 - PROVIDE ACCIDENT DATA PER CITY CODE SECTION
 94-311(D)(3)I TO DETERMINE HAZARDOUS INTERSECTIONS.
 - USE PEAK SEASON CONVERSION FACTOR (PSCF) INSTEAD OF
 SEASONAL FACTOR (SF) TO ADJUST TRAFFIC VOLUMES FOR PEAK
 SEASONS.
 - INCLUDE ALL PREVIOUSLY APPROVED BUT INCOMPLETE
 DEVELOPMENTS IN THE DEVELOPMENT OF FUTURE BACKGROUND
 TRAFFIC.
 - IN THE INTERSECTION ANALYSIS, INCLUDE EXISTING AND
 FUTURE BACKGROUND TRAFFIC AT THE DRIVEWAYS ON WEST
 RAILROAD AVENUE.
 - PROVIDE DAILY TRIP GENERATION ESTIMATES.
 - CLARIFY AND PROVIDE AN EXHIBIT TO ILLUSTRATE HOW THE
 TRIPS ARE ASSIGNED TO THE ROADWAY NETWORK. SOME OF THE
 TRIP ASSIGNMENT DOES NOT APPEAR TO BE CONSISTENT WITH
 THE TRIP DISTRIBUTION. FOR EXAMPLE, 30% OF THE TRIPS
 ARE DISTRIBUTED TO THE NORTH, BUT LESS THAN 10% OF THE
 TRIPS ARE USING ROSEMARY AVENUE NORTH, AND NO TRIPS ARE
 USING WEST RAILROAD AVENUE NORTH.
 - REVISE THE TRIP ASSIGNMENT TO REFLECT THE LATEST SITE
 PLAN. ACCORDING TO THE SITE PLAN, THE ALOFT HOTEL
 DRIVEWAY ON 3RD STREET IS FOR SERVICE VEHICLE ONLY, BUT
 QUITE A FEW TRIPS ARE SHOWN TO ACCESS THE SITE THROUGH
 THIS DRIVEWAY.
 - WITH THE PROPOSED DEVELOPMENT, THE 95TH PERCENTILE
 QUEUE IN THE EB APPROACH AT QUADRILLE BLVD/3RD STREET
 IS FORECAST TO INCREASE FROM APPROXIMATELY 370 FEET TO
 APPROXIMATELY 580 FEET DURING WEEKDAY AM PEAK HOUR.
 THIS IS EXPECTED TO SPILL BACK TO THE ROSEMARY
 AVENUE/3RD STREET INTERSECTION. PLEASE PROPOSE
 MITIGATION MEASURES AT QUADRILLE BLVD/3RD STREET. IT
 APPEARS TO BE SUFFICIENT EXISTING PAVEMENT TO PROVIDE
 AN EB LEFT-TURN LANE AT QUADRILLE BLVD/3RD STREET WITH
 RESTRIPING AND SIGNAL HEAD MODIFICATIONS.
 - THE CITY HAS NOT COMPLETED A DETAILED REVIEW OF THE
 ANALYSES DUE TO INCOMPLETE INFORMATION AND PEAK SEASON
 TRAFFIC VOLUMES. ADDITIONAL COMMENTS MAY BE PROVIDED
 WHEN WE RECEIVE THE REVISED TRAFFIC STUDY.
 - INCLUDE IN THE APPENDIX SIGNAL TIMING SHEETS AT THE
 STUDY INTERSECTIONS.

 - THE GROUND FLOOR HAS 26 OFF-STREET PARKING SPACES BUT
 IS LABELED AS 25 SPACES. PLEASE REVISE.
 - CLARIFY HOW MANY BICYCLE PARKING SPACES ARE PROVIDED
 WITH THE 3 BIKE RACKS SHOWN ON THE SITE PLAN. PER CITY
 CODE SECTION 94-485(Q)(1), A MINIMUM OF 4 BICYCLE
 PARKING SPACES ARE REQUIRED WITH 63 REQUIRED AUTOMOBILE
 PARKING SPACES.
 - ALIGN THE CURB RAMPS CROSSING 4TH STREET NEAR
 ROSEMARY AVENUE WITH THE SIDEWALK. CONSIDER PROVIDING
 DECORATIVE CROSSWALK TO MATCH THE CROSSWALK ON 4TH
 STREET.
 - ADJUST THE LOCATION OF THE PARALLEL PARKING. THE
