  
 ARCHITECTURAL COMMENTS:
  
 1.) CONSIDER ADDING ADDITIONAL ARCHITECTURAL
 FEATURES/FENESTRATION TO THE PROPOSED RETAIL BUILDING.
  
  
 INSTRUCTIONS FOR RESUBMITTAL:
  
 * PLEASE PROVIDE RESPONSES TO REVIEW COMMENTS IN
 WRITTEN FORMAT.
  
 * WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF SIX
 (6) PAPER COPIES, ONE (1) REDUCED COPY IN 8.5 INCHES X
 11 INCHES AND ONE (1) SET IN 11 INCHES X 17 INCHES, AND
 AN ELECTRONIC COPY OF ALL PLANS. PLEASE NOTE THAT
 CHANGES ON THE RESUBMITTED PLANS MAY RESULT IN
 ADDITIONAL COMMENTS.
  
 * PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ASSESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20 PERCENT OF THE ORIGINAL APPLICATION FEE
 ($60).
