 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING
 REVIEW COMMENTS:
  
 1. EXTRA LINE WORK IS SHOWN ON THE MASTER PLAN THAT
 ISN?T NECESSARY AND CONFUSING (EASEMENTS, UTILITY
 LINES, ETC.).
  
 2. THROUGHOUT THE SITE PLAN THERE IS LINE WORK THAT IS
 INCONSISTENT?PODS ARE DRAWN USING DIFFERENT LINE
 STYLES, THICKNESSES, ETC.
  
 3. WOULD LIKE TO FURTHER DISCUSS THE
 PARKING/MANEUVERING OF VEHICLES AT VILLAS #6 AND #9.
  
 4. RESPONSE TO ZONING COMMENT #6 IS INCOMPLETE AND
 CONFUSING.
  
 5. RESPONSE TO ZONING COMMENT #15 IS INCORRECT. THE
 CUL-DE-SAC REFERENCED IN THE COMMENT WAS THAT WHICH
 SERVES AS ACCESS TO PARKING FOR 2400 PRESIDENTIAL WAY
  
 6. LETTER FROM ADJACENT CONDOMINIUM REGARDING DRIVING
 RANGE BUFFER DOES NOT REFERENCE ANY SPECIFIC SET OF
 PLANS, SO IT IS UNCLEAR AS TO WHAT BUFFER THEY HAVE
 AGREED TO OR ACCEPTED.
  
 7. ON MASTER PLAN, THE SIZE OF THE SPA DIFFERS BETWEEN
 WHAT IS LABELED UNDER PBA #4 AND POD B.
  
 8. WHO IS THE ADMIN SPACE BEING CONSIDERED FOR AND WHY
 IS THE SQUARE FOOTAGE ALLOCATED FOR THE ADMIN SPACE NOT
 BEING FACTORED INTO THE PARKING CALCULATIONS?
  
 9. SHARED PARKING ANALYSIS SHOULD ACCOUNT FOR PHASE II
 OF THE HOTEL. A SEPARATE CALCULATION SHOULD BE PROVIDED
 FOR EACH PHASE TO CORRESPOND WITH EACH PHASE OF THE
 PARKING CONSTRUCTION.
  
 10. STAFF HAS SIGNIFICANT CONCERNS WITH REGARD TO THE
 FOLLOWING AND WOULD LIKE TO MEET TO DISCUSS IN MORE
 DETAIL:
  
  A. PROPOSED LOCATION AND SCREENING FOR THE HOTEL
 MECHANICAL EQUIPMENT.
  
  B. DESIGN OF THE PARKING GARAGE.
  
  C. INCREASE IN HEIGHT OF THE HOTEL.
  
  D. OPENING INTO THE HOTEL SERVICE AREA FROM THE
 CLUBHOUSE ENTRANCE DRIVE.
  
  E. DESIGN OF THE VILLAS.
  
 11. ALL ELEVATIONS SHALL PROVIDE THE HEIGHTS OF THE
 BUILDINGS AS DEFINED BY THE CITY?S ZONING AND LAND
 DEVELOPMENT REGULATIONS.
  
 12. ENLARGED DIMENSIONED SITE PLAN WAS NOT PROVIDED FOR
 THAT AREA AT THE PRESIDENTIAL WAY ENTRANCE DRIVE.
  
 13. ON THE PLAT, DOESN?T THE ACCESS EASEMENT FOR 2400
 PRESIDENTIAL WAY NEED TO BE MODIFIED TO ACCOMMODATE THE
 NEW DESIGN / CUL-DE-SAC?
  
 14. LANDSCAPE PLANS HAVE A NOTE INDICATING THAT THE
 HEDGE ON THE EAST SIDE OF THE TENNIS COURTS IS TO BE A
 COCOPLUM HEDGE MAINTAINED AT 6 FEET, BUT PODOCARPUS IS
 SPECIFIED IN THE PLANT LIST.
  
 15. PLEASE EXPLAIN WHY THE SIDEWALK ALONG THE
 PRESIDENTIAL WAY ACCESS DRIVE WAS MOVED TO THE INSIDE
 OF THE HEDGE.
  
 16. LAWN AREA LANDSCAPE PLANS NEED TO BE PROVIDED. AS
 PERMITS FOR CONSTRUCTION HAVE BEEN SUBMITTED FOR
 CONSTRUCTION TO OCCUR IN EVERY PHASE OF THE PROJECT,
 WITH THE EXCEPTION OF THE MULTIFAMILY POD, LANDSCAPE
 PLANS, ETC. SHOULD BE PROVIDED FOR EVERY ELEMENT OF THE
 DEVELOPMENT.
  
 17. WHAT IS THE CROSS HATCHING SHOWN ACROSS ALL OF
 SHEET L1 OF THE HOTEL LANDSCAPE PLAN?
  
 18. WHY IS THE POOL AREA LANDSCAPING NOT INCLUDED IN
 THIS SUBMITTAL? AND IF THAT?S THE CASE, WHY IS
 LANDSCAPING STILL SHOWN ON THE PLANS?
  
 19. OTHER ITEMS OF DISCUSSION THAT NEED TO OCCUR?
  
  A. PIECEMEAL LANDSCAPE PLANS (SEE COMMENT ABOVE)
  
  B. EXCEPTION TO LANDSCAPE BUFFER REQUIREMENT PROPOSED
 TO BE ADDED TO THE DESIGN GUIDELINES ? NEED
 CLARIFICATION.

 PROVIDED, ALONG WITH ONE (1) REDUCED COPY (11IN X
 17IN), AND AN ELECTRONIC COPY OF ALL PLANS.
  
 C) PLEASE NOTE THAT RE-SUBMITTALS MAY BE SUBJECT TO
 ADDITIONAL COMMENTS.
  
 D) IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
  
 E) PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE.
  
 F) IN ORDER TO BE CONSIDERED FOR THE JULY 18, 2017,
 PLANNING BOARD AGENDA, ALL COMMENTS SHALL BE
 SATISFACTORILY ADDRESSED. PLEASE SUBMIT ALL REVISED
 DOCUMENTS/PLANS NO LATER THAN JUNE 23, 2017.
  
 G) TO BE PLACED ON THE JULY 18, 2017, PLANNING BOARD
 AGENDA, SIGNS SHALL BE POSTED ON THE PROPERTY NO LATER
 THAN JULY 3, 2017. SIGNAGE SHALL CONFORM AND BE
 INSTALLED WITH THE REQUIREMENTS OF THE CITY?S ZONING
 AND LAND DEVELOPMENT REGULATIONS, AS ALSO PROVIDED IN
 THE DEVELOPMENT APPLICATION. A SIGNED AND NOTARIZED
 AFFIDAVIT SHALL BE PROVIDED BY THE DEADLINE REFERENCED
 ABOVE.
