 1. SETBACK ON ROSEMARY AVENUE SHALL BE A MINIMUM OF 16
 FEET MEASURED FROM THE BACK OF THE CURB. THE AREA
 WITHIN THE SETBACK SHALL BE DESIGNED AS AN EXTENSION OF
 THE PUBLIC REALM. IT MAY NOT INCLUDE PARKING AREAS.
 2. COLUMNS ARE NOT ALLOWED WITHIN THE SETBACK, AWNINGS
 AND CANOPIES MAY BE USED INSTEAD.
 3. THE LANDSCAPING ADJACENT TO OUTDOOR SEATING SHALL BE
 RELOCATED TO THE BUILDING SIDE, MAINTAINING THE
 SIDEWALK PUBLIC.
 4. SETBACK ALONG THE WEST EDGE OF THE PROPERTY SHALL BE
 A MINIMUM OF 5 FEET. THE DUMPSTER SHALL BE RELOCATED.
 5. SETBACK ALONG 7TH STREET SHALL BE DESIGNED AS AN
 EXTENSION OF THE PUBLIC REALM WITH ADDITIONAL LANDSCAPE
 AREAS AND SEATING OPPORTUNITIES.
 6. LANDSCAPE PLANS SHALL SHOW EXISTING CONDITIONS
 WITHIN THE PROPERTY AND ADJACENT RIGHT-OF-WAYS.
 7. APPLICANT SHALL VERIFY WITH SANITATION THE TRASH
 PICKUP PLAN.
 8. DEAD-END PARKING REQUIRES A TURN-AROUND SPACE.
 9. LANDSCAPE AND STREETSCAPE REQUIREMENTS (SEC. 94-113)
 SHALL BE MET INCLUDING: STREET TREES, TREE GRATES,
 CURBS, ETC. SEE LANDSCAPING COMMENTS.
 10. A MINIMUM OF 12% OF THE LOT SHALL BE DESIGNATED AS
 A PRIVATE OPEN SPACE MEETING THE MINIMUM STANDARDS. A
 PAYMENT-IN-LIEU PROGRAM IS BEING PROPOSED BY THE CITY.
 11. PARKING STRIPING SHALL MEET CITY STANDARD AS SHOWN
 IN SEC 94-485, PROVIDE DETAILS.
 12. SIDEWALK ELEVATION SHALL BE MAINTAINED THROUGH CURB
 CUTS.
 13. PHOTOMETRIC PLAN SHALL INCLUDE ADJACENT SIDEWALK
 AREAS. EXISTING LIGHT POLES SHALL BE REPLACED TO MATCH
 CITY STANDARD, CHECK WITH ENGINEERING.
 14.COLOR ELEVATIONS SHALL BE INCLUDED WITH ALL FUTURE
 RESUBMITTALS.
