 COMMENTS.
  
 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE PPRC COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF THE PPRC MEETING (BY NOVEMBER 14,
 2016), THE CASE SHALL BE CONSIDERED WITHDRAWN. ANY
 FURTHER ACTION SHALL REQUIRE A NEW DEVELOPMENT
 APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($60).
  
 POND RELOCATION
  
 1) PROVIDE A TREE SURVEY SHOWING THE TREES LOCATED
 AROUND THE EXISTING POND AND A LANDSCAPE PLAN THAT WILL
 SHOW THE LANDSCAPE TO REMAIN AFTER THE LACK WILL BE
 FILLED. IT APPEARS THAT THE REMOVAL OF THE OLD PIPES
 AND THE PROPOSED INSTALLATION OF NEW PIPES MAY
 INTERFERE WITH EXISTING TREES.
  
 2) THE AREA WHERE THE OLD POND WILL BE FILLED IN SHALL
 BE SODDED AFTER THE POND IS FILLED IN.
  
 3) ANY PARKING SPACES AND TERMINAL LANDSCAPE ISLANDS
 AFFECTED BY THE INSTALLATION OF THE NEW STORM DRAINAGE
 SHALL BE BROUGHT INTO CONFORMANCE WITH THE CURRENT
 ZONING AND LAND DEVELOPMENT REGULATIONS.
  
 4) THE CITY REQUIRES THAT MANMADE PONDS HAVE A 20-FOOT
 WIDE MAINTENANCE EASEMENT AROUND THE PERIMETER OF ALL
 ARTIFICIAL LAKES AND PONDS. THE EASEMENT SHALL HAVE A
 MAXIMUM SLOPE OF ONE FOOT VERTICAL FOR EACH EIGHT FEET
 HORIZONTAL. THE WIDTH OF THE EASEMENT SHALL BE MEASURED
 FROM THE HIGH WATER ELEVATION OF THE LAKE OR POND. THE
 TYPICAL LAKE SECTION PROVIDED ON THE CIVIL PLAN SHOWS A
 4:1 SLOPE NOT AN 8:1 SLOPE.
  
 5) PLEASE PROVIDE LITTORAL PLANTINGS FOR THE NEW POND.
  
 6) THANK YOU FOR PROVIDING THE MULCH PATH; HOWEVER, THE
 PATH IS SHOWN CONFLICTING WITH THE HEDGE ON THE NORTH
 AND EAST PROPERTY LINE.
  
 7) PLEASE EXPLAIN THE LOGISTICS OF HOW THE NEW POND
 WILL BE CONSTRUCTED AND THE OLD POND FILLED. FOR
 EXAMPLE, IS THE MATERIAL THAT WILL BE REMOVED FROM THE
 NEW POND PROPOSED TO BE USED TO FILL IN THE OLD POND?
 IF SO, HOW WILL THE MATERIAL BE STORED ON SITE?
  
 8) IF THE TREES REMOVED AS PART OF THE NEW POND
 LOCATION ARE NOT RELOCATED OR REPLANTED ON SITE AS PART
 OF THE POND PROJECT, THEN THE PEGGY ADAMS ANIMAL RESCUE
 LEAGUE SHALL PAY INTO THE TREE MITIGATION FUND.
  
 MAIN DRIVEWAY
  
 9) PROVIDE A TREE SURVEY SHOWING THE TREES LOCATED
 ALONG MILITARY TRAIL WHERE THE NEW TURN LANE AND
 DRIVEWAY ENTRANCE IS PROPOSED AND A LANDSCAPE PLAN THAT
 WILL SHOW THE LANDSCAPE AFTER THE CONSTRUCTION IS
 COMPLETED. IT APPEARS A NUMBER OF TREES WILL BE REMOVED
 AS PART OF THIS PORTION OF THE PROJECT. A CODE
 COMPLIANT BUFFER SHALL BE IN PLACE AFTER THE
 CONSTRUCTION.
  
 10) THE LIMITS OF WORK FOR THE MAIN DRIVEWAY PART OF
 THIS MINOR AMENDMENT SHALL BE SHOWN ON A SHEET WITH A
 BIGGER SCALE. THE 1:50 SCALE IS VERY DIFFICULT TO READ
 WITH ALL THE EASEMENTS AND OTHER FEATURES IN THE AREA.
  
 11) THE PLANS CALL OUT A NEW RIGHT-OF-WAY LINE ALONG
 MILITARY TRAIL. PLEASE NOTE THAT PER SECTION
 94-207(E)(1)B, ANY BOUNDARY CHANGE TO A PLANNED
 DEVELOPMENT REQUIRES APPROVAL AS A MAJOR PLANNED
 DEVELOPMENT AMENDMENT. THE REDUCTION IN SIZE OF THE
 PLANNED DEVELOPMENT IS BASED ON ACTION OF THE PEGGY
 ADAMS ANIMAL RESCUE LEAGUE, SPECIFICALLY THE
 INSTALLATION OF THE NEW DRIVEWAY AND TURN LANE;
 THEREFORE, THIS REQUEST REQUIRES A MAJOR AMENDMENT.
  
 12) ANY NEW FENCE AND GATES INSTALLED AT THIS LOCATION
 SHALL BE BLACK VINYL COATED TO MATCH THE REMAINDER OF
 THE EXISTING FENCE.
  
 NORTH DRIVEWAY
  
 13) PROVIDE A TREE SURVEY SHOWING THE TREES LOCATED
 ALONG MILITARY TRAIL WHERE THE RELOCATED GATE AT THE
 NORTHERN DRIVEWAY ENTRANCE IS PROPOSED AND A LANDSCAPE
 PLAN THAT WILL SHOW THE LANDSCAPE AFTER THE GATE IS
 RELOCATED. IT APPEARS THERE ARE TREES WILL BE AFFECTED
 AS PART OF THIS PORTION OF THE PROJECT.
  
 14) ANY NEW FENCE AND GATES INSTALLED AT THIS LOCATION
 SHALL BE BLACK VINYL COATED TO MATCH THE REMAINDER OF
 THE EXISTING FENCE.
