 COMMENTS:
  
 1. THIS REVIEW IS A CURSORY REVIEW AS IT RELATES TO THE
 SITE. IT IS NOT A REVIEW FOR FULL COMPLIANCE WITH
 FLORIDA BUILDING CODE. THE FOLLOWING COMMENTS ARE TO BE
 ADDRESSED FOR PERMITTING.
  
 2. THE PROPOSED BUILDING WILL BE IN FLOOD ZONE.
 CORRECTION OF THE FOLLOWING TYPOGRAPICAL ERROR WILL BE
 CHECKED WHEN SUBMITTED FOR PERMIT. SHEET A114 STATES
 THE ELEVATION OF THE MECHANICAL ROOMS AS 6'-9" NGVD.
 THAT APPEARS TO BE A TYPOGRAPHICAL ERROR BECAUSE,
 ACCORDING TO THE COMMENT RESPONSE NARRATIVE, THIS
 SHOULD BE 9'-6" NGVD. THE ELEVATION OF THE FIRST FLOOR
 OF THE BUILDING AND ALL ASSOCIATED MECHANICAL EQUIPMENT
 (CHILLERS, GENERATORS ETC.) SHALL BE 12 INCHES
 (FREEBOARD) ABOVE THE BASE FLOOD ELEVATION.
  
 3. SHEET A114, GROUND FLOOR PLAN, DOES NOT SHOW A SAFE
 PEDESTRIAN ROUTE FROM THE NORTH-WEST OR THE SOUTH-WEST
 STAIR TO THE SIDEWALK.
  
 4. SHEET A115, LEVEL 2 PLAN, THE EXIT DOOR FROM THE
 SOUTH-WEST SHOULD SWING OUTWARD.
  
 5. WHEN SUBMITTED FOR PERMIT, THE PLANS SHALL CLEARLY
 SHOW THE ACCESSIBLE WALKWAY FROM THE SIDEWALK TO THE
 BUILDING EMTRANCE. IF THAT IS TO BE BY MEANS OF THE
 MEANDERING WALKWAY, SHOWN ON SHEET A115, LEVEL 2 PLAN,
 LEADING FROM ARKONA COURT UP THE LANDSCAPE BERM TO THE
 ARRIVAL COURT AT THE NORTH-WEST CORNER OF THE BUILDING,
 IT SHALL BE CLEARLY SHOWN TO HAVE A SLOPE OF 1 IN 20 OR
 BETTER. ANY PART OF AN ACCESSIBLE ROUTE WITH A SLOPE
 GREATER THAN 1:20 SHALL BE CONSIDERED A RAMP AND SHALL
 COMPLY WITH SECTION 405 OF FLORIDA ACCESSIBILITY CODE.
  
 6. SHEET A122, LEVEL 25. THERE APPEARS TO BE A DRAFTING
 ERROR. WHEN SUBMITTED FOR PERMIT THE CORRIDOR LEADING
 TO THE EAST STAIR SHALL BE CLEARLY SHOWN WITHOUT A WALL
 ACROSS THE CORRIDOR. AS CURRENTLY SHOWN, THE PENTHOUSE
 APPEARS TO HAVE ACCESS TO ONLY THE WEST STAIR. THERE IS
 CURRENTLY NO EXIT PATH SHOWN TO ACCESS THE EAST STAIR
 BECAUSE A WALL IS SHOWN OPPOSITE THE ELEVATOR 1 LANDING
 DOOR. A MINIMUM OF TWO SEPARATE EXITS IS REQUIRED.
  
 7. ENCLOSED PARKING GARAGES. IF THE PARKING GARAGE DOES
 NOT HAVE WALL OPENINGS, OR SUFFICIENT WALL OPENINGS TO
 MEET THE DEFINITION OF AN OPEN PARKING GARAGE, IT WILL
 BE CONSIDERED AN ENCLOSED PARKING GARAGE AND MUST HAVE
 EXHAUST SYSTEMS. THE EXHAUST SYSTEMS SHALL BE DESIGNED
 TO MINIMIZE NOISE LEVELS USING INLINE FAN SILENCERS OR
 OTHER APPROVED METHODS.
  
 8. SEPARATE PERMITS REQUIRED. ALL APPLICABLE PERMITS
 AND SUB-PERMITS MUST BE OBTAINED BEFORE COMMENCING THE
 WORK. SEPARATE PERMITS, PLANS AND FEES, ARE REQUIRED
 FOR SIGNS, SWIMMING POOLS AND SPAS, GAS SYSTEMS,
 GENERATORS, FIRE ALARM SYSTEMS, FIRE SPRINKLER AND
 OTHER FIRE SUPPRESSION SYSTEMS, GREASE INTERCEPTORS,
 SITE LIGHTING, SITE LANDSCAPE, SITE IRRIGATION, ETC.
