 1.) PROVIDE WRITTEN CONFIRMATION THAT THE PUBLIC
 UTILITIES DEPARTMENT HAS REVIEWED THE PROPOSAL FOR
 WATER, SEWAGE TREATMENT, STORM DRAINAGE AND GARBAGE
 COLLECTION SERVICES.
  
 2.) PROVIDE LETTERS FROM THE FOLLOWING PUBLIC UTILITIES
 CONFIRMING THAT THE PROPOSED PROJECT DOES NOT ENCROACH
 INTO THEIR EASEMENTS OR OTHERWISE INTERFERE WITH THE
 PROVISIONS OF THEIR SERVICES: AT&T, COMCAST, FPL AND
 FPU.
  
 3.) PROVIDE A LETTER FROM PALM BEACH COUNTY TRAFFIC
 DIVISION, CONFIRMING THAT THE PROPOSED PROJECT WILL
 HAVE NO TRAFFIC IMPACTS TO THE AREA.
  
  
 SITE PLAN COMMENTS:
  
 1.) PURSUANT TO SECTION 94-77(A)(3) OF THE ZONING AND
 LAND DEVELOPMENT REGULATIONS (ZLDR), THE MAXIMUM
 BUILDING HEIGHT SHALL BE THE GREATER OF 40 FT., OR 2
 FT. IN HEIGHT FOR EACH 1 FT. IN SETBACK FROM THE SIDE
 AND REAR LOT LINES. SETBACKS SHALL BE MEASURED FROM THE
 SHORTEST DIMENSION, RUNNING FROM THE PROPERTY LINE TO
 THE BUILDING LINE. THE CURRENT BUILDING SETBACKS FOR
 THE PROJECT DOES NOT SUPPORT ANY ADDITIONAL HEIGHT
 BEYOND 40 FT. (PROPOSED 64 FT.) IN THE MF32 ZONING
 DISTRICT; ADDITIONAL HEIGHT CANNOT BE ADDED TO THE
 BUILDING BEYOND THE 40 FT. BY SCALING THE BUILDING BACK
 WITH THE "TIERED CAKE EFFECT" BASED ON THE ZLDR
 DEFINITION FOR THE MEASUREMENT OF SETBACKS. [ZLDR

 2.) THE PROPOSED FENCE AROUND THE POOL AREA (POOL
 BARRIER) SHALL BE A MINIMUM OF 4 FT. THE PLANS INDICATE
 THAT THE FENCE IS ONLY 3.5 FT. IN HEIGHT, WHICH IS
 INSUFFICIENT FOR A POOL BARRIER. [ZLDR

 3.) RELOCATE THE SWIMMING POOL AWAY FROM THE FRONTAGE
 OF FLAGLER DRIVE. ALTHOUGH THE PROPERTY IS CONSIDERED A
 DOUBLE FRONTAGE LOT, FLAGLER DRIVE IS NOT THE
 PREDOMINANT LOCATION FOR EXISTING SWIMMING POOLS ON A
 DOUBLE FRONTAGE LOT IN THE AREA. PLEASE RELOCATE THE
 SWIMMING POOL TO EITHER THE SIDE OR CLOSER TO
 WASHINGTON ROAD. [ZLDR S.94-304(D)(2)(1)(E.)]
  
 4.) THE PROPOSED ROLL OUT DUMPSTERS MUST BE APPROVED BY
 THE PUBLIC WORKS/SANITATION DEPARTMENT. MORE
 INFORMATION IS NEEDED TO WHERE THE DUMPSTERS WILL BE
 PLACED FOR TRASH PICK-UP. ALSO, THE DIMENSIONS FOR THE
 DUMPSTER ENCLOSURE SHALL BE REVIEWED AND APPROVED BY
 THE PUBLIC WORKS/SANITATION DEPARTMENT FOR THE ROLL-OUT
 DUMPSTERS.
  
 5.) HOW HIGH IS THE EXISTING CONCRETE WALL ON THE SOUTH
 SIDE OF THE ADJACENT PROPERTY?
  
 6.) PLEASE IDENTIFY THE LOCATION OF THE A/C UNITS
 AND/OR ANY OTHER MECHANICAL EQUIPMENT FOR THE PROJECT.
 MECHANICAL EQUIPMENT CANNOT PROJECT MORE THAN 4 FT.
 INTO A SETBACK/CANNOT BE VISIBLE FROM THE ROOFTOP OF
 THE PROPOSED BUILDING. ALL GROUND FLOOR MECHANICAL
 EQUIPMENT SHALL BE SCREENED FROM VIEW WITH VEGETATION.

 7.) WILL THERE BE ANY EXTERIOR LIGHTING TO THE
 PROPERTY? IF SO, PLEASE PROVIDE A PHOTOMETRIC PLAN
 SHOWING THE PLACEMENT OF LIGHT FIXTURES AND LIGHT
 SPILLOVER TO ADJACENT PROPERTIES. ALSO ENSURE THAT
 THERE IS NO CONFLICT WITH THE PLACEMENT OF THE FIXTURES
 WITH EXISTING UTILITIES AND PROPOSED LANDSCAPING. [ZLDR

 8.) PROVIDE AN ADEQUATE VEHICULAR TURN-AROUND FOR THE
 PARKING AREA ON THE WEST SIDE OF THE PROPERTY.
  
 9.) THE PROJECT PROPOSES SIX (6) TANDEM PARKING SPACES.
 MORE INFORMATION IS NEEDED ON HOW THE PARKING WILL
 FUNCTION FOR THE INDIVIDUAL PROPERTY OWNERS (I.E. ARE
 THE PARKING SPACES DESIGNATED? HOW WILL THE TANDEM
 PARKING SPACES FUNCTION EFFICIENTLY? ETC.)
  
 10.) SITE DATA TABULAR: APPLICATION NUMBER: FSPR 16-03
  
  
 LANDSCAPE COMMENTS:
  
 1.) A 5 FT. WIDE LANDSCAPE BUFFER ALONG THE ENTIRE
 NORTH PROPERTY LINE IS REQUIRED. A VARIANCE WILL BE
 NECESSARY IF THIS REQUIREMENT CANNOT BE MET. [ZLDR

 2.) A 5 FT. WIDE LANDSCAPE BUFFER ALONG THE ENTIRE
 SOUTH PROPERTY LINE IS REQUIRED. A VARIANCE WILL BE
 NECESSARY IF THIS REQUIREMENT CANNOT BE MET. [ZLDR

 SUGGESTED SITE IMPROVEMENTS:
  
 1.) CONSIDER RECONFIGURING THE SITE AND DESIGN OF THE
 PROJECT TO ACCOMMODATE THE NINE (9) UNITS AT THE
 MAXIMUM ALLOWABLE HEIGHT OF 40 FT.
  
 2.) CONSIDER A ROOF TOP SWIMMING POOL FOR THE PROPOSED
 PROJECT. THIS MAY PROVIDE GREATER FLEXIBILITY WITH THE
 SITE DESIGN OF THE PROJECT.
  
 3.) CONSIDER PROVIDING LESS GLAZING/TRANSPARENCY TO THE
 ELEVATION FACING THE SINGLE-FAMILY RESIDENCES TO THE
 NORTH.
  
  
 INSTRUCTIONS FOR RESUBMITTAL:
  
 * PLEASE PROVIDE RESPONSES TO REVIEW COMMENTS IN
 WRITTEN FORMAT.
  
 * WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF TEN
 (10) PAPER COPIES, ONE (1) REDUCED COPY IN 8.5 INCHES X
 11 INCHES AND ONE (1) SET IN 11 INCHES X 17 INCHES, AND
 AN ELECTRONIC COPY OF ALL PLANS. PLEASE NOTE THAT
 CHANGES ON THE RESUBMITTED PLANS MAY RESULT IN
 ADDITIONAL COMMENTS.
  
 * PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ASSESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20 PERCENT OF THE ORIGINAL APPLICATION FEE
