 1.) LOT/ROW DIMENSIONS IN THE SITE PLAN DOES NOT MATCH
 THE DIMENSIONS PROVIDED IN THE SURVEY AND PROPOSED
 REPLAT. SITE PLAN/ARCHITECTURAL COMMENTS BELOW ARE
 BASED ON THE DIMENSIONS PROVIDED IN THE SITE PLAN.
 ADJUSTING THE DIMENSIONS WILL IMPACT THE DESIGN OF THE
 PROJECT.
  
 2.) PLEASE CLARIFY THE PROPOSED USE FOR THE PROPERTY
 (I.E. WILL THE RESIDENTS BE UNDER THE SUPERVISION OF
 DOCTORS AND/OR NURSES? WHAT ARE THE OFFICES ON THE
 GROUND FLOOR FOR? ETC.). THE GROUND LEASE AGREEMENT
 PROVIDED WITH THE SUBMITTAL INDICATES THAT THE PROJECT
 WILL ALSO PROVIDE "MENTAL HEALTH SERVICES TO
 RESIDENTS." IT SHOULD BE NOTED THAT ADDITIONAL
 APPROVALS MAY BE REQUIRED (DEPENDING ON USE).
  
 3.) PROVIDE A LETTER FROM THE PALM BEACH COUNTY TRAFFIC
 DIVISION STATING THAT THE PROJECT COMPLIES WITH THE
 TRAFFIC PERFORMANCE STANDARDS (TPS) OF THE COUNTY.
  
 4.) PROVIDE A LETTER FROM THE SCHOOL DISTRICT OF PALM
 BEACH COUNTY INDICATING THAT THE PROJECT MEETS SCHOOL
 CAPACITY STANDARDS.
  
 5.) A REPLAT OF THE PROPERTY IS REQUIRED. PLEASE NOTE
 THAT PROJECT APPROVAL IS CONTINGENT UPON THE APPROVAL
 OF THE PLAT AND RECORDING OF THE PLAT WITH THE RECORDS
 OF PALM BEACH COUNTY.
  
  
 SITE PLAN/ARCHITECTURAL COMMENTS:
  
 1.) EXPAND THE WIDTH OF THE CROSSWALK ON 27TH STREET SO
 THAT IT LINES UP WITH THE SIDEWALK ALONG 27TH STREET.
  
 2.) PER ZLDR S.94-209 2.(D) C., THE CROSSWALKS ON BOTH
 27TH STREET AND POINSETTIA AVENUE SHALL REQUIRE A
 CHANGE IN TACTILE SURFACE TEXTURE. PLEASE PROVIDE
 INFORMATION ON THE SURFACE TEXTURE OF THE CROSSWALKS.
  
 3.) PROVIDE BUILDING FRONTAGE CALCULATIONS FOR BOTH
 POINSETTIA AVENUE AND 27TH STREET. A MINIMUM OF 80
 PERCENT BUILDING FRONTAGE IS REQUIRED ALONG BOTH OF
 THESE ROADWAYS. [ZLDR S.94-215(H)]
  
 4.) ACTIVE USES SHALL BE REQUIRED ALONG ALL BUILDING
 FRONTAGES. PER ZLDR S. 94-209 2.(A), "ACTIVE USE" IS A
 USE WITHIN AN ENCLOSED BUILDING DESIGNED FOR HUMAN
 OCCUPATION THAT ALSO ATTRACTS PEDESTRIAN ACTIVITY,
 PROVIDES ACCESS TO THE GENERAL PUBLIC AND CONCEALS USES
 DESIGNED FOR PARKING AND OTHER NON-ACTIVE USES. ACTIVE
 USES SHALL HAVE A DIRECT VIEW TO ADJACENT STREETS OR
 PUBLIC OPEN SPACE. THE PROPOSED OFFICES ALONG 27TH
 STREET DOES NOT SEEM TO MEET THE INTENT FOR ACTIVE USE
 PER THE CMUD REGULATIONS.
  
 5.) THE MINIMUM BUILDING SETBACK ALONG 27TH STREET
 (SECONDARY A) IS 10 FT. FROM THE PROPERTY LINE. THE
 BUILDING SETBACK ABOVE THE GROUND LEVEL DOES NOT SEEM
 TO MEET THIS REQUIREMENT. PLEASE ADDRESS. [ZLDR
 S.94-215(H)2., TABLE VII-6]
  
 6.) WILL THERE BE ANY SITE LIGHTING? IF SO, PLEASE
 PROVIDE A PHOTOMETRIC PLAN.
  
 7.) LIGHT POLES SHALL COMPLY WITH THE FOLLOWING
 STANDARDS PER ZLDR S.94-209 2.(I):
 - LIGHT POLE FIXTURES SHALL NOT EXCEED AN OVERALL
 HEIGHT OF 17.5 FT. ABOVE GRADE.
 - NO COBRA HEAD LIGHTS ARE PERMITTED.
 - ALL LIGHTING SHALL BE LED OR LIGHT-EMITTING DIODE.
 - ALL LIGHTING SHALL BE WEATHER AND VANDAL RESISTANT
 (I.E. RESISTANT TO GRAFFITI, SHATTERING, ETC.)
  
 8.) GROUND FLOOR PLAN SHOWS INTERIOR OFFICES ALONG 27TH
 STREET. PLEASE CLARIFY WHAT THESE OFFICES WILL BE USED
 FOR (I.E. WILL THESE OFFICES BE USED TO SUPPORT ONLY
 THE RESIDENTS/PATIENTS OF THE PROGRAM? OR WILL THESE
 OFFICES BE OPEN TO THE GENERAL PUBLIC?).
  
 9.) IF THE GROUND FLOOR OFFICES ARE CONSIDERED AN
 ACTIVE USE, THEN THESE OFFICES SHALL COMPLY WITH THE
 ACTIVE USE STANDARDS OF ZLDR S.94-209 2.(J), INCLUDING,
 BUT NOT LIMITED TO:
 - MUST HAVE A TRANSPARENT CLEAR GLAZED AREA OF NOT LESS
 THAN 70 PERCENT OF THE FA?ADE AREA. PROVIDE
 CALCULATIONS.
 - GROUND FLOOR WINDOW SILLS SHALL BE PLACED AT A
 MAXIMUM HEIGHT OF 24 INCHES ABOVE GRADE. PROVIDE
 ILLUSTRATIONS WITH DIMENSIONS.
  
 10.) DWELLING UNITS SHALL NOT BE LESS THAN 550 SQ. FT.
 AND THE CUMULATIVE AVERAGE OF ALL DWELLING UNITS SHALL
 NOT BE LESS THAN 800 SQ. FT. PLEASE PROVIDE
 CALCULATIONS. THE FLOOR PLAN SHOWS THAT THERE ARE
 SEVERAL UNITS THAT DO NOT MEET THE MINIMUM SQUARE
 FOOTAGE REQUIREMENT. [ZLDR S.94-209 2.(J)(1)M.]
  
 11.) ARE THE INDIVIDUAL UNITS EQUIPPED WITH KITCHENS
 AND BATHROOMS? IF SO, PLEASE ILLUSTRATE IN THE FLOOR
 PLAN.
  
 12.) EXCEPT FOR STOREFRONTS, A MINIMUM OF 30 PERCENT OF
 ALL GROUND FLOOR STREET WALLS SHALL BE FENESTRATED WITH
 WINDOWS. PLEASE DEMONSTRATE COMPLIANCE. [ZLDR S.94-209

 13.) PROVIDE DIMENSIONS TO DEMONSTRATE THAT THE
 COLONNADE COLUMN SPACING, WINDOWS AND DOORS ARE
 PROPORTIONED SUCH THAT THE HEIGHT OF EACH OPENING IS
 GREATER THAN ITS WIDTH. [ZLDR S.94-209 2.(J)(1)]
  
 14.) COLONNADE/ARCADE: THE MINIMUM VERTICAL CLEARANCE
 FROM THE SIDEWALK LEVEL IS 10 FT. AND THE MINIMUM
 HORIZONTAL PROJECTION IS 10 FT. UNOBSTRUCTED. THE
 COLUMNS PROVIDE AN OBSTRUCTION TO THE 10 FT. HORIZONTAL
 CLEARANCE. ADDITIONALLY, PLEASE PROVIDE ADDITIONAL
 INFORMATION/DIMENSIONS TO ILLUSTRATE COMPLIANCE WITH

 15.) GUEST PARKING SHALL BE PROMINENTLY MARKED ON-SITE
 AS "GUEST PARKING" AND SHALL NOT BE RESTRICTED IN ANY
 MANNER TO USE BY A SINGLE TENANT, OWNER, UNIT OR OTHER
 USER. [ZLDR S.94-215(M)]
  
 16.) ONE (1) BICYCLE PARKING SPACE SHALL BE PROVIDED
 FOR EVERY FIFTEEN (15) REQUIRED PARKING SPACES.
 REQUIRED BICYCLE PARKING SPACES SHALL BE PROVIDED IN A
 SECURED AREA, COVERED FROM THE ELEMENTS. A MINIMUM OF
 THREE (3) PARKING SPACES ARE REQUIRED. [ZLDR S.94-

 17.) THE MINIMUM DIMENSIONS FOR AN ON-STREET PARALLEL
 PARKING STALL IS 8.5 FT. DEEP BY 22 FT. LONG. THE DEPTH
 OF THE ON-STREET PARKING STALLS DOES NOT MEET THIS

 18.) A LANDSCAPE STRIP OF AT LEAST 10 FT. WIDE SHALL BE
 PROVIDED ALONG 27TH STREET WHERE THERE IS NO BUILDING
 FRONTAGE. [ZLDR S.94-209 2.(F)(1)]
  
 19.) EACH ROW OF PARKING SHALL BE TERMINATED BY
 LANDSCAPE ISLANDS OF NOT LESS THAN 5 FT. IN WIDTH AND
 NOT LESS THAN THE LENGTH OF THE ADJACENT PARKING STALL.
 THE LANDSCAPE ISLANDS SHALL HAVE A MINIMUM OF 2.5 FT.
 AT ITS END SO AS TO ALLOW CAR MANEUVERING. THE
 LANDSCAPE ISLANDS SHALL CONTAIN AT LEAST ONE (1) SHADE

 20.) ONE (1) INTERIOR LANDSCAPE ISLAND SHALL BE
 PROVIDED FOR EVERY TEN (10) PARKING SPACES. INTERIOR
 LANDSCAPE ISLANDS SHALL BE AT LEAST 5 FT. WIDE AND
 SHALL CONTAIN AT LEAST ONE (1) SHADE/FLOWERING TREE.

 21.) PROVIDE SEPARATE DIAGRAMS THAT SHOWS THE PROVISION
 FOR OPEN SPACE, PERVIOUS SURFACE AREA AND IMPERVIOUS

 CANNOT BE COUNTED TOWARDS THE PRIVATE OPEN SPACE

 22.) THE GENERATOR LOCATED AT THE NORTHEAST OF THE
 PROPERTY SHALL NOT BE VISIBLE FROM THE SIDEWALK. PLEASE

 23.) PORTICOS, CANOPIES AND COLONNADES SHALL BE
 GUTTERED, AND DRAINAGE SHALL BE DEPOSITED ON-SITE.

 CHANGES ON THE RESUBMITTED PLANS MAY RESULT IN
 ADDITIONAL COMMENTS.
