 THIS IS A CONCEPTUAL LEVEL REVIEW. CONSTRUCTION LEVEL
 DETAILS, DESIGN CALCULATIONS AND THE POLLUTION
 PREVENTION PLAN WILL BE REVIEWED AS PART OF THE
 ENGINEERING DEVELOPMENT APPROVAL AND BUILDING PERMIT
 APPLICATION PROCESSES. THE ENGINEERING DEVELOPMENT
 APPROVAL APPLICATION FORMS CAN BE DOWNLOADED AT HTTP://
 WPB.ORG/DEPARTMENTS/ENGINEERING-PUBLIC-WORKS/FORMS,-PER
 MITS-APPLICATIONS WITH THE ?AUTO CALC CONSTRUCTION
 ESTIMATE?. THE FOLLOWING COMMENTS MUST BE ADDRESSED
 PRIOR TO SITE PLAN APPROVAL.
  
 1. PLEASE SUBMIT ESTIMATES FOR THE PEAK POTABLE WATER
 DEMAND, SANITARY SEWER FLOW, AND SOLID WASTE COLLECTION
 YARDAGE. SHOW PROJECTED WATER/SEWER FLOW RATES FOR
 METER SIZING IN THE PLANS.
  
 2. A MAINTENANCE AGREEMENT WILL BE REQUIRED FOR THE
 NON?STANDARD ELEMENTS (TREES AND TREE GRATES; PAVERS,
 ETC.) PROPOSED WITHIN CITY RIGHT?OF?WAY.
  
 3. PLEASE PROVIDE AN AUTOTURN ANALYSIS DEMONSTRATING
 THE SOLID WASTE COLLECTION VEHICLE CAN ACCESS THE
 PROPOSED DUMPSTER/COMPACTOR LOCATIONS. THE TRASH
 DUMPSTER/COMPACTORS MUST LOCATED IN AREAS EASILY
 SERVICED BY THE CITY SANITATION EQUIPMENT AND MANPOWER
 PER SECTION 74?35(A)(5) OF THE CODE OF ORDINANCES.
  
 4. PLEASE PROVIDE AN AUTOTURN ANALYSIS SHOWING THE
 DELIVERY TRUCKS WILL BE ABLE TO UTILIZE THE SHOWING
 LOADING AREAS.
  
 5. DETAILS SHEETS WILL NEED TO UTILIZE STANDARD CITY OF
 WEST PALM BEACH DETAILS, WHICH MAY BE DOWNLOADED AT
 HTTP://WPB.ORG/DEPARTMENTS/ENGINEERING-PUBLIC-WORKS/FOR
 MS,-PERMITS-APPLICATIONS
  
 6. PRELIMINARY, UPDATED FEMA FLOOD INSURANCE MAPS ARE
 AVAILABLE AT HTTP://MAPS.CO.PALM-BEACH.FL.US/CWGIS/MYGE
 ONAV.HTML?APP=FLOODZONES. PLEASE REVIEW THE MAPS AND
 VERIFY THAT THE NEW MAPS WILL NOT IMPACT THE PROPOSED
 PROJECT.
  
 7. PLEASE SHOW THE SIGHT TRIANGLES ON THE GROUND FLOOR
 LANDSCAPING PLAN FOR THE INTERSECTIONS AND VEHICULAR
 EXITS. (SECTION 94?305E, CODE OF ORDINANCES)
  
 8. A TRAFFIC STUDY WILL BE REQUIRED FOR THIS PROJECT
 SHOWING HOW THE PROPOSED DEVELOPMENT WILL AFFECT THE
 TRAFFIC VOLUME AND SURROUNDING LOCAL ROADWAYS. INCLUDE
 TRAFFIC ACCIDENT DATA FOR AFFECTED STREET CORRIDORS.
 ESTIMATE INCREASED OR DECREASED POTENTIAL. SAFETY
 IMPROVEMENTS SHALL BE RECOMMENDED WHERE NECESSARY.
 PLEASE SCHEDULE A MEETING WITH THE CITY TRAFFIC
 ENGINEER (UYEN DANG) TO DETERMINE THE SCOPE OF THE
 REQUIRED STUDY.
  
 9. PLEASE REVISE THE LANDSCAPE PLAN TO SHOW LOCATIONS
 OF ALL WATER METERS, VALVES, CLEAN?OUTS, LIGHT POLES,
 ETC. ROOT BARRIERS MAY BE REQUIRED WHERE PLANTINGS ARE
 NEAR UNDERGROUND STORMWATER, SANITARY, OR POTABLE WATER
 LINES.
  
 10. THE AVAILABLE WATER PRESSURE IN THIS PORTION OF THE
 CITY MAY NOT BE ACCEPTABLE AT ELEVATIONS HIGHER THAN
 THE 2ND FLOOR. WE RECOMMEND A LONG?TERM PRESSURE STUDY
 BE PERFORMED PRIOR TO FINALIZATION OF THE UTILITY
 DESIGN.
  
 11. PLEASE COORDINATE WITH THE CITY PUBLIC UTILITIES
 ENGINEER (LAURA LE) FOR THE PROPOSED UTILITY TIE IN
 LOCATIONS. THE AGE AND CONDITION OF THE EXISTING PIPES
 MAY NOT BE ADEQUATE FOR THE PROPOSED CONNECTIONS.
  
 12. PLEASE SHOW THE LOCATIONS OF ROOF DRAINS AND
 INDICATE WHERE THE DISCHARGE WILL BE DIRECTED. RUNOFF
 VELOCITY AND VOLUME SHOULD NOT EXCEED EXISTING
 CONDITIONS.
  
 13. INDICATE MILLING AND RESURFACING LIMITS AROUND
 TRENCH CUTS ON CITY STREETS. INCLUDE LEGEND WITH
 DESCRIPTION FOR THE MILLING AND RESURFACING SHAPE.
  
 14. DIFFICULT TO READ PLANS MUST SUBMIT 24X36 PLAN SET.
  
 15. PLEASE, REVIEW THE MARKED UP PLANS PROVIDED BY
 MANUEL GONZALEZ AND SUBMITTED TO CONSULTANT AT AUGUST
 22, 2017 MEETING.
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO
 ISSUANCE OF CONSTRUCTION AUTHORIZATION INCLUDING
 BUILDING PERMITS AND ENGINEERING DEVELOPMENT APPROVAL.
  
 1. SOLID WASTE YARDAGE WILL NEED TO BE VERIFIED AS PART
 OF THE FINAL DESIGN TO VERIFY THAT THE DESIGN INCLUDES
 APPROPRIATE NUMBER AND SIZE OF TRASH BINS.
