 1. PLEASE PROVIDE INFORMATION TO CONFIRM COMPLIANCE
 WITH THE PLANAR BREAK REGULATION ACCORDING TO TABLE
 IV-4.
 2. RESTAURANT PLANTER NEXT TO STAIR AT CORNER OF
 FLAGLER AND BANYAN IS ENCROACHING INTO THE MINIMUM
 SETBACK RESULTING IN A NARROW SIDEWALK. PLEASE REDUCE
 THE SIZE OF PLANTER TO PROVIDE A MINIMUM 6' CLEAR
 SIDEWALK.
 3. SIDEWALK ELEVATION SHALL BE MAINTAINED ACROSS ALL
 CURB CUTS. PLEASE PROVIDE A SECTION TO COMFIRM
 COMPLIANCE. MATERIAL OF SIDEWALK SHALL BE MAINTAINED
 ACROSS DRIVEWAY.
 4. BANYAN BOULEVARD REDESIGN NEEDED AS FOLLOWS: MINIMUM
 10' TRAVEL LANES. NEW BULB OUT ON NORTH SIDE AT OLIVE
 AVE AND BANYAN TO ALLOW FOR NEW ON-STREET PARKING ALONG
 NORTH SIDE OF BANYAN BETWEEN OLIVE AVE AND GARAGE
 ENTRANCE. BULB OUT AT NARCISSUS EXTENDED TO THE GARAGE
 ENTRANCE (LANDSCAPE).
 5. BANYAN BLVD AND FLAGLER DRIVE REDESIGN NEEDED TO
 ACCOMMODATE BETTER SPACE FOR PEDESTRIANS.TRAFFIC STUDY
 WILL DETERMINE IF THE DEDICATED RIGHT TURN LANE AT
 BANYAN AND FLAGLER IS NECESSARY. INTERSECTION TO BE
 MODIFIED AS A 90 DEGREE INTERSECTION. (PLEASE SEE
 TRAFFIC COMMENTS)
 6. PROPOSED 2ND STREET ALIGNMENT CAN BE REDUCED TO 20'
 TRAVEL LANES PLUS GUTTER. THE EXISTIGN PORTION OF 2ND
 STREET WEST OF NARCISSUS CAN BE MAINTAINED AS EXIST TO
 ALLOW THE ON-STREET PARKING ON THE NORTH SIDE.
 7. SIDEWALK ON EAST SIDE OF NARCISSUS SHALL BE WIDENED
 TO ALLOW FOR A MINIMUM OF 6' CLEAR PATH WHEN ADJACENT
 TO TREE GRATES OR PLANTING AREAS, WITH THE MAJORITY OF
 THE SIDEWALK TO BE A MINIMUM OF 8'.
 8. PROPOSED PLANTING AREA AT RESTAURANT ARCADE IS GOING
 OVER SIDEWALK.
 9. TO ADVANCE THE IMPLEMENTATION OF THE GELH STUDY
 RECENTLY COMPLETED, STAFF IS REQUESTING SHADE TREES TO
 BE INSTALLED ALONG FLAGLER DRIVE BETWEEN THE ROYAL
 PALMS (PLEASE SEE LANDSCAPE COMMENTS) TREE GRATES SHALL
 BE MOVED NEXT TO THE CURB.
 10. ARE THE PARKING SPACES DESIGNATED? PLEASE MARK THE
 GUEST PARKING SPACES FOR THE RESIDENTIAL COMPONENT AND
 THE PARKING FOR THE RETAIL COMPONENT TO AVOID THOSE
 SPACES TO BE PERMANENTLY ASSIGNED TO RESIDENTIAL UNITS.
 11. WERE IS THE GARBAGE COLLECTION FOR THE HOTEL? IS IT
 AT THE SAME LOCATION THAN THE RESIDENTIAL (LOADING
 AREA)?
 12. FOR THE DAC REVIEW PLEASE PROVIDE COLORED
 ELEVATIONS (ALL THE BUILDINGS IN THE PROJECT). IN
 ADDITION PLEASE INSERT THE ELEVATIONS IN THE
 SURROUNDING CONTEXT.
 13. HOTEL DRAWINGS WERE NOT INCLUDED IN THE RESUBMITTAL
 PACKAGE. HOTEL DRAWINGS SHALL BE INCORPORATED WITH THE
 RESIDENTIAL PROJECT, FACADES SHALL HAVE THE SAME LEVEL
 OF DETAIL, AND SHALL INCLUDE CALL OUT MATERIALS.
 14. RESTAURANT FACADE IS NOT CONSISTENT WITH FLOOR
 PLANS: FACADE OF RESTAURANT SHOWS A SOLID WALL AT THE
 UPPER LEVEL TOWARDS THE PART BUT THE NOTE INDICATES
 STOREFRONT AS DEPICTED IN FLOOR PLANS.
 15. RENDERINGS SHALL ACCURATELY DEPICT THE PROPOSED
 DESIGN INCLUDED IN FLOOR PLANS AND LANDSCAPE DRAWINGS.
 RENDERIGN IN SHEET A-20 DEPITS A PLANTER ALONG THE WEST
 ELEVATION THAT IS NOT INCLUDED IN DRAWINGS, AND TREES
 ARE DEPICTED IN RAISED PLANTING BEDS NOT IN TREE GRATES
 AS PROPOSED IN LA DRAWINGS.
 16.LA DRAWINGS DO NOT REFLECT NEW RAMPS ALONG OLIVE
 AVENUE.
 17. LA SHEET LP-1.02 DOES NOT MATCH THE HOTEL BUILDING
 PLACEMENT ALONG NARCISSUS AVE (NORTH SIDE OF HOTEL).
 BUILDING IS MUCH CLOSER TO CURB IN SHEET Z.1.0 THAN IN
 LP-1.02. PLEASE ADJUST WITH CORRECT LOCATION.
 18. STAFF RECOMMENDS THE APPLICANT TO INCLUDE
 ADDITIONAL BIKE PARKING INSIDE THE GARAGE FOR HOTEL
 EMPLOYEES, AND INTALL SOME BIKE RACKS IN THE PUBLIC ROW
 FOR RETAIL USERS.
  
 PREVIOUS REVIEW:
 1. ACKNOWLEDGED- PROJECT WILL BE REQUIRED TO PAY FOR
 ANY REMOVED ON-STREET PARKING SPACES.
 2. NOT SATISFIED: STAFF UNDERSTANDS THE ABANDONMENT
 PROCESS WILL BE PROCESS SEPARATELY BUT SURVEY NEEDS TO
 INCLUDE SQUARE FOOTAGE OF NARCISSUS AVENUE TO INCLUDE
 IT AS PART OF THE FAR CACLULATIONS- IS NARCISSUS AVENUE
 PROPOSED TO BE ABANDONED? SURVEY NEEDS TO INCLUDE THE
 TOTAL SQUARE FOOTAGE OF THE PROPOSED ABANDONED AREA.
 3. SATISFIED- ELEVATORS AND STAIRS ARE COUNTED IN EVERY
 LEVEL. STAIRS WITHIN THE GARAGE USED BY THE RESIDENTIAL
 LEVEL SHALL BE COUNTED AS FAR.
 4. SATISFIED - LOADING DOCK AND SERVICE AREA ON 2ND
 STREET IS IMPACTING THE HISTORIC STRUCTURE ACROSS THE
 STREET. STAFF SUGGESTS A MEETING WITH THE CITY?S
 HISTORIC PRESERVATION PLANNER TO DISCUSS ALTERNATIVE
 DESIGNS TO MITIGATE THE NEGATIVE IMPACT.
 5. APPLICANT TO SUBMIT REQUEST FOR VARIANCE- PROJECT
 DOES NOT COMPLY WITH MINIMUM ACTIVE USES ALONG 2ND
 STREET.
 6. APPLICANT TO SUBMIT REQUEST FOR VARIANCE- PROJECT
 DOES NOT COMPLY WITH MINIMUM ACTIVE USES ABOVE 1ST
 FLOOR ON BANYAN BLVD.
 7. SATISFIED- BIKE STORAGE FOR RESIDENTIAL USE IS
 RECOMMENDED TO BE LOCATED ON 1ST FLOOR DUE TO SAFETY
 CONCERNS.
