 COMMENTS:
  
 1. THIS REVIEW IS A CURSORY REVIEW AS IT RELATES TO THE
 SITE. IT IS NOT A REVIEW FOR FULL COMPLIANCE WITH
 FLORIDA BUILDING CODE. THE FOLLOWING COMMENTS ARE TO BE
 ADDRESSED FOR PERMITTING.
  
 2. THE PROPOSED BUILDING WILL BE IN FLOOD ZONE. THE
 ELEVATION OF THE FIRST FLOOR OF THE BUILDING AND ALL
 ASSOCIATED MECHANICAL EQUIPMENT (CHILLERS, GENERATORS
 ETC.) SHALL BE 12 INCHES (FREEBOARD) ABOVE THAT BASE
 FLOOD ELEVATION. PLEASE NOTE THAT, AROUND MID 2017, THE
 CITY MAY BE INCREASING THE FREEBOARD TO 24 INCHES.
  
 3. IT IS NOTED THAT THE APPLICANT HAS MET WITH BUILDING
 DIVISION AND OTHER CITY STAFF TO DISCUSS OPTIONS FOR
 SEPARATION OF THE APARTMENT BUILDING FROM THE HOTEL
 BUILDING WHILE BOTH SHARE THE SAME PARKING GARAGE.
 DISCUSSIONS AND DESIGN DEVELOPMENT ARE ONGOING TO
 ARRIVE AT THE SOLUTION THAT WORKS BEST FOR THE
 DEVELOPER. ALTHOUGH IT IS UNLIKELY THAT SOLUTION WOULD
 BE TO SEPARATE THE PARCELS, PLEASE NOTE THAT FOR ANY
 BUILDING CROSSING A PROPERTY LINE, EITHER A RECORDED
 UNITY OF TITLE, OR SOME OTHER APPROVED LEGAL
 INSTRUMENT, SHALL BE INCLUDED WITH THE PERMIT
 APPLICATION, OR THE BUILDING MUST HAVE A FIRE WALL
 ALONG THE PROPERTY LINE, PER SECTION 202 OF FLORIDA
 BUILDING CODE, BUILDING, FIRE SEPARATION DISTANCE.
  
 4. WHEN SUBMITTED FOR PERMIT, THE PLANS SHALL SHOW AT
 LEAST ONE ACCESSIBLE ROUTE, COMPLYING WITH SECTIONS
 206.2 AND 402.2 OF FLORIDA ACCESSIBILITY CODE, FROM THE
 PUBLIC RIGHT-OF-WAY TO ALL ACCESSIBLE BUILDING OR
 FACILITY ENTRANCES.
  
 5. WHEN SUBMITTED FOR PERMIT, THE PLANS SHALL SHOW AT
 LEAST ONE ACCESSIBLE ROUTE, COMPLYING WITH SECTIONS
 206.2 AND 402.2 OF FLORIDA ACCESSIBILITY CODE,
 CONNECTING ACCESSIBLE BUILDING OR FACILITY ENTRANCES
 WITH ALL ACCESSIBLE SPACES AND ELEMENTS WITHIN THE
 BUILDING OR FACILITY.
  
 6. ANY PART OF AN ACCESSIBLE ROUTE WITH A SLOPE GREATER
 THAN 1:20 SHALL BE CONSIDERED A RAMP AND SHALL COMPLY
 WITH SECTION 405 OF FLORIDA ACCESSIBILITY CODE.
  
 7. AT THIS STAGE, THE PARKING DATA TABLE ON SHEET CVR
 DOES NOT SHOW THE NUMBER OF ACCESSIBLE PARKING SPACES,
 SO IT SHOOULD REFER TO SHEET A-05 WHICH DOES STATE THAT
 A TOTAL OF 10 ACCESSIBLE SPACES WILL BE PROVIDED BUT
 DOES NOT STATE THE TOTAL NUMBER OF PARKING SPACES TO BE
 PROVIDED. PLEASE CONSOLIDATE THE PARKING DATA OR
 CROSS-REFERENCE THE ACCESSIBLE PARKING SPACE
 INFORMATION. THE MINIMUM NUMBER OF ACCESSIBLE PARKING
 SPACES PROVIDED SHALL BE IN ACCORDANCE WITH SECTION
 208.2 OF FLORIDA ACCESSIBILITY CODE.
  
 8. PLEASE LOOK AT THE DISTRIBUTION OF ACCESSIBLE
 PARKING SPACES TO ENSURE THAT THERE IS A SUFFICIENT
 NUMBER OF THEM CLOSEST TO THE MOST USED DOORS FROM THE
 PARKING GARAGE LEADING TO THE RETAIL, HOTEL AND
 APARTMENT OCCUPANCIES. PER SECTION 208.3 OF FLORIDA
 ACCESSIBILITY CODE, ACCESSIBLE PARKING SPACES ARE TO BE
 LOCATED ON THE SHORTEST POSSIBLE ROUTE OF TRAVEL FROM
 ADJACENT PARKING TO AN ACCESSIBLE ENTRANCE FOR EACH
 BUILDING. THE DESIGN OF ACCESSIBLE PARKING SPACES SHALL
 COMPLY WITH SECTION 502 OF FLORIDA ACCESSIBILITY CODE
  
 9. PER SECTION 208.2.4 OF FLORIDA ACCESSIBILITY CODE,
 ONE IN EVERY SIX ACCESSIBLE SPACES (AT LEAST ONE) IN A
 PARKING STRUCTURE, SHALL BE ?VAN ACCESSIBLE? AND
 DESIGNED IN ACCORDANCE WITH SECTION OF 502 OF FLORIDA
 ACCESSIBILITY CODE (VERTICAL CLEARANCE NOT LESS THAN 98
 INCHES AT SPACE AND VEHICULAR ACCESS ROUTE).
  
 10. 1ST FLOOR PLAN, SHEET A-05. PLEASE SHOW HOW THE
 USERS OF ACCESSIBLE PARKING SPACES 002, 003, 018, AND
 019, CAN SAFELY ENTER THE BUILDINGS WITHOUT TRAVERSING
 BEHIND ANOTHER PARKED VEHICLE OR ALONG A VEHICLE DRIVE
 LANE. ACCESSIBLE PARKING SPACE ACCESS AISLES SHALL BE
 LOCATED SO THAT THE USER IS NOT COMPELLED TO WALK OR
 WHEEL BEHIND ANOTHER PARKED VEHICLE OR IN THE TRAVEL
 LANE. THE ACCESS AISLES SHALL ALSO COMPLY WITH THE
 OTHER PROVISIONS OF SECTION OF 502.3 OF FLORIDA
 ACCESSIBILITY CODE.
  
 11. IT IS NOTED THAT CONSTRUCTION TYPE 1B IS PROPOSED.
 WHEN SUBMITTED FOR BUILDING PERMIT, THE PLANS WILL BE
 REVIEW FOR COMPLIANCE WITH WITH THE HEIGHT, AREA AND
 OCCUPANCY LIMITATIONS IN CHAPTER 5 OF THE FLORIDA
 BUILDING CODE.
  
 12. WHEN SUBMITTED FOR BUILDING PERMIT, COMPLIANCE WITH
 ALL BUILDING SEPARATION, PERCENTAGE OF OPENINGS AND
 OPENING PROTECTIVE REQUIREMENTS OF CHAPTERS 6 AND 7 OF
 THE FLORIDA BUILDING CODE SHALL BE VERIFIED.
  
 13. ENCLOSED PARKING GARAGES. IF THE PARKING GARAGE
 DOES NOT HAVE WALL OPENINGS, OR SUFFICIENT WALL
 OPENINGS TO MEET THE DEFINITION OF AN OPEN PARKING
 GARAGE, IT WILL BE CONSIDERED AN ENCLOSED PARKING
 GARAGE AND MUST HAVE EXHAUST SYSTEMS. THE EXHAUST
 SYSTEMS SHALL BE DESIGNED TO MINIMIZE NOISE LEVELS
 USING INLINE FAN SILENCERS OR OTHER APPROVED METHODS.
  
 14. SEPARATE PERMITS REQUIRED. ALL APPLICABLE PERMITS
 AND SUB-PERMITS MUST BE OBTAINED BEFORE COMMENCING THE
 WORK. SEPARATE PERMITS, PLANS AND FEES, ARE REQUIRED
 FOR SIGNS, SWIMMING POOLS AND SPAS, GAS SYSTEMS,
 GENERATORS, FIRE ALARM SYSTEMS, FIRE SPRINKLER AND
 OTHER FIRE SUPPRESSION SYSTEMS, GREASE INTERCEPTORS,
 SITE LIGHTING, SITE LANDSCAPE, SITE IRRIGATION, ETC.
  
 15. EACH SEPARATE BUILDING SHALL HAVE A SEPARATE
