 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO
 ISSUANCE OF CONSTRUCTION AUTHORIZATION INCLUDING
 BUILDING PERMITS AND ENGINEERING DEVELOPMENT APPROVAL.
  
 1. PLEASE SUBMIT ESTIMATES FOR THE PEAK POTABLE WATER
 DEMAND, SANITARY SEWER FLOW, AND SOLID WASTE COLLECTION
 YARDAGE.
  
 2. DETAILS SHEETS WILL NEED TO UTILIZE STANDARD CITY OF
 WEST PALM BEACH DETAILS, WHICH MAY BE DOWNLOADED AT
 HTTP://WPB.ORG/ENGINEERING/FORMS-AND-PUBLICATIONS/
  
 3. THE PROPOSED CONSTRUCTION FALLS WITHIN A FLOOD PRONE
 AREA. CONSIDER RAISING THE FINISHED FLOOR ELEVATION TO
 12 TO 18 INCHES ABOVE THE ROAD CROWN.
  
 4. THE PROPERTY FALLS WITHIN SUB-BASIN 30 OF THE C-51
 BASIN. PLEASE DEMONSTRATE THE PROJECT MEETS THE
 CRITERIA FOR DEVELOPMENT WITHIN THIS AREA (RULE 40E-41
 FLORIDA ADMINISTRATIVE CODE). GENERALLY, PROJECTS ARE
 REQUIRED TO PROVIDE COMPENSATING STORAGE FOR ALL FILL
 PLACED WITHIN THE BASIN.
  
 5. THE ?PERIMETER? BERM DETAIL ACTUALLY JUST SHOWS THE
 EDGE OF THE FILL PROPOSED TO BE PLACED ON THE LOT.
 PLEASE EXPLAIN HOW WATER QUALITY TREATMENT AND STORM
 ATTENUATION WILL BE PROVIDED PRIOR TO DISCHARGE
 OFF-SITE.
  
 6. PRELIMINARY, UPDATED FEMA FLOOD INSURANCE MAPS ARE
 AVAILABLE AT HTTP://WWW.CO.PALM-BEACH.FL.US/NEWSROOM/08
 14/08-26-14-FLOOD_MAPS.HTM. PLEASE REVIEW THE MAPS AND
 VERIFY THAT THE NEW MAPS WILL NOT IMPACT THE PROPOSED
 PROJECT.
  
 7. PLEASE SHOW THE SIGHT TRIANGLES ON THE GROUND FLOOR
 LANDSCAPING PLAN FOR THE INTERSECTIONS AND VEHICULAR
 EXITS. (SECTION 94-305E, CODE OF ORDINANCES)
  
 8. PLEASE REVISE THE PLANS TO INCLUDE THE CITY OF WEST
 PALM BEACH GARBAGE RECEPTACLE DETAIL. MINIMUM
 DIMENSIONAL REQUIREMENTS ARE LISTED IN SECTION
 94-444(B) OF THE CODE OF ORDINANCES. CITY STANDARD
 DETAIL GC-8 MAY BE DOWNLOADED AT HTTP://WPB.ORG/ENGINEE

 9. PLEASE INCLUDE MILLING AND RESURFACING OF CLARE
 AVENUE FOR THE ENTIRE PROPERTY FRONTAGE ON THE
 CONSTRUCTION PLANS.
  
 10. EXISTING UTILITY SERVICE LINES, IF NOT UTILIZED BY
 THE SITE REDEVELOPMENT, ARE TO BE REMOVED BACK TO THE
 MAIN. (SECTION 2.23 OF THE CITY RIGHT OF WAY
 CONSTRUCTION STANDARDS MANUAL) PLEASE ADD THE
 APPROPRIATE NOTES TO THE CONSTRUCTION PLAN.
  
 11. PLEASE PROVIDE THE FIRE HYDRANT FLOW TEST DATA FROM
 EXISTING FIRE HYDRANT ON CLARE AVENUE.
  
 12. IF THE PROPOSED FIRE HYDRANT IS INTENDED TO BE
 OWNED BY THE CITY, PLEASE RELOCATE THE HYDRANT ADJACENT
 TO THE RIGHT OF WAY.
  
 13. PLEASE MOVE THE PROPOSED 6" DDCV CLOSER TO THE
 POINT OF CONNECTION / RIGHT-OF-WAY. THE DDCV ASSEMBLY
 SHALL BE LEAD FREE.
  
 14. PLEASE CHANGE "PROP 8"X6" TAPPING SADDLE & 6" GATE
 VALVE" NOTE TO READ "PROP 8"X6" TAPPING VALVE AND
 SLEEVE"
  
 15. THE MINIMUM COVER OF NEW WATER MAIN IS 36". WHAT IS
 THE COVER FOR THE PROPOSED 6" DIP WATER MAIN? PLEASE
 PROVIDE SOFTDIG INFORMATION OF EXISTING WATER MAIN, IF
 AVAILABLE.
  
 16. PLEASE PROVIDE PROFILE OF THE PROPOSED 6" WM FROM
 THE TAP/POINT OF CONNECTION TO THE METER VAULT. PLEASE
 CALL OUT THE POINT OF SERVICE (WATER).
  
 17. THE CITY'S STANDARD WATER SERVICE SIZES ARE EITHER
 1" OR 2". PLEASE REVISE THE PROPOSED 1.5" WATER SERVICE
 ACCORDINGLY.
  
 18. PLEASE LABEL THE SIZE AND MATERIAL OF EXISTING
 IRRIGATION SERVICE LINE.
  
 19. RECORD INFORMATION INDICATES THAT THE EXISTING
 SANITARY SEWER ON CLARE AVENUE IS 8" VCP, NOT PVC.
 PLEASE MODIFY THE UTILITY PLAN AND UTILITY CROSSING
 SCHEDULE TO REFLECT THE CORRECT PIPE MATERIAL.
  
 20. PLEASE ADD A NEW SEWER CLEAN-OUT BEHIND THE ROADWAY
 RIGHT OF WAY AND CALL OUT THE POINT OF SERVICE (SEWER).
 CCTV RECORD (VIDEO AND TV LOG) OF THE EXISTING SAN
 SEWER MAIN AND NEW SAN SEWER LATERAL WILL BE REQUIRED
 AS PART OF THE PROJECT CLOSE-OUT SUBMITTAL;
  
 GENERAL COMMENTS
  
 1. A UNITY OF TITLE IS IN THE PROCESS OF BEING
 RECORDED.
  
 2. THE CITY IS IN THE PROCESS OF EVALUATING THE
 CONDITION OF THE EXISTING SANITARY LINE ALONG CLARE
 AVENUE. THIS INFORMATION SHOULD BE INCORPORATED INTO
 THE FINAL UTILITY DESIGN.
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO
 ISSUANCE OF CONSTRUCTION AUTHORIZATION INCLUDING
 BUILDING PERMITS AND ENGINEERING DEVELOPMENT APPROVAL.
  
 1. AN ENGINEERING DEVELOPMENT APPROVAL APPLICATION WILL
 BE REQUIRED FROM THE ENGINEERING DIVISION OF THE PUBLIC
 WORKS DEPARTMENT. THE ENGINEERING DEVELOPMENT APPROVAL
 APPLICATION FORMS CAN BE DOWNLOADED AT
 HTTP://WPB.ORG/ENGINEERING/FORMS-AND-PUBLICATIONS/
  
 2. SOLID WASTE YARDAGE WILL NEED TO BE VERIFIED AS PART
 OF THE FINAL DESIGN TO VERIFY THAT THE DESIGN INCLUDES
 APPROPRIATE NUMBER AND SIZE OF TRASH BINS.
  
 3. A SEPARATE SUBMITTAL WILL BE REQUIRED TO THE
 ENGINEERING DIVISION OF THE PUBLIC WORKS DEPARTMENT FOR
 PLAT APPROVAL. PLEASE CONTACT VINCE NOEL AT

 FINAL PLAT APPROVAL WILL BE BASED ON THE APPROVED SITE
