 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING
 REVIEW COMMENTS:
  
 1. ALL BUFFERS, SETBACKS, ETC. SHALL BE MEASURED FROM
 THE PROPERTY LINE?NOT THE PLAT LINE.
  
 2. IMPROVEMENTS ARE SHOWN IN EXISTING EASEMENTS.
 EASEMENT CONSENT SHALL BE OBTAINED FROM ALL UTILITY
 COMPANIES.
  
 3. THERE IS CONCERN REGARDING ADDITIONAL TRAFFIC BEING
 ADDED TO AN AREA OF PRESIDENTIAL WAY THAT IS CURRENTLY
 EXPERIENCING CONGESTION ISSUES. HAS ANY DISCUSSION
 OCCURRED WITH THE CITY?S TRAFFIC ENGINEER ON HOW THE
 PROPOSED FACILITY WILL IMPACT TRAFFIC FLOW, CAPACITY
 ETC.?
  
 4. PLEASE EXPLAIN HOW THE GATES WILL BE OPERATED. THERE
 IS INSUFFICIENT STACKING THAT WOULD CAUSE TRAFFIC TO
 BACK UP INTO THE ADJACENT ROADWAY AND BLOCK THE FLOW OF
 TRAFFIC.
  
 5. HAS THERE BEEN ANY COMMUNICATION WITH ADJACENT
 PROPERTY OWNERS/TENANTS? STAFF HAS SIGNIFICANT CONCERNS
 REGARDING THE PLACEMENT OF THE FACILITY AND ITS VARIOUS
 ANCILLARY ACTIVITIES (TRUCK TRAFFIC, VEGETATION DEBRIS
 COLLECTION, MATERIAL STORAGE, EQUIPMENT WASH, ETC.).
 THESE ANCILLARY ACTIVITIES PRESENT CONCERNS WITH REGARD
 TO THEIR INCOMPATIBILITY WITH THE OFFICE AND
 RESIDENTIAL DEVELOPMENTS IMMEDIATE ADJACENT TO THE
 PROPOSED FACILITY. SIGNIFICANT EFFORTS NEED TO BE MADE
 TO ENSURE THAT THE PROPOSED FACILITY DOES NOT
 NEGATIVELY IMPACT SURROUNDING DEVELOPMENT, AND COMPLIES
 WITH ALL OF THE REQUIRED SPECIAL USE STANDARDS REQUIRED
 BY THE CITY?S ZONING AND LAND DEVELOPMENT REGULATIONS.
 CITY STAFF REQUESTS THAT THEY BE NOTIFIED OF THE
 MEETINGS WITH THE RESIDENTS/ASSOCIATIONS AND THAT THEY
 ARE INCLUDED IN SUCH INVITATIONS.
  
 6. PLEASE PROVIDE A CROSS-SECTION, ELEVATION, OR SOME
 FORM OF RENDERING THAT WILL PROVIDE AN ACCURATE
 REPRESENTATION OF THE PROPOSED SCREENING AROUND THE
 FACILITY, SPECIFICALLY ALONG ADJACENT PROPERTIES. IT IS
 STAFF?S POSITION THAT THIS FACILITY SHOULD BE ENTIRELY
 SCREENED FROM VIEW.

 PLEASE NOTE THE FOLLOWING WHEN RESUBMITTING:
  
 A) WRITTEN RESPONSES TO COMMENTS MADE BY ALL
 DEPARTMENTS SHALL BE PROVIDED UPON RESUBMISSION.
  
 B) 15 SETS OF REVISED PLANS AND/OR DOCUMENTS SHALL BE
 PROVIDED, ALONG WITH ONE (1) REDUCED COPY (11IN X
 17IN), AND AN ELECTRONIC COPY OF ALL PLANS.
  
 C) PLEASE NOTE THAT RE-SUBMITTALS MAY BE SUBJECT TO
 ADDITIONAL COMMENTS.
  
 D) IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
  
 E) PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE.
  
 F) IN ORDER TO BE CONSIDERED FOR THE MAY 4, 2017, ZBA
 AGENDA, ALL COMMENTS SHALL BE SATISFACTORILY ADDRESSED.
 PLEASE SUBMIT ALL REVISED DOCUMENTS/PLANS NO LATER THAN
 FRIDAY, MARCH 31, 2017.
