 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE PPRC COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF THE PPRC MEETING (BY MARCH 11, 2017),
 THE CASE SHALL BE CONSIDERED WITHDRAWN. ANY FURTHER
 ACTION SHALL REQUIRE A NEW DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($60 FOR
 MINOR AMENDMENT).
  
 - IF THE CASE IS A MAJOR AMENDMENT THEN PUBLIC HEARING
 NOTIFICATION SIGNAGE SHALL BE POSTED IN ACCORDANCE WITH
 THE REQUIREMENTS OF SECTION 94-39(I)(5) OF THE ZONING
 AND LAND DEVELOPMENT REGULATIONS AND AN ADDITIONAL
 $2,916 IN APPLICATION AND ADVERTISING FEES ARE
 REQUIRED. YOU WILL ALSO BE RESPONSIBLE FOR MAILERS.
  
 - IF THIS CONTINUES AS A MINOR AMENDMENT, IN ACCORDANCE
 WITH SECTION 94-35(D)(6)A, SINCE THIS IS A NEW SITE
 PLAN WITHIN A PLANNED DEVELOPMENT, YOU NEED TO GET
 APPROVAL OF A LEVEL II SITE PLAN CONCURRENT WITH THE
 MINOR AMENDMENT. WHILE NO ADDITIONAL APPLICATION
 DOCUMENTS OR PLANS ARE REQUIRED AS THEY WOULD BE A
 DUPLICATION OF THE MATERIAL SUBMITTED WITH THE MINOR
 AMENDMENT APPLICATION, YOU ARE REQUIRED TO PAY THE
 APPLICATION FEE OF $1,500.
  
 1) SHEET A125 SHOWS THE NORTH DIMENSION TO THE FACE OF
 THE BALCONIES AT 30 FEET 10 INCHES, WHILE SHEET A127
 SHOWS THIS DIMENSION AS 30 FEET 9 3/4 INCHES. WHILE
 BOTH MEET THE BALCONY INTRUSION WAIVER, PLEASE ENSURE
 THAT ALL DRAWINGS SHOW THE SAME DIMENTIONS.
  
 2) THE REAR PEDESTAL SETBACK FOR THE APPROVED MODERN
 RPD IS 24 FEET 4 INCHES. WHILE THE ELEVATION DRAWINGS
 AND THE SITE PLAN SHOW THIS DIMENSION LINE, IT APPEARS
 THAT IT IS MARKING THE INSIDE FACE OF THE WALL NOT THE
 EXTERIOR FACE OF THE WALL. PLEASE REVIEW AND CORRECT
 THE DRAWINGS TO SHOW COMPLIANCE WITH THE APPROVED
 PEDESTAL SETBACK. ADDITIONALLY, PLEASE PROVIDE THE REAR
 SETBACK DIMENSION FOR THE PORTION OF THE PEDESTAL NORTH
 OF THE PORTION OF THE LOT WHICH EXTENDS TO SOUTH OLIVE
 AVENUE (ADJACENT TO SMITH AND MOORE ARCHITECTS) SO THAT
 STAFF CAN VERIFY COMPLIANCE WITH THE APPROVED SETBACK
 WAIVER.
  
 3) PROVIDE THE BUILDING SETBACKS FOR THE PEDESTAL ON AT
 LEAST ONE OF THE CIVIL PLAN SHEETS.
  
 4) PLEASE CLARIFY, THE FPL VAULT, THE MAIN ELECTRIC,
 THE SWITCH GEAR AND EMERGENCY GENERATOR ROOMS HAVE THE
 FLOOR A BIT BELOW GRADE WITH THE ROOF ELEVATION AT 24
 FEET 4 INCH NGVD? HOW WILL THIS ROOF BE TREATED?
  
 5) THE APPROVED MODERN RPD INCLUDED A PUBLICLY
 ACCESSIBLE PASSIVE PARK WITH AN AREA OF 11,455 ALONG
 FLAGLER DRIVE. THE 12,442 SQUARE FOOT AREA SHOWN ON
 SHEET L000.5 INCLUDES THE PUBLIC SIDEWALK, WHICH MAY
 NOT BE INCLUDED IN THE PASSIVE PARK AREA. THIS DIAGRAM
 NEEDS TO BE REVISED TO CORRECTLY SHOW THE REQUIRED
 AMOUNT OF PASSIVE PARK WHOLLY ON-SITE. THE PROVIDED
 PLANS SHOW A LESSER AREA GIVEN UP AS THE PASSIVE PARK.
  
 6) PLEASE PROVIDE AN UPDATE ON CONDITION 2.M. OF
 SECTION 4 OF ORDINANCE NO. 4245-09, WHICH REQUIRES
 MEETING WITH THE ADJACENT NEIGHBORS ON THE DESIGN OF
 THE PASSIVE PARK. ZONING STAFF DOES NOT HAVE ANY ISSUES
 WITH THE CONCEPTUAL DESIGN OF THE PLAZA. DETAILS, SUCH
 AS THE HEIGHT OF THE WALL, SEAT WALL AND BENCHES WAS
 NOT BEEN PROVIDED. ENSURE THERE IS ADEQUATE LIGHTING
 FOR THE EVENING HOURS WHEN THE PARK MAY BE IN USE AND
 TO DISCOURAGE USE OF THE PARK FOR OVERNIGHT
 ACCOMMODATIONS. THE WALLS AND THE BENCH WALLS SHOULD BE
 DESIGNED WITH ANTI-SKATE BOARD GRINDING FEATURES ?
 AFTERMARKET ADD-ONS RARELY LOOK AS GOOD AS IF THE
 FEATURES WERE DESIGNED IN THE ORIGINAL PLAN. THE
 BENCHES ARE ALL UNIQUE SHAPES WHICH WOULD REQUIRE
 CUSTOM WORK. IT MAY BE MORE PRACTICAL HAVE A UNIFORM
 DESIGN SHOWN ON THE PLANS AT THIS STAGE, RATHER THAN AT
 THE PERMITTING PHASE, THOUGH THIS IS UP TO YOU.
 WHICHEVER BENCH ROUTE IS CHOSEN, PLEASE ENSURE THAT THE
 BENCHES ARE DESIGNED IN SUCH A WAY TO MAKE SLEEPING ON
 THEM UNCOMFORTABLE.
  
 7) THE PARKING TABLE PROVIDED WITH THE PLAN DOES NOT
 INCLUDE THE PARKING TABLE SHALL INCLUDE THE NUMBER OF
 REQUIRED AND PROVIDED PARKING SPACES, ADA PARKING
 SPACES, GUEST SPACES AND BICYCLE SPACES. EXAMPLE:
  
 84 UNITS WITH 2+ BEDROOMS X 2 SPACES PER UNIT = 168
 PARKING SPACES
 GUEST PARKING IS 1 SPACE PER 10 UNITS = 9 PARKING
 SPACES
 STAFF PARKING PER THE APPROVED MODERN = 6 SPACES
 TOTAL REQUIRED PARKING REQUIRED = 183 SPACES
 TOTAL PARKING PROVIDED = *** SPACES
  
 THE PROVIDED SPACES ON THE TABLE SHALL BE BROKEN DOWN
 BY NUMBER OF EACH TYPE OF SPACE (REGULAR, ADA,
 COMPACT). PLEASE SEE THE MODERN APPROVAL FOR AN
 EXAMPLE.
  
 8) PLEASE NOTE THAT THE 11 ON-STREET PARKING SPACES
 WERE APPROVED BY THE MODERN ORDINANCE AS PUBLIC PARKING
 SPACES (CONDITION 2.D. OF THE ORDINANCE) SEPARATE FROM
 THE PARKING SPACES THAT WERE PROVIDED TO MEET THE
 REQUIRED PARKING. AS SUCH, THE 11 ON-STREET PARKING
 SPACES MAY NOT BE COUNTED TOWARD MEETING THE REQUIRED
 183 PARKING SPACES. STAFF COUNTS ONLY 173 PARKING
 SPACES ON-SITE, WHICH DOES NOT MATCH THE MINIMUM
 REQUIRED BY THE MODERN ORDINANCE.
 9) THE PARKING DETAILS PROVIDED ON SHEET A114.1 DO NOT
 MEET CITY STANDARDS AND MUST BE REPLACED WITH THE
 STANDARD CITY DETAIL. ADDITIONALLY, THEY MUST INCLUDE A
 COMPACT SPACE DETAIL. PLEASE NOTE THAT THE CORRECT CITY
 DETAIL WAS PROVIDED ON SHEET C-1 AS PART OF THE
 ORIGINAL SUBMITTAL.
  
 10) PLEASE PROVIDE DIMENSIONS FOR THE BICYCLE STORAGE
 ROOM AND DETAILS, MEETING CITY STANDARDS, FOR THE
 BICYCLE RACKS AND PARKING PAD. PLEASE NOTE THAT THE
 RACKS SHOWN ON THE PLANS DO NOT MEET CITY STANDARDS.
 THE PARKING TABLE SHALL INCLUDE THE NUMBER OF REQUIRED
 AND PROVIDED SPACES.
  
 11) HOW WILL RESIDENTS BRING THEIR BICYCLES TO THE
 STORAGE ROOM? RIDING THE BICYCLES THROUGH THE PARKING
 GARAGE IS NOT A SAFE ROUTE. IS THE INTENTION FOR ACCESS
 TO BE THROUGH THE HALLWAY WHICH LEADS OUT TO ARKONA
 COURT? HOW WILL ACCESS CONTROL BE PROVIDED?
  
 12) IT IS ANTICIPATED THAT THE RESIDENTS OF THE
 BUILDING MAY HAVE GUESTS ARRIVE VIA BICYCLE, THERE
 SHALL BE AT LEAST ONE, PREFERABLY TWO BICYCLE RACKS
 (TWO OR FOUR BICYCLE PARKING SPACES) PROVIDED NEAR THE
 ENTRANCE TO THE BUILDING IN THE ARRIVAL COURT IN
 ACCORDANCE WITH SECTION 94-485(Q). THIS BICYCLE PARKING
 MAY BE COUNTED TOWARD MEETING THE REQUIRED 10 SPACES,
 WITH THE BICYCLE STORAGE ROOM NUMBER REDUCED
 ACCORDINGLY (ALTHOUGH STAFF RECOMMENDS PROVIDING MORE
 THAN 10 TOTAL SPACES).
  
 13) PROVIDE THE DIMENSIONS OF THE NEW 22 FOOT ARKONA
 COURT RIGHT-OF-WAY ON THE CIVIL PLANS.
  
 14) NO PHOTOMETRIC PLANS WERE PROVIDED. PLEASE PROVIDE
 SO THAT STAFF CAN VERIFY NOW THAT THERE WILL BE NO
 ISSUES AT TIME OF PERMITTING.
  
 15) PROVIDE BETTER DETAILS ON WHAT THE EXTERIOR FACADE
 OF THE PEDESTAL WILL LOOK LIKE FROM THE EXTERIOR
 PROPERTIES AND RIGHTS-OF-WAY. THE ELEVATIONS ARE NOT
 CLEAR WHERE IT WILL BE A WALL WITH LANDSCAPE IN FRONT
 OR A SLOPE OF DIRT WITH SOD/LANDSCAPE COVERING THE
 WALL. STAFF EXPECTED MORE OF WHAT MATERIALS WOULD BE
 EXPOSED IF THERE WAS NO SLOPE. THE TOWER DOES LABEL
 MATERIALS.
  
 14) THERE NEEDS TO BE A DATA TABLE WHICH STATES THE
 TOTAL NUMBER OF UNITS IN THE BUILDING. THE TABLE NEEDS
 TO INCLUDE THAT THERE ARE THREE GUEST SUITES WITH A
 NOTE REPLICATING THE ORDINANCE PROHIBITION ON THEM
 CONTAINING KITCHEN FACILITIES (CONDITION 10 OF THE
 ORDINANCE).
  
 15) IS A MONUMENT SIGN PROPOSED FOR THE BUILDING? IF
 SO, PLEASE SHOW ITS LOCATION ON THE PLANS SO STAFF CAN
 VERIFY THAT IT IS NOT IN CONFLICT WITH SITE LINES OR
 LANDSCAPE.
  
 16) THE ZONING STAFF IDENTIFIES ITEMS 2 AND 6 AS ITEMS
 THAT FAIL TO CONFORM TO THE PROVISIONS OF THE MODERN
 APPROVAL, ORDINANCE NO. 4195-09, AND WOULD NEED
 APPROVAL BY THE CITY COMMISSION AS REVISED WAIVERS AS
 PART OF A MAJOR PLANNED DEVELOPMENT AMENDMENT.
