 2. APPROXIMATELY TWO-THIRD OF THE PARKING SPACES ARE
 EITHER TANDEM OR PARKING LIFTS. CLARIFY IF THESE
 PARKING SPACES ARE USED BY VALET ONLY. THE TRAFFIC
 STUDY ASSUMED ONLY 20% OF TRIPS ARE USING VALET.
 3. THE VALET LANES ON 4TH STREET MAY NOT PROVIDE
 SUFFICIENT STORAGE FOR VEHICLES. VALET QUEUE LENGTH OF
 6 VEHICLES REQUIRES THE SECOND VALET LANE BE OCCUPIED,
 WHICH MAY BLOCK OTHER EGRESS VEHICLES. ALLOWING
 UBER/LYFT IN THE VALET LANES MAY WORSEN THE ISSUES AS
 UBER/LYFT VEHICLES MAY OCCUPY THE VALET LANES FOR A
 LONGER TIME DURING PICK-UP. VEHICLES BACKUP ON THE
 WESTBOUND APPROACH OF QUADRILLE BOULEVARD/4TH STREET
 MAY BLOCK EGRESS VEHICLES AND FURTHER EXACERBATE THE
 ISSUES. PLEASE ALSO VERIFY THE PERCENTAGE OF VALET
 TRIPS IS CONSISTENT WITH THE TYPE OF PARKING SPACES
 PROVIDED.
 4. PROVIDE A VALET OPERATION MANAGEMENT PLAN TO DISCUSS
 THE DETAILED OPERATIONS OF THE VALET, AND HOW THE QUEUE
 ISSUES COULD BE ADDRESSED SHOULD THEY ARISE. THE PLAN
 SHOULD DISCUSS THE RUNNING TIME, ROUTE, AND NUMBER OF
 VALET STAFF, AS WELL AS THE PLAN OF ACTION SHOULD THE
 VALET LANE EGRESS IS BLOCKED BY QUEUED VEHICLES AT
 QUADRILLE BOULEVARD/4TH STREET.
 5. IDENTIFY AN AREA INSIDE THE GARAGE WHICH COULD BE
 CONVERTED TO AN ADDITIONAL VALET DROP-OFF/PICK-UP AREA
 SHOULD THE NEED ARISES.
 6. SHEET A0.06 - CITY CODE SECTION 94-111 PERMITS UP TO
 FOUR STANDARD PARKING SPACES TO BE COUNTED TOWARDS THE
 PARKING REQUIREMENT WHEN UP TO EIGHT MOTORCYCLE PARKING
 SPACES ARE PROVIDED. THEREFORE, THE TOTAL PARKING COUNT
 TOWARDS THE REQUIRED PARKING WOULD BE 700.
 7. SHEET A1.05 - PROVIDE THE EQUIVALENCE OF ONE PARKING
 SPACE AT THE TERMINUS OF THE DEAD-END AISLE IN WEST
 SIDE OF THE GARAGE AS A DEDICATED PULL-IN AREA FOR
 TURNING AROUND PER CITY CODE SECTION 94-111.
 8. ON CIVIL PLAN SHEETS 4, 5 AND 6, DARKEN THE LINEWORK
 FOR THE PROPOSED CURB. ALSO, THE VALET PICK-UP/DROP-OFF
 LANES ON 4TH STREET DOES NOT SHOW PROPOSED PAVEMENT.
 PLEASE REVISE.
 9. SHOW SIGNING AND PAVEMENT MARKINGS FOR THE INTERNAL
 ROADWAYS AND ALONG 4TH STREET INCLUDING PARKING SPACES.
 10. SHEET 9 SECTION H ? THE RIGHT OF WAY LINE ON THE
 SOUTH SIDE OF 4TH STREET DOES NOT APPEAR TO BE AT THE
 RIGHT LOCATION. THERE SHOULD BE 9 FEET BETWEEN THE
 PARKING LANE AND THE PROPERTY LINE ACCORDING TO THE
 CROSS-SECTION.
 11. PROVIDE SIDEWALK EASEMENT FOR THE PORTION OF
 SIDEWALK OUTSIDE RIGHT-OF-WAY.
 12. PROVIDE 12-FOOT SIDEWALK BETWEEN THE DRIVEWAY AND
 NORTH OF THE PROPERTY ON QUADRILLE BOULEVARD.
 13. PROVIDE ADA-COMPLIANCE CONCRETE LANDING PAD FOR THE
 RELOCATED BUS STOP WITH SHELTER ON QUADRILLE BOULEVARD.
 14. IN THE AUTOTURN EXHIBIT, THE PASSENGER CAR RUNS
 OVER THE STRIPPED MEDIAN ISLAND AREA JUST OUTSIDE THE
 GARAGE ENTRANCE FROM QUADRILLE BOULEVARD. PLEASE MODIFY
 THE STRIPING TO DESIGN FOR PASSENGER CARS. PLEASE ALSO
 SHOW TWO CONCURRENT PASSENGER CARS MAKING THAT TURN IN
 THE OPPOSING DIRECTIONS, AND SHOW THE DIMENSIONS OF THE
 VEHICLES USED IN THE AUTOTURN PATHS.
 15. PLEASE REPLACE OR RESET THE PAVERS AT THE DIXIE
 HIGHWAY/4TH STREET INTERSECTION AS THE PAVERS WILL BE
 IMPACTED DURING MILLING AND RESURFACING.
 16. PROVIDE TDM MEASURES INCLUDING BUT NOT LIMITED TO
 THE TDM MEASURES LISTED BELOW. DETAILS OF THE TDM
 MEASURES WILL BE DETERMINED BY THE CITY. MONITORING OF
 THESE TDM MEASURES WILL ALSO BE REQUIRED.

 17. A TROLLEY STOP ALONG DIXIE HIGHWAY WILL BE REQUIRED
 AS PART OF THE TDM MEASURES. THE EXACT LOCATION WILL BE
 DETERMINED BY THE CITY.
  
 THE FOLLOWING ITEMS RELATED TO COMMENTS PROVIDED
 PREVIOUSLY WILL BE INCLUDED IN THE CONDITIONS OF
 APPROVAL:
 1. PROVIDE LANDSCAPED RAISED MEDIAN BETWEEN 4TH STREET
 AND DIXIE HIGHWAY ON QUADRILLE BOULEVARD. THE MEDIAN
 DESIGN SHOULD PREVENT WESTBOUND VEHICLES FROM MAKING
 LEFT-TURNS FROM THE DRIVEWAY. COORDINATE WITH FDOT ON
 THE TURN LANE REQUIREMENTS AT QUADRILLE BOULEVARD/4TH
 STREET, THE SITE DRIVEWAY, AND EASTBOUND LEFT-TURN AT
 QUADRILLE BOULEVARD/DIXIE HIGHWAY.
 2. PURSUE WITH FDOT ON ELIMINATING THE EXCLUSIVE
 RIGHT-TURN LANE REQUIREMENT ON QUADRILLE BOULEVARD. THE
 CITY WILL PROVIDE A LETTER OF SUPPORT TO THE APPLICANT.
 3. CONDUCT TRAFFIC SIGNAL WARRANT ANALYSES AT QUADRILLE
 BOULEVARD/4TH STREET EVERY YEAR FOR 2 YEARS WHEN THE
 FOLLOWING CONDITIONS ARE MET:
 O CO IS ISSUED FOR AT LEAST 50% OF THE PROPOSED
 RESIDENTIAL UNITS, HOTEL OR GENERAL OFFICE USES, AND
 THE WESTBOUND APPROACH AT QUADRILLE BOULEVARD/4TH
 STREET IS OPERATING AT LOS F DURING WEEKDAY AM OR PM
 PEAK HOUR WHEN ANALYZED USING THE LATEST HIGHWAY
 CAPACITY MANUAL METHODOLOGY.
 O CO IS ISSUED FOR AT LEAST 85% OF THE PROPOSED
 RESIDENTIAL UNITS, HOTEL OR GENERAL OFFICE USES, AND
 THE WESTBOUND APPROACH AT QUADRILLE BOULEVARD/4TH
 STREET IS OPERATING AT LOS F DURING WEEKDAY AM OR PM
 PEAK HOUR WHEN ANALYZED USING THE LATEST HIGHWAY
 CAPACITY MANUAL METHODOLOGY.
 O THE LAST CO IS ISSUED FOR THE PROPOSED DEVELOPMENT.
 4. THE TRAFFIC SIGNAL ANALYSES SHOULD INCLUDE, AT A
 MINIMUM, WARRANT 1 EIGHT-HOUR VEHICULAR VOLUME, WARRANT
 2 FOUR-HOUR VEHICULAR VOLUME, WARRANT 4 PEDESTRIAN
 VOLUME, AND WARRANT 7 CRASH EXPERIENCE DOCUMENTED IN
 THE MANUAL ON UNIFORM TRAFFIC CONTROL DEVICES (MUTCD).
 THE NECESSARY TRAFFIC AND SAFETY DATA SHOULD BE
 COLLECTED FOR THE ANALYSES.
 5. SHOULD THE REQUEST FOR TRAFFIC SIGNAL BE DENIED, THE
 DEVELOPMENT SHOULD IMPLEMENT ALTERNATIVE MEASURES TO
 MITIGATE TRAFFIC CONGESTION AT QUADRILLE BOULEVARD/4TH
 STREET, INCLUDING BUT NOT LIMITED TO ADDITIONAL TDM
 MEASURES, WAYFINDING SIGNS TO DIVERT TRIPS TO THE
 QUADRILLE BOULEVARD/3RD STREET INTERSECTIONS, ETC. IN
 ADDITION, THE DEVELOPMENT SHOULD, ON CITY?S REQUEST,
 CONDUCT AN ENGINEERING STUDY FOR A POTENTIAL ENHANCED
 PEDESTRIAN CROSSWALK CROSSING QUADRILLE BOULEVARD AT
 4TH STREET, AND PURSUE SUCH A CROSSWALK APPROVAL WITH
 FDOT, AND IF APPROVED, CONSTRUCT SUCH ENHANCED
 CROSSWALK AT THE DEVELOPER?S OWN EXPENSES.
 6. PROVIDE SURETY FOR THE CONSTRUCTION OF A TRAFFIC
 SIGNAL AT QUADRILLE BOULEVARD/4TH STREET UNTIL THE
 OBLIGATIONS RELATED TO TRAFFIC SIGNAL WARRANT ANALYSES
 OR SIGNAL CONSTRUCTION (#3, #4 AND #5 ABOVE) ARE FULLY
