 GENERAL COMMENTS:
  
 1) REVISED COMMENT: THE PLANS SHOW THE COMMERCIAL
 PLANNED DEVELOPMENT (CPD) DIVIDED INTO SEPARATE PARCELS
 BY PROPERTY LINE AND A PLAT FOR THE PROPERTY HAS BEEN
 SUBMITTED UNDER SEPARATE COVER. ALL STRUCTURES WITHIN
 EACH SUBDIVIDED PARCEL WILL BE REQUIRED TO MEET THE
 MINIMUM DEVELOPMENT REGULATIONS, BUILDING SETBACKS AND
 LANDSCAPING REQUIREMENTS PER THE ZLDR FOR EACH
 INDIVIDUAL PARCEL. THIS REQUIRES THAT DATA TABLES BE
 GENERATED FOR EACH INDIVIDUAL PARCEL, INCLUDING
 LANDSCAPE DATA, TO SHOW THAT EACH PARCEL CAN STAND ON
 ITS OWN. THESE TABLES HAVE NOT BEEN FULLY PROVIDED. THE
 RESPONSE LETTER INCLUDES THREE WAIVERS FOR PBA #4 ?
 SETBACK FROM WESTERN PROPERTY LINE, LANDSCAPE BUFFER
 AND LOADING DOCK DEPTH. WHILE STAFF REQUIRES THE FULL
 DATA TABLES TO VERIFY THAT THERE ARE NO ADDITIONAL
 WAIVERS REQUIRED, STAFF HAS NOTED THAT THE SIGNAGE
 PACKAGE DOES NOT COMPLY WITH THE ZLDR (SEE FULL

 LAND PLANNING AND DEVELOPMENT TECHNIQUES ARE BEING USED
 TO MITIGATE THE WAIVER REQUESTS. PLEASE NOTE THAT STAFF
 HAS NOT FULLY EVALUATED THE PROPOSED WAIVER REQUESTS,
 AND MAY FIND SPECIFIC ONES ARE NOT SUPPORTABLE.
  
 2) REVISED COMMENT: THE JUSTIFICATION STATEMENT WILL
 NEED TO BE REVISED IF WAIVERS TO THE PROJECT ARE BEING
 REQUESTED. THE APPLICANT WILL NEED TO PROVIDE A LIST OF
 WAIVER(S) AND JUSTIFICATION FOR EACH WAIVER. THE
 RESPONSE LETTER (NOT THE REQUIRED REVISED JUSTIFICATION

 (TPS) REVIEW LETTER FROM THE PALM BEACH COUNTY TRAFFIC
 DIVISION STATING THAT THE PROPOSED PROJECT MEETS THE
 TPS OF THE COUNTY IS REQUIRED. PLEASE NOTE THAT THE TPS
 APPROVAL LETTER MUST BE SUBMITTED PRIOR TO THE
 SCHEDULING OF THIS APPLICATION FOR A PUBLIC HEARING.
  
 MASTER DEVELOPMENT PLAN: (SHEET MP-1)
  
 1) REPEAT COMMENT: CLARIFY NOTE: "USES PERMITTED IN
 THIS CPD SHALL INCLUDE ALL USES PERMITTED BY RIGHT
 WITHIN THE GENERAL COMMERCIAL (GC) ZONING DISTRICT AND
 ADDITIONAL USES AS APPROVED PER ORDINANCE NO. 4572-15."
 THE PHRASE "BY RIGHT" WAS EXCLUDED FROM SHEET MP-1.
  
 2) REVISED COMMENT: THE FAR TABLE SHALL BE CLEAR THAT
 IT IS FOR THE ENTIRE DEVELOPMENT. FOR EXAMPLE, THE FAR
 FOR THE STORAGE FACILITY IS 0.29 FOR THE ENTIRE
 DEVELOPMENT YET 1.31 FOR THE INDIVIDUAL PBA #4 TRACT.
 THE VARIOUS PLANS SHALL CLEARLY STATE THE DEVELOPMENT
 DATA. ADDITIONALLY, THE JUSTIFICATION STATEMENT SHALL
 CLEARLY DESCRIBE THE WAIVER TO THE PARCEL'S FAR.
  
 3) THE PARCEL LINES ON THE MASTER PLAN DO NOT MATCH
 OTHER SHEETS IN THE SUBMITTAL OR THE PLAT. PLEASE NOTE
 THAT SINCE THE SITE IS BEING SUBDIVIDED, THE PBA
 STRUCTURE SHOWN ON THE MASTER PLAN SHALL BE REVISED TO
 BE A TRACT BASED STRUCTURE.
  
 SITE PLAN:
  
 1) REPEAT COMMENT: REVISE PLANS TO SHOW BETTER
 VEHICULAR CROSS ACCESS BETWEEN THE WAWA SITE AND THE
 FUTURE DEVELOPMENT IMMEDIATELY EAST OF THE WAWA SITE.
 THE PLAN WAS NOT CHANGED TO REFLECT THE STAFF MARK-UP.
  
 2) REVISED COMMENT: THE DATA TABLE SHALL BE FOR THE
 STORAGE PARCEL TRACT. ALL WAIVER REQUESTS SHALL BE
 REFLECTED. EX. THE 1.31 FAR
  
 3) REVISED COMMENT: PROVIDE A DETAIL OF THE DUMPSTER
 ENCLOSURE. THE DIMENSIONS ON SHEET C-5 DO NOT MATCH THE
 DIMENSIONS ON THE DUMPSTER DETAIL. ALL PLANS SHALL SHOW
 SAME CONDITION.
  
 4) REVISED COMMENT: THE ROOFTOP MECHANICAL EQUIPMENT
 SHOWN ON SHEET A1.6 SHALL BE SCREENED FROM VIEW BY THE
 PROPOSED BUILDING PARAPET AND SHOWN AS SUCH ON THE
 ELEVATION SHEETS.
  
 5) REVISED COMMENT: PROVIDE THE DIMENSIONS OF THE
 BICYCLE RACK ON SHEET C-5. THE BICYCLE PAD DETAIL ON
 SHEET C-10 SHALL MATCH THE SINGLE RACK PAD BEING USED,
 NOT A TWO RACK PAD.
  
 6) THE PARCEL LINES ON SHEET C-5 DO NOT MATCH OTHER
 SHEETS IN THE SUBMITTAL OR THE PLAT. ALL SHEETS SHALL
 SHOW CONSISTENT AND CORRECT LOCATION OF PARCEL LINES.
  
 LANDSCAPE PLAN:
  
 1) THE DOOR AND LANDING TO THE RISER ROOM ARE SHOWN
 WITH A HEDGE OVERLAPPING THEM.
  
 2) SINCE THIS IS GOING TO BE ITS OWN PARCEL, THE
 LANDSCAPE PLAN SHALL SHOW COMPLIANCE WITH THE PARCEL
 LANDSCAPE REQUIREMENTS. THIS SHALL INCLUDE THE BUFFER
 TREES AND HEDGE. NOTE: ANY AREAS THAT ARE NOT CODE
 COMPLIANT SHALL BE CLEARLY ANNOTATED AND A WAIVER
 REQUESTED, WITH JUSTIFICATION.
  
 3) THE LANDSCAPE AROUND THE LIFT STATION SHALL NOT BE
 INCLUDED ON THE LANDSCAPE CHART FOR THE STORAGE TRACT,
 BUT RATHER ON A SEPARATE SHEET FOR THE HOTEL TRACT.
  
 4) THE SABAL PALM TREE SHOWN AS A TERMINAL ISLAND TREE
 DOES NOT COMPLY WITH THE ZLDR.
  
 5) THE LANDSCAPE PLAN SHOWS A PARCEL LINE THAT DOES NOT
 MATCH OTHER PLANS OR THE PROPOSED PLAT.
  
 FLOOR PLANS AND ELEVATIONS:
  
 1) THE DOORS ON THE SOUTH ELEVATION OF THE BUILDING DO
 NOT HAVE A LANDING IN THE LANDSCAPE BUFFER.
  
 2) REPEAT COMMENT: PROVIDE ADDITIONAL ARCHITECTURAL
 TREATMENT/FENESTRATION, PARTICULARLY TO THE SOUTH
 ELEVATION TO BREAK UP THE BLANK FACADE. NO RESPONSE WAS
 PROVIDED.
  
 LIGHTING:
  
 1) REVISED COMMENT: THE PROPOSED LIGHT POLES SHALL BE
 SHOWN ON THE SITE AND LANDSCAPE PLANS. PLEASE NOTE THAT
 THE POSTS SHALL BE A MINIMUM OF FIVE (5) FEET FROM THE
 PROPERTY LINE (PROVIDE DIMENSION VERIFICATION).
 PURSUANT TO ZLDR S.94-207(D)(8), ANY SOURCE OF
 ILLUMINATION LOCATED WITHIN A CPD SHALL NOT EXCEED ONE
 (1) FOOT CANDLE AT OR BEYOND THE BOUNDARIES OF SUCH

 FACADE IS DRAWN INCORRECTLY AS IT DOES NOT INCLUDE THE

 3) THE EAST AND WEST SIGNS APPEAR TO COMPLY WITH SQUARE
