 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING
 REVIEW COMMENTS:
  
 1. IMPERVIOUS SURFACE AREA SHALL NOT EXCEED 85%.
 PERVIOUS/LANDSCAPE AREA SHALL BE AT LEAST 15%.
  
 2. PARKING FOR RESTAURANTS SHALL BE CALCULATED AT 1
 SPACE PER 100 SQUARE FEET (OUTDOOR SEATING SHALL BE
 INCLUDED IN THIS CALCULATION).
  
 3. IT WAS SUGGESTED AT AN INTERNAL STAFF MEETING THAT
 AN OPTION BE EXPLORED OF PUTTING THE OUTDOOR PATIO ON
 THE NORTH SIDE OF THE BUILDING (ALONG PALM BEACH LAKES
 BLVD).
  
 4. THERE SHALL BE A LANDSCAPE ISLAND OF AT LEAST FIVE
 (5) FEET IN WIDTH NORTH OF THE LOADING ZONE.
  
 5. THE FIVE (5) ROWS OF PARKING THAT ARE SHOWN WITHOUT
 WHEEL STOPS SHOULD CONSIST OF 16 FEET OF ASPHALT (NOT
 18 FEET), AS THE TWO (2) FOOT OVERHANG WILL OCCUR FROM
 THE INTO THE LANDSCAPE AREA.
  
 6. PHOTOMETRIC PLAN SHALL BE PROVIDED. PHOTOMETRIC
 LEVELS SHALL NOT EXCEED 1.0 FOOTCANDLES AT THE PROPERTY
 LINE.
  
 7. PARKING STALL STRIPING DETAIL SHALL CONFORM TO THE
 CITY?S MINIMUM STANDARDS. CONTACT ME FOR A DIGITAL COPY
 OF THE DETAIL.
  
 8. OVERHANGS PROPOSED SHALL BE SHOWN AND DIMENSIONED ON
 THE SITE PLAN. OVERHANGS SHALL NOT ENCROACH MORE THAN
 THREE (3) FEET INTO THE REQUIRED SETBACK.
  
 9. FREESTANDING SIGNS DO NOT CONFORM TO THE MINIMUM
 SETBACK REQUIREMENTS FROM THE INTERNAL LOT LINES, ARE
 LOCATED IN THE VISIBILITY TRIANGLES OF THE ACCESS
 DRIVES, AND DON?T SEEM TO BE EFFECTIVE IN THEIR
 PROPOSED LOCATIONS.
  
 10. UPDATED MASTER LANDSCAPE PLAN SHALL BE PROVIDED.
  
 11. PARKING SPACES ARE ONLY REQUIRED TO BE 8.5 FEET IN
 WIDTH; THE PROPOSED STRIPING MAY BE ADJUSTED
 ACCORDINGLY.
  
 12. PLEASE DIMENSION THE BUILDING HEIGHTS ON THE
 ELEVATIONS. BUILDING HEIGHT SHOULD BE FROM GRADE TO THE
 ROOF DECK OF THE FLAT ROOF. ADDITIONAL DIMENSIONS
 SHOULD BE SHOWN FOR THE PARAPET.
  
 13. ADDITIONAL GLAZING NEEDS TO BE PROVIDED AT ON THE
 EAST AND WEST ELEVATIONS, AT THE NORTHERN CORNERS OF
 THE BUILDING.

 PLEASE NOTE THE FOLLOWING WHEN RESUBMITTING:
  
 A) WRITTEN RESPONSES TO COMMENTS MADE BY ALL
 DEPARTMENTS SHALL BE PROVIDED UPON RESUBMISSION.
  
 B) 15 SETS OF REVISED PLANS AND/OR DOCUMENTS SHALL BE
 PROVIDED, ALONG WITH ONE (1) REDUCED COPY (11IN X
 17IN), AND AN ELECTRONIC COPY OF ALL PLANS.
  
 C) PLEASE NOTE THAT RE-SUBMITTALS MAY BE SUBJECT TO
 ADDITIONAL COMMENTS.
  
 D) IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
  
 E) PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE.
  
 F) IN ORDER TO BE CONSIDERED FOR THE FEBRUARY 22, 2017,
 PLANNING BOARD AGENDA, ALL COMMENTS SHALL BE
 SATISFACTORILY ADDRESSED. PLEASE SUBMIT ALL REVISED
 DOCUMENTS/PLANS NO LATER THAN FRIDAY, DECEMBER 30,
 2016.
  
 G) TO BE PLACED ON THE FEBRUARY 22, 2017, PLANNING
 BOARD AGENDA, SIGNS SHALL BE POSTED ON THE PROPERTY NO
 LATER THAN FEBRUARY 7, 2017. SIGNAGE SHALL CONFORM AND
 BE INSTALLED WITH THE REQUIREMENTS OF THE CITY?S ZONING
 AND LAND DEVELOPMENT REGULATIONS, AS ALSO PROVIDED IN
 THE DEVELOPMENT APPLICATION. A SIGNED AND NOTARIZED
 AFFIDAVIT SHALL BE PROVIDED BY THE DEADLINE REFERENCED
 ABOVE.
