 1. VERIFY TRIP GENERATION (IN/OUT TRIPS) FOR
 RESIDENTIAL USE DURING WEEKDAY AM PEAK HOUR.
 2. EXPAND TRIP DISTRIBUTION TO INCLUDE MAJOR ROADWAYS
 WITH THE 2-MILE RADIUS OF INFLUENCE. CLARIFY IF TRIP
 PERCENTAGES ALONG 4TH STREET AND 3RD STREET WEST OF
 ROSEMARY AVENUE ARE REASONABLE AS THESE ARE LOCAL
 STREETS AND NOT FOR LONG DISTANCE TRIPS. ALSO, CLEARLY
 LABEL THE PERCENTAGE OF TRIPS ON RAILROAD AVENUE
 BETWEEN SITE DRIVEWAY AND 3RD STREET.
 3. NORTHBOUND RIGHT-TURN OVERLAP DOES NOT CURRENTLY
 EXIST AT BANYAN BLVD/QUADRILLE BLVD BUT IS ASSUMED IN
 THE ANALYSIS. CLARIFY IF THIS IS A PROPOSED
 IMPROVEMENT.
 4. THE PROPOSED DEVELOPMENT IS EXPECTED TO ADD
 APPROXIMATELY 95 TRIPS AND 120 TRIPS TO THE QUADRILLE
 BLVD/3RD STREET INTERSECTION, AND VEHICLE QUEUES AT
 THIS INTERSECTION MAY IMPACT VEHICULAR CIRCULATION TO
 THE PROPOSED DEVELOPMENT AS WELL AS ADJACENT ROADWAY
 NETWORK. PLEASE PROPOSE MITIGATION MEASURES SUCH AS
 CAPACITY IMPROVEMENT AT QUADRILLE BLVD/3RD STREET BY
 CONVERTING ONE OF THE WESTBOUND RECEIVING LANES INTO AN
 EASTBOUND LEFT-TURN LANE IN THE WEST LEG OF THE
 INTERSECTION (AND OTHER ASSOCIATED MODIFICATIONS), AND
 IMPLEMENT A COMPREHENSIVE TRANSPORTATION DEMAND
 MANAGEMENT (TDM) PROGRAM TO MINIMIZE VEHICULAR TRIPS.
 TDM MEASURES TO CONSIDER INCLUDE:
 A. UNBUNDLE PARKING FROM RESIDENTIAL LEASE
 B. PARKING CASH-OUT PROGRAM FOR EMPLOYEES
 C. BIKE CORRALS AND BICYCLE AND SCOOTER RENTAL FOR
 HOTEL GUESTS
 D. SHOWER AND LOCKER FACILITIES FOR EMPLOYEES
  
 THE FOLLOWING COMMENTS SHALL BE ADDRESSED DURING
 PERMITTING:
  
 5. PROVIDE BICYCLE PARKING PER CITY CODE SECTIONS
 94-485 AND 94-113.
 6. ALIGN THE CURB RAMPS CROSSING 4TH STREET NEAR
 ROSEMARY AVENUE WITH THE SIDEWALK. CONSIDER PROVIDING
 DECORATIVE CROSSWALK TO MATCH THE CROSSWALK ON 4TH
 STREET.
 7. ADJUST THE LOCATION OF THE PARALLEL PARKING. THE
 PARALLEL PARKING SHOWN IS TOO CLOSE TO THE CROSSWALK
 PER MUTCD AND FLORIDA STATUTES REQUIREMENTS (MINIMUM OF
 20 FEET FROM THE NEAR SIDE OF CROSSWALK TO THE FIRST
 PARKING SPACE).
 8. PROVIDE CURB RAMPS AT THE LOCATIONS WHERE IT SAYS
 ?PEDESTRIAN WALKWAY? (ON SHEET A-1.00). ALIGN THE CURB
 RAMPS AND PROVIDE MARKED CROSSWALK.
 9. MAINTAIN A MINIMUM OF 10-FOOT SIDEWALK IN FRONT OF
 THE PORTE COCHERE PER CITY CODE SECTION 94-111 AND
 FIGURE IV-22. CONSIDER PROVIDING A MINIMUM OF 10-FOOT
 SIDE WALK ALONG THE PROPERTY FRONTAGE TO MATCH THE
 SIDEWALK WIDTH REQUIREMENT OF THE PORTE COCHERE.
 10. SHOW CROSSWALK CONNECTIONS ON THE OTHER SIDE OF THE
 STREETS.
 11. PLEASE RESURFACE THE ROADWAY AND INTERSECTION ALONG
 THE ENTIRE PROPERTY FRONTAGE INSTEAD OF THE SECTIONS
 WITH DRAINAGE WORK.
 12. RECONSTRUCT ROSEMARY AVENUE ALONG THE SITE FRONTAGE
 TO MATCH THE CITY?S IMPROVEMENT PLAN ON ROSEMARY
 AVENUE. DESIGN TO BE PROVIDED BY CITY ENGINEERING
 DEPARTMENT.
