 BUILDINGS AND CONSTRUCTION OF NEW COVERED PARKING.

 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING
 REVIEW COMMENTS:
  
 1. THE CITY REQUESTS THAT THE APPLICANT SCHEDULE A
 MEETING WITH PLANNING DIVISION STAFF TO DISCUSS THE
 OVERALL NATURE OF THE REQUEST AND CONCERNS THAT EXIST,
 SPECIFICALLY THE CONSTRUCTION OF A PARKING STRUCTURE ON
 THE FLAGLER DRIVE FRONTAGE, NEED FOR SUCH A STRUCTURE,
 ETC.
  
 2. IF THE STRUCTURE IS TO BE USED BY THE BRISTOL,
 IMPROVEMENTS TO SOUTH FLAGLER DRIVE MAY BE REQUIRED TO
 PROVIDE SAFE CROSSING BETWEEN THE TWO LOCATIONS. PLEASE
 COORDINATE A MEETING WITH ENGINEERING SERVICES AND THE
 PLANNING DIVISION.
  
 3. COPY OF CURRENT WARRANTY DEED SHALL BE PROVIDED.
  
 4. PLEASE REMOVE ALL LANDSCAPING FROM SHEET GC-001 ?
 THIS SHOULD JUST BE THE PROPOSED SITE PLAN (NO NEED TO
 DELINEATE THE LIMIT OF WORK). DO NOT GREY OUT THE
 EXISTING IMPROVEMENTS.
  
 5. REMOVE ANY LINE WORK ON THE SITE PLAN THAT WOULD
 REPRESENT EXISTING IMPROVEMENTS THAT ARE TO BE REMOVED.
 THE SITE PLAN SHOULD BE A CLEAN FINAL SITE PLAN
 REPRESENTING THE SITE POST-CONSTRUCTION.
  
 6. THE EXISTING DUMPSTER ENCLOSURE SHOULD BE REMOVED
 AND THE AREA IMPROVED WITH LANDSCAPING.
  
 7. PLEASE EXPLAIN WHY THE CALCULATION FOR ?LOT COVERAGE
 BUILDINGS? DIFFERS FROM ?GROUND FLOOR AREA?.
  
 8. CALCULATIONS SHALL BE PROVIDED IN THE TABLE
 REGARDING THE PERVIOUS PAVING. THE CALCULATIONS NEED TO
 INDICATE THAT THE AREA OF PAVERS EQUALS THE REQUIRED
 PERVIOUS AREA BY INDICATING THE PERCENTAGE OF
 PERVIOUSNESS OF THE PROPOSED PAVER SYSTEM.
  
 9. PLEASE EXPLAIN HOW THE GROSS FLOOR AREA HAS
 INCREASED, DESPITE THE PROPOSED DEMOLITION OF THE FOUR
 (4) MULTIFAMILY BUILDINGS. THE PROPOSED PARKING GARAGE
 SHOULD NOT BE COUNTED AS GROSS FLOOR AREA.
  
 10. THE MAXIMUM REQUIRED SMALL CAR SPACES SHOULD BE 137
 (459 X 30%).
  
 11. PLEASE EXPLAIN HOW THE PROPOSED NUMBER OF PROVIDED
 PARKING IS LESS THAN WHAT CURRENTLY EXISTS ON THE SITE.
  
 12. THE SPACES IN THE GARAGE SHOULD BE IDENTIFIED AS A
 SEPARATE LINE ITEM IN THE DATA TABLE AND SHOULD NOT BE
 COUNTED TOWARD THE CHURCH?S PROVIDED PARKING AS THEY
 ARE PROPOSED TO BE DESIGNATED FOR AN OFF-SITE USE.
  
 13. THE OVERALL SITE LANDSCAPE PLAN SHALL BE PROVIDED.
 AS WITH THE SITE PLAN, THE LANDSCAPE PLAN SHOULD BE A
 REPRESENTATION OF THE OVERALL SITE, POST-CONSTRUCTION
 OF THE PROPOSED IMPROVEMENTS. ALL LANDSCAPE
 CALCULATIONS FOR THE ENTIRE SITE SHALL BE UPDATED TO
 REFLECT THE PROPOSED IMPROVEMENTS.
  
 14. WHAT LANDSCAPING IS PROPOSED ALONG THE SOUTH
 PROPERTY LINE? IS THE EXISTING PLANTING TO REMAIN? NO
 NOTES WERE PROVIDED ON THE PLAN.
  
 15. LANDSCAPING SHALL BE PROVIDED ALONG THE SOUTH
 FA?ADE OF THE BUILDING.
  
 16. A PHOTOMETRIC PLAN WAS PROVIDED; ARE MODIFICATIONS
 BEING MADE TO THE EXISTING SITE LIGHTING? IF SO,
 PROPOSED LIGHTING SHALL MATCH THAT WHICH CURRENTLY
 EXISTS (SIZE, STYLE, MOUNTING HEIGHT, ETC.) AND THE
 PHOTOMETRIC LEVELS SHALL BE PROVIDED AT THE PROPERTY
 LINE (NOT EXCEEDING 1.0 FOOTCANDLES).
  
 17. THE JUSTIFICATION SHOULD SPECIFICALLY STATE THAT
 PART OF THE MAJOR AMENDMENT REQUEST IS TO ALLOW
 OFF-SITE ACCESSORY PARKING AS A PERMITTED USE
 (BY-RIGHT) WITHIN THE CSPD. CURRENTLY, SUCH USE IS NOT
 PERMITTED BY RIGHT.

 A) WRITTEN RESPONSES TO COMMENTS MADE BY ALL
 DEPARTMENTS SHALL BE PROVIDED UPON RESUBMISSION.

 PROVIDED, ALONG WITH ONE (1) REDUCED COPY (11IN X
 17IN), AND AN ELECTRONIC COPY OF ALL PLANS.
  
 C) PLEASE NOTE THAT RE-SUBMITTALS MAY BE SUBJECT TO
 ADDITIONAL COMMENTS.
  
 D) IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
  
 E) PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE.
  
 F) IN ORDER TO BE CONSIDERED FOR THE JULY 18, 2017,
 PLANNING BOARD AGENDA, ALL COMMENTS SHALL BE
 SATISFACTORILY ADDRESSED. PLEASE SUBMIT ALL REVISED
 DOCUMENTS/PLANS NO LATER THAN FRIDAY, MAY 26, 2017.
  
 G) TO BE PLACED ON THE JULY 18, 2017, PLANNING BOARD
 AGENDA, SIGNS SHALL BE POSTED ON THE PROPERTY NO LATER
 THAN JULY 3, 2017. SIGNAGE SHALL CONFORM AND BE
 INSTALLED WITH THE REQUIREMENTS OF THE CITY?S ZONING
 AND LAND DEVELOPMENT REGULATIONS, AS ALSO PROVIDED IN
 THE DEVELOPMENT APPLICATION. A SIGNED AND NOTARIZED
 AFFIDAVIT SHALL BE PROVIDED BY THE DEADLINE REFERENCED
 ABOVE.
