2017-05-05 11:15:35THIS IS A CONCEPTUAL LEVEL REVIEW. CONSTRUCTION LEVEL
 DETAILS, DESIGN CALCULATIONS AND THE POLLUTION
 PREVENTION PLAN WILL BE REVIEWED AS PART OF THE
 ENGINEERING DEVELOPMENT APPROVAL AND BUILDING PERMIT
 APPLICATION PROCESSES. THE ENGINEERING DEVELOPMENT
 APPROVAL APPLICATION FORMS CAN BE DOWNLOADED AT HTTP://
 WPB.ORG/DEPARTMENTS/ENGINEERING-PUBLIC-WORKS/FORMS,-PER
 MITS-APPLICATIONS
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO SITE
 PLAN APPROVAL:
 1. PRELIMINARY, UPDATED FEMA FLOOD INSURANCE MAPS ARE
 AVAILABLE AT
 HTTP://MAPS.CO.PALM-BEACH.FL.US/GIS/FLOODZONES.ASPX?.
 PLEASE REVIEW THE MAPS AND VERIFY THAT THE NEW MAPS
 WILL NOT IMPACT THE PROPOSED PROJECT.
  
 2. THE FREEBOARD REQUIREMENT FOR STRUCTURES IN A
 SPECIAL FLOOD HAZARD AREA IS ONE FOOT ABOVE BASE FLOOD
 ELEVATION. THE CITY COMMISSION WILL BE CONSIDERING
 RAISING THE FREEBOARD REQUIREMENT TO TWO FEET IN THE
 NEAR FUTURE.
  
 3. REVISE PAVING, GRADING AND DRAINAGE NOTES ON SHEET
 C-2 TO REFERENCE PALM BEACH COUNTY AND/OR CITY OF WEST
 PALM BEACH INSTEAD OF BROWARD COUNTY AND TOWN OF DAVIE.
  
 4. SUGGEST REVISING PGD NOTE C.9 (ON SHEET C-2) TO
 ADJUST VALVES, INLETS AND MANHOLE RIMS BEFORE FINAL
 LIFT OF ASPHALT IS APPLIED.
  
 5. THE CITY WILL NOT NEED A MYLAR COPY OF THE RECORD
 DRAWINGS (PROJECT CLOSE OUT NOTE C.2 ON SHEET C-2).
  
 6. LIST VERTICAL DATUM ON ALL ENGINEERING PLAN SHEETS.
  
 7. REVIEW THE PROPOSED DRAINAGE SYSTEM AND
 CORRESPONDING DETAILS:
 A. 12? STORM PIPE AT REAR OF BUILDING HAS INVERT
 ELEVATION OF 15.00. MITERED END SECTION AT NORTH END OF
 PIPE HAS INVERT ELEVATION OF 16.25. IS THE DESIGN
 INTENT TO HOLD WATER IN THE PIPE?
 B. SECTION B-B SHOWS A SWALE IN THE REAR OF THE
 BUILDING WITH SIDE SLOPES AS STEEP AS 3:1. THERE ARE
 DOORS THAT OPEN TO THE SWALE AREA.
 C. NORTHWEST CORNER OF THE PARKING LOT SHOWS PROPOSED
 SPOT GRADE OF 17.17. TOP OF CURB ELEVATION WILL BE
 17.67. CENTERLINE ELEVATION OF SWALE TO THE NORTH WILL
 BE BETWEEN 16.17 AND 15.91. SECTION A-A SHOWS THE SWALE
 CENTERLINE TO BE 3.15 FEET FROM THE BACK OF CURB. SWALE
 SIDE SLOPE CALCULATES TO BE AROUND 2:1 [=
 3.15/(17.67-16.17)], WHICH WILL BE DIFFICULT TO
 MAINTAIN.
 D. EXISTING GRADE ELEVATION ALONG NORTH PROPERTY LINE
 IS APPROXIMATELY 17.8 FEET. CENTERLINE ELEVATION OF
 SWALE TO THE SOUTH OF THE PROPERTY LINE WILL BE BETWEEN
 16.17 AND 15.91. SECTION A-A SHOWS THE SWALE CENTERLINE
 TO BE 3.15 FEET FROM THE NORTH PROPERTY LINE. SIDE
 SLOPE FROM SWALE INVERT TO PROPERTY LINE WILL BE LESS
 THAN 2:1 [= 3.15/(17.8-16.17)], WHICH WILL BE DIFFICULT
 TO MAINTAIN.
 E. SECTION A-A SHOWS AN EXISTING PIPE PARTIALLY ABOVE
 GRADE.
 F. DIMENSION CONFLICT ON SECTION A-A: SWALE DIMENSIONS
 ON RIGHT SIDE TOTAL 6.3 FEET WITHIN 10? WIDE UTILITY
 EASEMENT.
 G. YARD DRAINS #1 AND #2 CALLOUT GRATE ELEVATIONS OF
 17.32 FEET AND INVERT ELEVATIONS OF 15.00 FEET. THE
 YARD INLET DETAIL SHOWS 2.5 FEET MINIMUM VERTICAL
 DISTANCE BETWEEN GRATE ELEVATION AND PIPE INVERT.
  
 8. SUGGEST PUTTING LANDSCAPING INSTEAD OF BRICK PAVERS
 BETWEEN NORTH WALL OF BUILDING AND PARKING LOT.
 SUBTRACTING THE PARKING OVERHANG, THE SIDEWALK WILL BE
 AT MOST 2.6 FEET WIDE.
  
 9. PROVIDE A DETAIL OF TYPE ?D? MODIFIED CURB.
  
 10. INCLUDE CITY?S STANDARD DETAILS FOR WORK WITHIN THE
 RIGHT-OF-WAY.
  
 11. PUBLIC UTILITIES DEPARTMENT TO APPROVE THE EXPOSED
 SEWER DRAIN IN THE DUMPSTER PAD.
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO
 ISSUANCE OF CONSTRUCTION AUTHORIZATION INCLUDING
 BUILDING PERMITS AND ENGINEERING DEVELOPMENT APPROVAL.
  
 1. AN ENGINEERING DEVELOPMENT APPROVAL APPLICATION WILL
 BE REQUIRED FROM THE ENGINEERING SERVICES DEPARTMENT.
 THE ENGINEERING DEVELOPMENT APPROVAL APPLICATION FORMS
 CAN BE DOWNLOADED AT: HTTP://WPB.ORG/DEPARTMENTS/ENGINE
 ERING-PUBLIC-WORKS/FORMS,-PERMITS-APPLICATIONS
  
 2. PROVIDE A COPY OF THE SFWMD ERP FOR THIS PROPOSED
 DEVELOPMENT.
  
 3. PROVIDE DRAINAGE CALCULATIONS SIGNED AND SEALED BY A
 FLORIDA REGISTERED PROFESSIONAL ENGINEER DEMONSTRATING
 THE PROJECT IS PROVIDING WATER QUALITY TREATMENT IN
 ACCORDANCE WITH SFMWD CRITERIA AND POST DEVELOPMENT
 RUNOFF VOLUMES DO NOT EXCEED EXISTING CONDITIONS RUNOFF
 VOLUMES.
