 1.) THE PLANS SHOW THE COMMERCIAL PLANNED DEVELOPMENT
 (CPD) DIVIDED INTO SEPARATE PARCELS BY PROPERTY LINE.
 IF THE DEVELOPER INTENDS TO SUBDIVIDE THE CPD, ALL
 STRUCTURES WITHIN EACH SUBDIVIDED PARCEL WILL BE
 REQUIRED TO MEET THE MINIMUM DEVELOPMENT REGULATIONS,
 BUILDING SETBACKS AND LANDSCAPING REQUIREMENTS PER THE
 ZLDR FOR EACH INDIVIDUAL PARCEL. IF THE MINIMUM
 REQUIREMENTS OF THE ZLDRS CANNOT BE MET, THE DEVELOPER
 WILL BE REQUIRED TO SEEK WAIVERS FROM THE CPD. THE
 WAIVERS MUST BE SPECIFIED IN THE APPLICATION (IF
 APPLICABLE).
  
 2.) THE JUSTIFICATION STATEMENT WILL NEED TO BE REVISED
 IF WAIVERS TO THE PROJECT ARE BEING REQUESTED. THE
 APPLICANT WILL NEED TO PROVIDE A LIST OF WAIVER(S) AND
 JUSTIFICATION FOR EACH WAIVER.
  
 3.) THE TRAFFIC STUDY SEEMS TO BE MISSING FROM THE
 APPLICATION PACKET. PLEASE SUBMIT A TRAFFIC STUDY FOR
 THE CITY'S ENGINEERING DEPARTMENT TO REVIEW.
  
 4.) A TRAFFIC PERFORMANCE STANDARDS (TPS) REVIEW LETTER
 FROM THE PALM BEACH COUNTY TRAFFIC DIVISION STATING
 THAT THE PROPOSED PROJECT MEETS THE TPS OF THE COUNTY
 IS REQUIRED. PLEASE NOTE THAT THE TPS APPROVAL LETTER
 MUST BE SUBMITTED PRIOR TO THE SCHEDULING OF THIS
 APPLICATION FOR A PUBLIC HEARING.
  
 5.) PROVIDE AN ORIGINAL SIGNED AND SEALED SURVEY.
  
 6.) REVISE THE STANDARDS FOR CODE COMPLIANCE (ZLDR
 S.94-32(A), AMENDMENT AND REZONING STANDARDS) TO
 SPECIFY HOW EACH STANDARD IS ADDRESSED FOR THE PROJECT.
  
 7.) SHEET A4.1 SEEMS TO BE MISSING FROM THE PLANS
 PACKET.
  
  
 MASTER DEVELOPMENT PLAN: (SHEET MP-1)
  
 1.) CLARIFY NOTE: "USES PERMITTED IN THIS CPD SHALL
 INCLUDE ALL USES PERMITTED BY RIGHT WITHIN THE GENERAL
 COMMERCIAL (GC) ZONING DISTRICT AND ADDITIONAL USES AS
 APPROVED PER ORDINANCE NO. 4572-15."
  
 2.) THE FAR FOR THE WAWA PROJECT IS 0.02 (NOT 0.04).
 PLEASE CORRECT.
  
  
 SITE PLAN:
  
 1.) PEDESTRIAN CROSS ACCESS TO ADJACENT PARCELS (I.E.
 WAWA SITE) SHALL BE INCORPORATED INTO THE DESIGN OF THE
 PROJECT.
  
 2.) REVISE PLANS TO SHOW BETTER VEHICULAR CROSS ACCESS
 BETWEEN THE WAWA SITE AND THE FUTURE DEVELOPMENT
 IMMEDIATELY EAST OF THE WAWA SITE. [SEE MARK-UP PLANS
 BY STAFF]
  
 3.) THE PROPOSED ORIENTATION OF THE DUMPSTER ENCLOSURE
 SEEMS TO BE INEFFECTIVE FOR DUMP TRUCKS TO EASILY
 ACCESS. RELOCATE AND/OR ANGLE THE DUMPSTER ENCLOSURE
 FOR BETTER DUMP TRUCK ACCESSIBILITY.
  
 4.) A MINIMUM OF THREE (3) 10 FT. BY 50 FT. LOADING AND
 UNLOADING SPACES ARE REQUIRED FOR THE USE. [ZLDR
 S.94-485, TABLE XV-4]
  
 5.) INCREASE THE SIZE OF A FEW PARKING STALLS (BOTH
 LENGTH AND WIDTH OF STALLS) TO ACCOMMODATE LARGER
 VEHICLES FOR THE PROPOSED USE.
  
 6.) FOUNDATION PLANTING IS PROPOSED AROUND THE
 BUILDING. HOW WIDE IS THE FOUNDATION PLANTING AND
 PEDESTRIAN WALKWAY AROUND THE BUILDING? PROVIDE
 DIMENSIONS. A MINIMUM UNINTERRUPTED PEDESTRIAN WALKWAY
 OF 5 FT. SHALL BE PROVIDED AROUND THE BUILDING.
  
 7.) PLEASE ADDRESS THE FOLLOWING INCONSISTENCIES IN THE
 DATA TABULAR: A.) CLARIFY THAT THE MAXIMUM FAR FOR THE
 OVERALL CPD IS ONE (1.00); B.) CALCULATIONS FOR
 BUILDING SETBACK AND LANDSCAPE BUFFERING REQUIREMENTS
 ARE INCORRECT IF THE APPLICANT IS PROPOSING TO
 SUBDIVIDE THE CPD INTO SMALLER PARCELS BASED ON THE
 "PROPERTY LINES" ILLUSTRATED IN THE PLANS; C.) CORRECT
 CALCULATIONS FOR THE PARKING REQUIREMENT; D.) ADD
 CALCULATIONS FOR LOADING ZONE REQUIREMENT; E.) ADD
 CALCULATIONS FOR BICYCLE PARKING.
  
 8.) THE SITE LAYOUT PLAN (SHEET C-5) NEEDS TO BE
 UPDATED TO REFLECT THE LATEST CHANGES TO THE WAWA SITE
 (PENDING APPLICATION PB 1670C).
  
 9.) PROVIDE A DETAIL OF THE DUMPSTER ENCLOSURE.
  
 10.) WILL THERE BE ANY MECHANICAL EQUIPMENT ON THE
 ROOFTOP? IF SO, ALL ROOFTOP MECHANICAL EQUIPMENT SHALL
 BE SCREENED FROM VIEW BY THE PROPOSED BUILDING PARAPET.
  
 11.) BICYCLE PARKING REQUIRED PER ZLDR S.94-485(Q).
  
  
 LANDSCAPE PLAN:
 1.) COMMENTS ON THE LANDSCAPE PLAN TO BE PROVIDED BY
 THE CITY'S LANDSCAPE PLANNER.
  
  
 FLOOR PLANS AND ELEVATIONS:
  
 1.) PROVIDE A SECONDARY PEDESTRIAN ENTRANCE POINT INTO
 THE BUILDING FROM THE SOUTH SIDE OF THE BUILDING.
  
 2.) PROVIDE ADDITIONAL ARCHITECTURAL
 TREATMENT/FENESTRATION, PARTICULARLY TO THE SOUTH
 ELEVATION TO BREAK UP THE BLANK FACADE.
  
  
 LIGHTING:
  
 1.) WILL THERE BE ANY SITE LIGHTING PROVIDED FOR THE
 PROJECT? IF SO, A PHOTOMETRIC PLAN IS REQUIRED.
 PURSUANT TO ZLDR S.94-207(D)(8), ANY SOURCE OF
 ILLUMINATION LOCATED WITHIN A CPD SHALL NOT EXCEED ONE
 (1) FOOT CANDLE AT OR BEYOND THE BOUNDARIES OF SUCH
 DEVELOPMENT.
  
  
 SIGNAGE:
  
 1.) PROVIDE SIGN AREA CALCULATIONS FOR THE PROPOSED
 WALL SIGNAGE. CALCULATIONS SHALL BE CONSISTENT WITH THE
 REQUIREMENTS OF ARTICLE XIII OF THE ZLDRS.
  
  
 INSTRUCTIONS FOR RESUBMITTAL:
  
 * PLEASE PROVIDE RESPONSES TO REVIEW COMMENTS IN
 WRITTEN FORMAT.
  
 * WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF TEN
 (10) COPIES, ONE (1) REDUCED COPY (8 .5 BY 11), AND AN
 ELECTRONIC COPY IN .PNG FORMAT OF ALL PLANS. PLEASE
 NOTE THAT RE-SUBMITTALS MAY BE SUBJECT TO ADDITIONAL
 COMMENTS.
  
 * PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% ($600) OF THE ORIGINAL APPLICATION FEE.
