 OF ALL PLANS. PLEASE NOTE THAT CHANGES ON THE
 RESUBMITTED PLANS OR THE SUBMITTAL OF INFORMATION/PLANS
 TO ADDRESS THE COMMENTS MAY RESULT IN ADDITIONAL
 COMMENTS.
  
 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE PPRC COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF THE PPRC MEETING (BY JULY 11, 2016),
 THE CASE SHALL BE CONSIDERED WITHDRAWN. ANY FURTHER
 ACTION SHALL REQUIRE A NEW DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($200).
  
 1) THE DISC PROVIDED WITH THE APPLICATION IS BLANK.
 PLEASE PROVIDE THE APPLICATION AND DRAWINGS
 ELECTRONICALLY.
  
 2) PLEASE EXPLAIN THE STATUS OF THE RAILROAD SPUR
 EASEMENT. THE PLANS SHOW PAVEMENT AND LANDSCAPE ON THE
 EASEMENT, YET NO CONSENT FROM AN EASEMENT HOLDER HAS
 BEEN PROVIDED FOR THESE ITEMS.
  
 3) THE SITE DATA TABLE ON SHEET C-4 SHALL LIST THE
 PROPOSED BUILDING HEIGHT (NOT TBD).
  
 4) THE CITY'S PARKING REQUIREMENT FOR WAREHOUSING FOR
 FAMILIES AND SMALL BUSINESSES IS AS FOLLOWS:
  
 1 PER 2,000 SQ.FT. UP TO 10,000 SQ.FT.
 1 FOR EACH ADDITIONAL 4,000 SQ.FT. OVER 10,000 SQ.FT.
 OR PORTION THEREOF
 1 PER 350 SQ.FT. FOR OFFICE SPACE OR PORTION THEREOF
  
 THE BUILDING ALSO INCLUDES THE MOTOR VEHICLE REPAIR
 LIGHT USE, WHICH REQUIRES 3 PARKING SPACES FOR EACH
 SERVICE BAY.
  
 5) THE TOTAL REQUIRED PARKING FOR THE SITE IS 12 SPACES
 (5 + 1 + 3 + 3) BASED ON THE PROVIDED INFORMATION. EACH
 INDIVIDUAL LINE ITEM IS ROUNDED UP PRIOR TO THE TOTAL
 PARKING SPACE COUNT. THE PARTIAL SPACES ARE NOT TOTALED
 AND THEN ROUNDED.
  
 6) THE SITE REQUIRES A MINIMUM OF ONE BICYCLE PARKING
 SPACE PLACED IN ACCORDANCE WITH THE REQUIREMENTS LISTED
 IN SECTION 94-485(Q)(2) OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS.
  
 7) AN 11,296 SQUARE FOOT BUILDING REQUIRES ONE 10 FOOT
 X 25 FOOT LOADING SPACE.
  
 8) THE LANDSCAPE BUFFER IS REQUIRED TO BE A MINIMUM OF
 FIVE (5) FEET WIDE OF PLANTED AREA. DETAIL SECTION E-E
 ON SHEET C-6 SHOWS THE BUFFER AT ONLY 4.8 FEET IN
 WIDTH. PLEASE PROVIDE THE REQUIRED MINIMUM FIVE (5)
 WIDTH OF THE BUFFER.
  
 9) PLEASE EXPLAIN WHY DETAIL SECTION E-E SHOWS THE
 FENCE OFF OF THE PROPERTY LINE WHILE THE SITE AND
 LANDSCAPE PLANS SHOW THE FENCE ON THE PROPERTY LINE.
  
 10) PLEASE PROVIDE THE SPECIFIC FENCE HEIGHT ON THE
 PLANS, TO INCLUDE THE COLUMNS. THE FENCE DETAIL ON
 SHEET D-1 GIVES A RANGE OF FENCE HEIGHTS.
  
 11) SECTION 94-313 ACCESS TO STREETS PERMITS A MAXIMUM
 OF ONE ACCESS POINT ONTO CLARE AVENUE.
  
 12) PLEASE PROVIDE A ROOF PLAN TO SHOW THE LOCATIONS OF
 THE ROOFTOP MECHANICAL EQUIPMENT. STAFF WOULD LIKE
 VERIFICATION THAT THE PROPOSED PARAPETS WILL BE
 SUFFICIENT TO SCREEN THE MECHANICAL EQUIPMENT.
  
 13) PLEASE CONSIDER ADDITIONAL ARCHITECTURAL DETAILS TO
 THE CLARE AVENUE FACADE AND/OR ADDING A DOOR TO PROVIDE
 DIRECT ACCESS TO CLARE AVENUE AND BREAK UP THE LARGE
 FACADE AREA.
  
 14) THE PROPOSED BUILDING HAS A VERY LARGE FLAT ROOF
 SURFACE. PLEASE CONSIDER SOLAR PANELS TO REDUCE THE
 ENERGY NEEDS OF THE BUILDING OR "GREEN" TECHNIQUES TO
 REDUCE THE HEAT EFFECT OF THE ROOF.
