 COMMENTS:
  
 1. THIS REVIEW IS A CURSORY REVIEW AS IT RELATES TO THE
 SITE. IT IS NOT A REVIEW FOR FULL COMPLIANCE WITH
 FLORIDA BUILDING CODE. THE FOLLOWING COMMENTS ARE TO BE
 ADDRESSED FOR PERMITTING.
  
 2. SHEET A-1.-00 STATES THAT T3 ACCESSIBLE PARKING
 SPACES WILL BE PROVIDED. HOWEVER, THE ONLY ACCESSIBLE
 PARKING SPACES SHOWN ON THE PLANS IS ONE ON SHEET
 A-2.00, GROUND FLOOR PLAN. THE MINIMUM NUMBER OF
 ACCESSIBLE PARKING SPACES PROVIDED SHALL BE IN
 ACCORDANCE WITH SECTION 208.2 OF FLORIDA ACCESSIBILITY
 CODE.
  
 3. WHEN THE REQUIRED ACCESSIBLE PARKING SPACES ARE
 SHOWN, PER SECTION 208.3 OF FLORIDA ACCESSIBILITY CODE,
 ACCESSIBLE PARKING SPACES ARE TO BE LOCATED ON THE
 SHORTEST POSSIBLE ROUTE OF TRAVEL FROM ADJACENT PARKING
 TO AN ACCESSIBLE ENTRANCE FOR EACH BUILDING. THE DESIGN
 OF ACCESSIBLE PARKING SPACES SHALL COMPLY WITH SECTION
 502 OF FLORIDA ACCESSIBILITY CODE
  
 4. WHEN THE REQUIRED ACCESSIBLE PARKING SPACES ARE
 SHOWN, ACCESSIBLE PARKING SPACE ACCESS AISLES SHALL BE
 LOCATED SO THAT THE USER IS NOT COMPELLED TO WALK OR
 WHEEL BEHIND ANOTHER PARKED VEHICLE OR IN THE TRAVEL
 LANE. THE ACCESS AISLES SHALL ALSO COMPLY WITH THE
 OTHER PROVISIONS OF SECTION OF 502.3 OF FLORIDA
 ACCESSIBILITY CODE.
  
 5. WHEN SUBMITTED FOR BUILDING PERMIT, THE PLANS SHALL
 SHOW THAT THE TYPE OF CONSTRUCTION FOR THE BUILDINGS
 WILL BE IN ACCORDANCE WITH THE HEIGHT, AREA AND
 OCCUPANCY LIMITATIONS IN CHAPTER 5 OF THE FLORIDA
 BUILDING CODE
  
 6. WHEN SUBMITTED FOR BUILDING PERMIT, COMPLIANCE WITH
 ALL BUILDING SEPARATION, PERCENTAGE OF OPENINGS AND
 OPENING PROTECTIVE REQUIREMENTS OF CHAPTERS 6 AND 7 OF
 THE FLORIDA BUILDING CODE SHALL BE VERIFIED.
  
 7. ENCLOSED PARKING GARAGES. IF THE PARKING GARAGE DOES
 NOT HAVE WALL OPENINGS, OR SUFFICIENT WALL OPENINGS TO
 MEET THE DEFINITION OF AN OPEN PARKING GARAGE, IT WILL
 BE CONSIDERED AN ENCLOSED PARKING GARAGE AND MUST HAVE
 EXHAUST SYSTEMS. THE EXHAUST SYSTEMS SHALL BE DESIGNED
 TO MINIMIZE NOISE LEVELS USING INLINE FAN SILENCERS OR
 OTHER APPROVED METHODS.
  
 8. SEPARATE PERMITS REQUIRED. ALL APPLICABLE PERMITS
 AND SUB-PERMITS MUST BE OBTAINED BEFORE COMMENCING THE
 WORK. SEPARATE PERMITS, PLANS AND FEES, ARE REQUIRED
 FOR SIGNS, SWIMMING POOLS AND SPAS, GAS SYSTEMS,
 GENERATORS, FIRE ALARM SYSTEMS, FIRE SPRINKLER AND
 OTHER FIRE SUPPRESSION SYSTEMS, GREASE INTERCEPTORS,
 SITE LIGHTING, SITE LANDSCAPE, SITE IRRIGATION, ETC.
  
 9. EACH SEPARATE BUILDING SHALL HAVE A SEPARATE

 COMPREHENSIVE PLAN AND ZLRDRS. A CODE AMENDMENT WILL BE
 NECESSARY TO ALLOW A 7-STORY BUILDING ON THE SITE.
 - ICD-5 HAS A MAXIMUM HEIGHT OF 5-STORIES. PROPOSED
 BUILDING EXCEED HEIGHT PERMITTED.
 2. A PORTE COCHERE IS NOT PERMITTED ALONG A SECONDARY
 STREET SUCH AS RAILROAD AVENUE WITHIN ICD .
 3. SIDEWALK AROUND THE ENTIRE PROJECT IS RECOMMENDED TO
 BE AT LEAST 12 FEET.
 4. FURTHER DISCUSSION IS NECESSARY TO DETERMINE THE
 DESIRABLE SECTION FOR THE PROPOSED 4TH STREET. STAFF
 RECOMMENDS 11? TRAVEL LANES, AND 8? ON-STREET PARKING
 (COUNTING THE GUTTER).
 5. PLEASE INDICATE THE ALIGNMENT OF THE PROPOSED 4TH
 STREET IN RELATION TO THE EXISTING 4TH STREET WEST OF
 ROSEMARY AVENUE.
 6. PRIVATE OPEN SPACE DOES NOT PROVIDE MINIMUM AMOUNT
 REQUIRED BY CURRENT CODE.
 7. STREET TREES SHALL BE PLANTED ALONG 3RD STREET ON
 TREE GRATES ADJACENT TO THE CURB (30? SEPARATION).
 8. PLEASE PROVIDE INFORMATION TO CONFIRM COMPLIANCE
 WITH THE BLANK WALL REGULATION.
 9. TREE GRATES SHALL BE 4? BY 4?.
 10. PLEASE INDICATE THE PARKING RAMP PROPOSED SLOPE

 15. SURVEY SHALL INCLUDE MEASUREMENTS OF THE EXISTING
 SIDEWALKS, AND ROW INCLUDING SIDEWALK ACROSS THE STREET
 UP TO THE FACE OF BUILDINGS.
 16. PLEASE ADJUST THE SITE SQUARE FOOTAGE TO REFLECT
 THE SURVEY INFORMATION (1.18 AC= 51,401 SF= MAX DEV
 CAPACITY OF 141,352 SF)
 17. THE SITE PLAN DRAWING SHALL INCLUDE THE ADJACENT
 BUILDINGS AND STREET, INCLUDING THE BUILDINGS ACROSS
 THE STREET , AND SHOW THE PROJECT INSERTED IN THE
 CONTEXT.
 18. PLEASE PROVIDE ELECTRONIC DRAWINGS (DXF OR CADD) TO
 ALLOW THE MEASUREMENT OF THE FAR AREA INDICATED IN
 SHEET A0.06.
 19. PLEASE INCLUDE PROPERTY LINES AND SETBACK LINES IN
 ALL FLOOR PLANS AND ELEVATIONS.
 20. COLORED ELEVATIONS (ALL FACADES) SHALL INCLUDE CALL
 OUT MATERIALS AND REFERENCE PICTURES OF PROPOSED
 MATERIALS (INDICATE SCALE). FACADES SHALL INCLUDE
